This spacious contemporary home is the prefect Vermont retreat and can accommodate multiple families. Features include a large living room with cathedral ceilings and a stone fireplace, brand new hot tub, a pool table and an outdoor fire pit with plenty of lawn space. It is located just minutes from Blueberry lake and Warren Village, and a short drive to the rest of the Mad River Valley, making this an ideal location for hikers, bikers, skiers or anyone who loves to sit by a cozy fire. The space This is a 4 bedroom and 3.5 bathroom sunny open floor plan home. You will have access to the entire property, with the exception of a few locked storage closets and the shed. There are three security cameras on the property: A doorbell camera on the front door looking at the driveway, a camera on the side porch looking at the trash cans and lawn, one on the back of the house looking over the rear lawn portion towards the woods. Guest access Access to the entire home and property Other things to note This home is pet friendly, and pre-approval of pets is required in all instances. For approved pets, there is a $75 fee PER pet per stay. Brand new hot tub. This 4 bedroom, 3.5 bath home easily sleeps 12 and has plenty of room to kick back and relax or entertain. The kitchen opens to the dinning area with a half bath and a large slider that walks out onto the deck hot tub/grill area. There is a spacious first floor primary suite with bathroom and adjacent sitting room with a bonus pull out sofa if needed. The very large living room with cathedral ceiling, plenty of seating and stone fireplace is also found on the 1st floor. Upstairs you will find three large bedrooms, a loft area equipped with a pool table and desk/workspace, and two more full bathrooms. There are three security cameras on the property: A doorbell camera on the front door looking at the driveway, a camera on the side porch looking at the trash cans and lawn, one on the back of the house looking over the rear lawn portion towards the woods. Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises. Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature. RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons. THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the host or homeowner or listing company personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releases”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area. THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases or otherwise. WARNING: Use of or fireplace/wood stove insert carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releases or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT. THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds. **If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $50 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.** **If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time of such request.** Once booked over this medium you automatically agree to all terms and conditions stated above and the booking will act as your signature. Waivo™ Security Deposit Waiver If You have purchased a Waivo™ Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement. I. AGREEMENT A. On behalf of Mad River Valley Rental Management, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $1,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Waivo is hereby responsible for theft or damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $1,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II. EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or theft resulting from: 1. Acts of god 2. Prior damage, or normal wear and tear 3. Theft without a valid police report 4. Loss of use of the vacation rental property 5. Rodent, termite, bed bug, or other animal damage or infestation. 6. Damage to a motorized vehicle 7. Fine art or collectibles B. This Waiver will not pay for damage or theft of property owned by You. C. This Waiver will not pay for costs associated with debris removal or mechanical breakdown. III. CONDITIONS A. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. This Waiver is only effective for a one-time single continuous stay for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. C. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 3 days of Your departure from the vacation rental property. D. Waivo will not respond to damage or theft under $50 US dollars. E. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. A stain or spillage is considered damage. F. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
