Upon entering, you're welcomed into the main hallway, on the left is the dining room and on the right an inviting lounge, furnished with plush, comfortable sofas arranged around an electric fire, handy for cooler evenings. Soft throws and cushions invite you to sink in and unwind after a day of exploring the Devon countryside. The windows allow natural light to flood the room, illuminating the space and providing picturesque views of the property's surroundings. Next to the lounge is the heart of the home - the kitchen. Well-equipped, complete with modern appliances, and all the essentials needed to whip up delicious meals. There is also a separate dining room with furnished wooden chairs and a large wooden table, ideal for all your family meals. Upstairs there is a master bedroom, with a small single cot room adjoining it, ideal for a child, but not as suitable for those who require full privacy, as you do need to walk through the main bedroom to get in and out. Across the landing lies the separate twin bedroom. Completing the upper level is the family bathroom. The home is well maintained and has been decorated in a traditional nautical theme, well suited to the area. Outside is a great patio that gets the morning sun and has far-reaching views over the estuary and to Lympstone beyond. Guest access The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else. Additional Notes for pets:- 1 small dog is welcome. Please ensure they are kept off the leather sofa's and beds. Owners to ensure they clean up after them. Other things to note We strive to provide as much information as possible to ensure our listing is accurate. Please make sure you read the listing thoroughly before booking. Whilst we are on hand to assist with any issues during your stay, we are unable to make changes to anything within the home to suit individual needs. The property is to be taken as it is. If you need to get in touch, please do so through Airbnb messaging, or the support line provided in the guest manual. Early check-in and late check-out requests. We charge an additional £25 for any requests that are granted. Please message us through Airbnb messaging to see if we are able to accommodate your early check-in/late check-out request. The holiday home is equipped with hand soap, a couple of toilet rolls and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. Please bring any other consumables with you. If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours notice to our cleaners. You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover. If the management team are called out to resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the wifi, but you have unplugged the router. Please be aware we will have to charge £25 if you have locked yourself out and we need to attend to help you gain access. There is a £100 charge for failure to leave the keys in the key safe on departure.
