The Old Cowshed is centrally located for all the local attractions and is less than a ten-minute walk from the Parish of Prendergast on the outskirts of Haverfordwest. There you will find a good range of local amenities from a quality butcher, laundrette, garage, great traditional fish and chip shop, Chinese takeaway, hairdressers, florist, convenience store and newsagents, a local pub, the main general hospital and playing fields with play park. The main door opening width is 1m more than able to receive wheelchairs comfortably. Secondary access to the side of the property directly from the driveway is via a bi-folding door opening into the open plan kitchen/dining room, full opening width 3m. Please note there’s a step up to the door of 100mm (ramps can be fitted upon request prior to arrival) • Both entrances are fitted with manually operated external lights Inside The main accommodation in the Old Cowshed is on the ground floor which is level and tiled throughout thus making it suitable for people who suffer with mobility issues Recently renovated the building complies with all current building regulations, therefore it’s highly insulated and double glazed making it warm and snug in the Winter months but also cool and comfortable during the balmy Summer months You can sleep well with the knowledge that the cottage has a hard wired heat detector in the kitchen and smoke alarms on each level along with a fully integrated sprinkler system The living room, kitchen, dining room ceilings are all vaulted creating a very spacious living area. The landing forms a gallery looking down over the living room and offers a comfortable reading area with 2 armchairs a side table and lamp. The log burner is located in the living room and creates a lovely warm, relaxing ambience after a long day exploring our beautiful county First floor and staircase are carpeted thus reduce noise to the rooms below Both bedrooms and the living room are equipped with smart TV’s and have full access to Netflix, the living room TV is 43” 4K all have remote controls The property is well lit with various forms of lighting from ceiling lights, uplighters and table lamps enabling you to create the right lighting for your particular needs and mood There is a bedroom on each floor, each bedroom offers ample space for a travel cot. Ground floor bedroom consists of two adult sized single beds and first floor ensuite bedroom consists of a large king size bed The main feature of the kitchen/dining area is the large French oak dining table, bench and chairs which can seat 8 people comfortably. The kitchen worktop is standard height 900mm and there are plenty of units for storage. Among the units there’s an electric oven and extractor fan with 5 burner gas hob, a fully integrated slim line dishwasher and draw style fridge /freezer, microwave, cordless kettle, toaster and washing machine/tumble dryer. The oil combination boiler is located discretely in a cupboard which provides constant hot water and thermostatically controlled heating Outside The garden area is totally enclosed but we would advise that children be supervised The garden consists of a graveled area leading to a paved patio and raised lawn area (approximately 150mm step up from patio) There is an external electric socket, garden tap and hosepipe A retractable washing line and pegs Cast iron ornamental patio table with Lazy Susan, parasol, 6 chairs complete with cushions and 2 sun loungers A fire pit and charcoal bbq is provided for guest use, logs and charcoal can be purchased on site The driveway has ample space to accommodate 3 cars with additional parking available to the front of the property if needed The hot tub is fully HSG282 compliant with holiday let regulations regarding hot tubs and boasts an additional air source heater for quicker heating times Eco friendly We have tried to make the property as eco friendly as possible by:- Installing an energy efficient boiler and thermostatically controlled radiators We only supply eco-friendly products such as shampoo, hand lotions and cleaning products All lighting is energy efficient LED bulbs All appliances in the property are A+++ rated Our welcome packs contain organic fresh products from our local market to support local suppliers We provide reusable shopping bags • We have installed water harvestor in order to use less water We provide a variety of recycling options
