Two-bedroom cottage directly across from Wading River beach on Long Island's North Shore. Open-plan living with vaulted ceilings, modern kitchen with island seating, screened porch, and a loft bedroom with twin beds. Walk to the sand in under two minutes. Near Wildwood State Park, local farms, and North Fork wineries. Pet-friendly with fee. The space The main level opens into a single living, dining, and kitchen area under vaulted ceilings with exposed beams. A gas fireplace anchors the living room (currently non-operational). The kitchen has stainless steel appliances, granite countertops, and a four-seat island bar. The screened porch runs the width of the front of the house with direct sightlines to the beach and the Long Island Sound. Use it as a second living room from late spring through early fall. The primary bedroom is on the main level with a queen bed, wall-mounted TV, and access to the porch. The bathroom has a soaking tub, glass-enclosed shower, and marble tile throughout. Upstairs, a loft bedroom with twin beds and sloped ceilings serves as the second sleeping area. The layout works for couples, small families, or two guests traveling together who want separate floors. Outside, a private deck provides additional seating. The property includes a detached garage and private driveway parking. Seasonal Availability of Outdoor Amenities: Outdoor furniture, grills, and exterior equipment are stored between Columbus Day and Memorial Day. We have many other beach homes within close proximity. IMPORTANT NOTES: Primary renter must be 25 or older. Standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively. For stays over 21 days, utility costs beyond the initial charged amount are the guest's responsibility. For reservations of 29 nights or more, a refundable deposit is collected prior to arrival. One-month minimum stay required. Guest access Full property access including screened porch, deck, detached garage, and driveway. Other things to note Cancellation Policy: - Bookings canceled at least 30 days before the start of stay will receive 100%. - Bookings canceled at least 14 days before the start of stay will receive a 50% refund. Guest Insurance: A guest insurance policy is included with your booking. You will be asked to sign a Guest Rental Agreement. This insurance covers incidental property damage during your stay. It does not cover trip cancellations or illness-related changes. Report any incidents during your stay and the insurance will apply.
