The single-level layout includes a cosy lounge perfect for relaxing, a newly refurbished kitchen with modern appliances, and a bright conservatory, with dining table The space The home comfortably sleeps up to 6 guests across a double bedroom with an en-suite, a twin bedroom (which can be made into a king-sized bed on request), and a double sofa bed in the lounge. For your convenience, the home is equipped with a dishwasher and washer/dryer, and for our younger guests, a selection of children's books and toys are available. A Nespresso coffee machine is also provided to help you start your day. Enjoy the sunshine in two distinct outdoor areas: a quiet front courtyard and a lovely, fully fenced landscaped rear garden. The garden features a newly installed deck with patio furniture, perfect for unwinding. Please note the rear garden is only accessible via steps. Accessible Features We've seamlessly integrated features to make the home more accessible, including: * Single-level living and sleeping space with no ridges over 3cm. * Accessible-friendly bathrooms with a fold-down seat in each shower and a grab rail in the main bathroom. * A pull-down hanging rail in the master bedroom wardrobe for ease of use. * Please be aware that all doors are of standard width. Guest Access The entire home, garden, and private driveway with space for two cars are exclusively yours for the duration of your stay. You will not be sharing any spaces. The Neighbourhood Situated just off the main village road, you'll enjoy plenty of peace and quiet while still being close to Otterton's charming shops and cafes. The property is perfectly positioned for exploring the stunning nearby beaches of Budleigh, Sidmouth, and Exmouth, offering wonderful opportunities for beach access. Getting Around This location is ideal for walkers and cyclists eager to explore the magnificent Devon countryside. With parking for two cars on the level driveway, it's also a great base for driving to nearby coastal towns and attractions. Guest access The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else. Other things to note House Rules To ensure a pleasant stay for everyone, we ask that you observe the following rules: * Up to 2 well-behaved dogs are welcome for an additional fee of £30 per stay. * Please keep dogs off the furniture (unless you bring your own covers) and out of the bedrooms. * Kindly clean up, bag, and dispose of all dog waste. * If using a disposable BBQ, please do so only in the front courtyard area to prevent damage to the rear decking. Important Information Please read the following details to ensure our home is the right fit for your trip: * Starter Supplies:- We provide small hand soaps, shower gels, a couple of toilet rolls per bathroom, and basic kitchen items (washing liquid, dishwasher tablets, oil, salt, pepper, tea, milk, and a few coffee pods). These are not replenished during your stay. * Sleeping Arrangements:- The sofa bed and travel cot (if requested) will not be set up on arrival. Please bring your own bedding for the travel cot. * Check-in/Out:- Early check-in or late check-out may be possible for an additional £20 fee. Please message us in advance to check availability. * Utilities:- Please do not turn off the radiators or oven at the wall switch. * Outdoor Areas:- You are welcome to enjoy the outdoor seating. We kindly ask that you leave these areas tidy for the next guests. * Call-Outs & Lockouts:- A £50 charge will apply for call-outs due to guest fault (e.g., unplugging the Wi-Fi router). A £25 charge will apply if we need to provide access due to a lockout. * Keys:- A £100 charge will be incurred if keys are not left in the key safe upon departure, as this requires an emergency lock change. * Stay Extensions:- If you wish to extend your stay, please let us know as soon as possible. We require at least 24 hours' notice for our cleaning team.
