Welcome to The Elizabeth Suite, a stylish three-bedroom mews house just 100 metres from the River in Henley-on-Thames. The bright living and dining space is located upstairs in an upside-down layout, creating an airy, sociable feel. With three king bedrooms, two en-suite bathrooms, a fully equipped kitchen, indoor and outdoor dining, and private parking, it’s ideal for families or small groups. Please note, there is no air conditioning; but fans and opening windows provide sufficient cooling. The space Three Bedroom Mews House Complete with: • 3 king size beds/bedrooms • 1 en-suite in the master bedroom comprising toilet, walk in shower, bathroom sink. • 1 en-suite in 2nd bedroom with a comprising toilet, walk in shower, bathroom sink. • 1 small double fold out bed (suitable for one guest) • 2 bathrooms & 3 toilets • Upside-down layout with living and dining areas upstairs • 1 utility room next to the kitchen area • Free Wi-Fi • 8 seater table which can be used as workspace • Breakfast bar with seating for 3 people • U shaped sofa • First floor balcony • Front patio on the ground floor with outdoor dining table and chairs • 1 parking space for a normal sized car • Well-appointed kitchen with cutlery, plates, bowls, mugs for tea and coffee, glasses, pots & pans, chopping board and cooking essentials • Hair dryer • Iron and ironing board • Washer dryer & dishwasher • Initial supply of hand soap, shower gel and shampoo included • Initial bed linens and towels included • Initial supply of washing up liquid, salt, pepper, standard tea bags, coffee, milk sachets, toilet roll & kitchen roll included Guest access Guests have full and private access to the house, parking space, external ground floor dining area and balcony. Other things to note • This home is in a quiet residential neighbourhood, and has a strict policy against loud noise, music, or parties at any time. We kindly ask all guests to respect our neighbours and keep things peaceful throughout their stay. • This property is equipped with a combined noise & smoke detection sensor for your safety and peace of mind. How it works: The device can detect elevated noise levels and smoke (or fire) in shared spaces. No recordings: It does not record audio, video, or personal activity, it only alerts if noise or smoke reaches unsafe levels. When it might alert: Loud music, parties, prolonged noise or smoke is detected. Quiet hours: Please keep noise levels down between 9pm and 8am. • Early check-ins and late check-outs: Unfortunately, we cannot guarantee early check-ins or late check-outs in advance. However, for confirmed bookings, we offer discounted extensions (by adding an extra night before or after your stay) if you'd like to secure additional time. • Security cameras: Outdoor security cameras may be present for safety and monitoring purposes. • Rubbish/disposal policy: Excessive waste left at the property may incur an additional charge at checkout. Please be mindful of rubbish and ensure the property is left in good condition. • Please be conscious and respectful to the neighbours and local area - no loud music, parties or excessive noise is acceptable. • Terms & conditions: We advise all guests to review the Hosting Holidays Terms & Conditions available on our website. • Damage deposit: A refundable cautionary damage deposit is required before your stay. (Note: If you booked via Airbnb, this deposit does not apply) • Late check-outs: If you are not checked out by the scheduled time and this causes a delay to the cleaning team, a charge may be applied via your damage deposit, or where applicable through Airbnb’s reimbursement process. • Baggage storage: There are no baggage drop facilities available at this property, and we are unable to arrange early baggage drop-off prior to your arrival. • Bedding: All bedding provided is hypoallergenic. • Guest consumables: We provide an initial stock of essentials (e.g., toilet paper, soap, etc.). Please note that top-ups or refills are not included during your stay. • Mid-stay service: For stays longer than 14 nights, we offer a complimentary mid-stay clean and linen change. • Bookings: We are unable to share details of our Hosting Holidays (Henley-on-Thames) direct booking site via third-party platforms. • Payment for direct bookings: If you’ve booked directly through Hosting Holidays, 50% of your payment is due upfront. The remaining 50% will be collected 5 days before check-in. • Longer stays: If you require a stay longer than what is currently shown as available, please contact Hosting Holidays Henley-on-Thames directly. • Henley Regatta bookings: All stays during Henley Regatta are non-refundable. • Pets: If a pet is brought to the property without prior notice or authorisation, a charge will be applied.
