The space You will be closed to everything when you stay at this centrally located place. It is connected to SM North EDSA - the 3rd largest mall in Asia and located next to a major transportation hub as well as a hotspot for exciting attractions. It has amazing amenities such as pools and gyms that can be used in pay per use basis. It is also a very short-drive or 20-30 mins walk to Solaire Resort and Casino, Trinoma Mall and government offices. Our place is best for getaway without leaving Metro Manila. It is one of the most affordable in this prime area. Our space is a minimalist premium 1-BR with Balcony in 36th floor in Tower 4 with unobstructed city view skyline of Makati, BGC, Mandaluyong, Pasig, Pasay and Quezon City. On clear skies, you can even see the Manila Bay and Mountains. Grass Residences has amazing amenities such as pools that can be used in pay per use basis including paid parking. When you book and stay in my place you are helping one person (family) to be employed/earn income (hopefully more in the future) and 10% of your rent goes supporting a church as “tithes”/donations so you can enjoy a luxurious place without compromising your budget at the same time being generous and charitable. Guest access You have access to the entire unit complete with your basic needs, just bring your clothes and enjoy the companion of your loved ones. Access to amenities such as pools and gyms are allowed in pay per use basis (150 pesos per head, per use). Other things to note Please take note of the following: 1. As a condo owner which units are listed in Airbnb, the Grass Residences administration requires us to register ALL guests BEFORE they arrive in the property for security purposes. They need a copy of any GOV'T PHOTO ID of EACH guest so we can obtain a document called "VISITOR AUTHORIZATION FORM" (VAF). If you are unable to provide this ID to us, please DO NOT BOOK because we are unable to accommodate you as much as we love to. 2. There is PAID parking inside the condo complex in Tower 4 and Tower 5 for car and motorcycle. We DO NOT provide parking space. You may ask the security guard upon entering the complex to direct you to PAID parking spaces in Tower 4 and Tower 5. 3. To access amenities (swimming pool, gym, basketball court, etc.) there is an administration fee to Grass Residences. The fee is 150 per person, per use/wrist band. The guest will have to go to Grass Residences administration's office in Tower 5 to pay for the wrist band in the amount of 150, cash only. This office is open Monday to Friday until 5pm, HALF-DAY on Saturday (12NN) and CLOSED on Sunday. If you need help to secure a wrist band, please let us know BEFORE your check-in. 4. Laundromat (washer and dryer) is located in the building - PAY PER USE. 5. Self-check-in is 4:00 PM onwards. Self-check-out is BEFORE 12:00 NN. Our daily rate is one of the lowest in this area, so we ask to consider honoring the check-in and check-out times please. 6. Maximum of 4 guests only per condo unit is recommended. Govt photo ID for each guest is REQUIRED. Only listed guests will have access in the condo/property, security will reprimand violators. Please do not book if you cannot provide an ID of each guest. Grass residences is very strict when it comes to implementation of these rules. 7. No unauthorized party, no smoking, no illegal activities and no unregistered guests please. There are security cameras outside the door/condo entrance and in common places of the condominium (ex. lobby, elevator and corridor) to monitor the coming and going of guests/residents.
