Whatever adventure you are looking for, North Devon has it all. For younger children, you will find Combe Martin Wildlife & Dinosaur Park and Exmoor Zoo within very close proximity to the Farmhouse, as well as Theme Parks such as The Big Sheep, The Milkyway Adventure Park, and Watermouth Castle. Longlands Devon is located just 20 minutes from Woolacombe Beach, voted the Best Beach in Britain, and 10 minutes from Combe Martin Beach. Illfracombe Harbour and Lynton & Lynmouth are located only 15 minutes from Longlands Devon and are both wonderful places to visit. LAKEVIEW FARMHOUSE PRIVATE GARDENS There are 2 private gardens which Lakeview Farmhouse has exclusive access to, a cottage garden to the side, and a totally secluded, generously sized lawn garden to the rear. The lawn garden overlooks the lake and has enviable views down the valley, towards the sea and is the perfect spot for watching the sun set over Combe Martin, or stargazing into the night sky admiring the Milky Way. You will find comfortable rattan furniture (seating 20) which also has dining capabilities should you choose to dine Alfresco in this truly beautiful setting, as well as two luxury sun loungers. Also located within the lawn garden is a Kadai fire bowl for use as a fire pit, as well as a professional BBQ Grill set. BBQ utensils provided, excluding coal. LONGLANDS RESORT The Longlands Devon Holiday Resort can sleep up to 50 Guests in total (Farmhouse = 20 Guests + 5 x Treehouses, each sleeping 6 Guests). The 17 acre resort consists of beautifully landscaped grounds which include a lake for wild swimming and rowing, a woodland with streamside walks, a cedar wood hot tub for hire positioned on its own private deck overlooking the lake and an amenity field for lawn games. LAKESIDE BBQ / FIREPIT The Farmhouse has it's own private BBQ / Firepit in the lawn garden which is free to use, however the Lakeside BBQ / Firepit can also be booked as a chargeable experience. Nestled by our shimmering lake and surrounded by rustic picnic benches, this epic setup is perfect for large groups. LAWN GAMES We have a number of outdoor games. There is a football goal on the football field and a basketball and netball hoop, plus table tennis. CEDAR WOOD HOT TUB Immerse yourself in the warm waters of the 6 persons resort hot tub and enjoy the spectacular views over the lake, through the valley and down to the sea and the setting sun. The hot tub is situated on its own terrace, in the bank above the lake. It also has its own changing room and outdoor shower. As the hot tub is not a jacuzzi, the bubbles to enjoy are those in your sparkling wine. The warm water of our hot tub is calm, clear and quiet. Just perfect for relaxing and unwinding. The Resort Hot Tub is for all guests in the resort to enjoy and can fit up to 6 people. Resort Hot Tub Experience sessions are charged at £50 per hour. INSIDE THE FARMHOUSE The striking focal point within the Farmhouse is the double-sided fireplace, crafted from natural stone and complemented with the rustic elegance of oak. This architectural centrepiece radiates warmth and charm, seamlessly connecting living spaces with its dual-sided design. The fireplace is both a functional masterpiece and a remarkable design feature. Inside the cosy snug you will find a 55" OLED Smart TV with access to the internet, Netflix and Spotify. HDMI cable also supplied. The open plan, farmhouse style chef's kitchen is the perfect space for entertaining. It is fully equipped with a Bertazzoni Professional Series 120cm induction top + griddle, electric double oven Range Cooker, 2 x Bosch silent dishwashers, an integrated NEF microwave, an American Fridge Freezer which dispenses both ice and filtered water, Tassimo coffee machine (capsules supplied), as well as instant coffee, teabags and sugar. Cooking utensils, pots, pans, crockery, cutlery and glassware are provided, as well as essentials such as salt, pepper, ketchup, olive oil, balsamic vinegar, washing up liquid, dishwasher tablets, bin bags, kitchen roll, rubber gloves, dishcloths, baking paper, tin foil, oven gloves and tea towels. The island bar within the kitchen seats 3 and the Dining Room seats 20 around a rustic oak dining table with comfortable padded oak chairs. For those looking to unwind and soak up the breath-taking views of Devon’s rolling hills, where nature’s beauty unfolds right before you, you will find comfortable armchairs and sofas in the light filled sun room, designed for ultimate relaxation. Also on the Ground floor are 2 bedrooms (bedroom 1 and bedroom 2), ideal for those with mobility issues who are unable to access a further 4 bedrooms on the first floor (bedrooms 3 – 6). Internet wi-fi available throughout with an average speed of 45MBPS. The Longlands Devon Holiday Resort can sleep up to 50 Guests in total (Farmhouse = 20 Guests + 5 x Safari Lodges, each sleeping 6 Guests). SAFARI LODGES (SLEEPS 6) Should your Group be larger than 20, also available within the private Longlands Estate are 5 x Safari Lodges, each sleeping 6 Guests. Enquire with the host for prices and availability. The large deck area at the front of the lodge has comfortable furniture (seating 6) so you can sit back and enjoy the amazing views down the valley towards the sea and watch the sun set during the day. There is an even better view from the fire pit / BBQ platform. Each lodge has its own private BBQ area above the lodge. There you will find a Kadai fire bowl for use as a fire pit or for BBQing and a picnic bench and table (seats 6) from which to enjoy the view. BBQ utensils provided, but not coals. Inside the lodge and at its heart is the wood burning stove. This will keep the lodge warm in colder weather, as well as provide a means of cooking, either on top as a hob or in its spacious oven compartment (there's even a slot for warming your plates). The kitchen is fully equipped with a 6 seater dining table, cooking utensils, pots, pans, crockery, cutlery and glassware. There is also a sink and small cool box with ice bricks. Large fridge & freezer is located in the Communal Barn. Snuggle into a warm bed and under a thick duvet as this is glamorous camping after all. Be lulled to sleep by the babble of the stream, the wind in the trees, or the patter of rain on the canvas roof. Hear the owls calling to each other. Breathe in that fresh air and sleep soundly. Sweet dreams. Each lodge has a King Bedroom, a Twin Bedroom and a Double Cabin Bed (adult size), sleeping up to six people. Also provided are hot water bottles and extra blankets to ensure you are warm whatever the weather. Each lodge has its own en-suite shower room and separate en-suite wash room with flushing loo and basin. Hot water for the shower, sink and basin is provided by a wood burning boiler, that also ensures the shower room is warm and cosy. We provide all the bath linen you should need, plus a gorgeous range of natural aromatherapy bathroom products, including shampoo, conditioner, shower gel and hand wash. Also provided are basic essentials such as loo paper and hand towels. In the lodge lounge you will find a three seater leather vintage chesterfield sofa where you can enjoy a game of Monopoly, Scrabble or Uno. The blanket box is filled with our favourite board games which you can enjoy whilst you bask in the warmth of the wood burner. Other things to note In terms of check in, the hosts will be on site to handover the keys and answer any questions you may have on arrival. Check in = 4pm - 7pm Check out = 10am In terms of check out, there is no formal process, you simply exit the Farmhouse leaving it open. Cleaners will enter the Farmhouse at 10am to start cleaning. Please note, due to the outstanding location of the Farmhouse in the North Devon Area of Outstanding Natural Beauty, surrounded by wildlife, we ask that guests who book with us respect the peaceful nature of this location. The Farmhouse is not a party house and activities such as live musicians, DJs, karaoke etc which cause a noise disturbance are not permitted. Music is not permitted in the wider 17 acre resort / shared guest spaces.
