Attempts to use the fireplace will result in immediate eviction. - The kitchen garbage disposal is currently not operational. - Steps down into the basement are STEEP; you'll have to duck to get down the final 3 steps. - Children should not be allowed to go into the basement. - The main living area is recessed down, by one step. - The historic floor vents are not operational & should remain closed. Opening the vents can create drafts. - The working HVAC vents are in the ceiling! - There is no vent in primary en suite bathroom. Please keep the door open after each use to release the humidity. *You cannot access the In-Law Suite from the house. In-Law Suite has exterior entrance only.* HOME TRUTHS - IN-LAW SUITE - There is no lock on the bathroom door. - The kitchen/dining area floor slopes down ever so slightly - There is no electrical outlet in the bathroom - The bedroom stays a little warmer in summer/cooler in winter - Dishes require hand washing. There is no dishwasher. - The in-law suite is drafty & treated for pests monthly, but there could still be occasional spiderwebs. - No laundry access Guest access This property has two different access points, both with self check-in. For the Main House, you'll have a unique code to access the WiFi key box which has the kitchen entry door. Be sure to close the WiFi key box and return the key at check-out. The Apartment has a combination lock box with a physical key inside. Guests will have access to the entire main house and the outdoor living area in the backyard (except for the owner’s closet, attic, and crawl space). Both fireplaces in the house are NOT OPERATIONAL. Any attempt to use either fireplace will result in immediate eviction and no refunds of remaining nights. The Apartment part of the home is not accessible from inside the main house and shares no walls with the main part of the home. You can only enter the apartment from the exterior, south-facing door. Other things to note We're looking at you...yes, YOU! We use Truvi's Know Your Guest tool as part of our guest screening process. Truvi is a globally recognized trust and safety company that allows hosts and guests to transact confidently. When you make the booking, Truvi will send you a text/email complete the ID Verification. Your booking confirmation will also include a link to the Rental Agreement. The primary renter must agree to abide and follow these terms and conditions during the entire stay (& share these terms and conditions with all other guests). *Your booking is NOT confirmed until the ID Verification and Rental Agreement requirements have been fulfilled. These steps need to completed within 48 hours of booking or we reserve the right to cancel your reservation and free up those dates for other guests. We get it, accidents happen. As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $300 (for Truvi verified bookings only). Please note, this waiver does not cover excessive cleaning, intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy—reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver. PET FEE - Up to two dogs are allowed with prior host approval. The fee is $95 per dog for up to 7 nights. A second dog fee ($95/dog/up to 7 nights) will be collected after booking. For all pet stays longer than 7 nights, an additional fee of $15 per night per dog will be collected after the first week. *Dogs must be current on vaccinations, heart worm and flea/tick regime. Documentation may be required.* Let us know about your dog(s) when booking so we can plan accordingly. OPTIONAL SERVICES - We offer additional services that may be available for an additional fee: * If you don't purchase travel during the booking process, we offer Guest Protect Travel Insurance Plan (GR330) through Generali Insurance. The fee is 6.95% of your trip (exclusions apply). Non-refundable. * Mid-Stay Cleaning - $199 for a 3-hour refresh of the house while you're out & about. SECURITY DEVICES - One Ring doorbell is located at the kitchen entry door and points toward the porch, landing, steps, courtyard and fence gate. The other Ring doorbell is located at the front door and points toward the sidewalk, steps, porch, landing, front yard and street. The Rings are motion sensitive recording devices and operational 24/7/365. The host has access to the cameras and the video recordings at all times via the Ring app. There are no cameras inside the home. - One Minut privacy safe noise monitor is located in the living room; the other is located in the den. These devices monitor noise decibels (they are not sound recording devices). Noise is defined as 15+ minute duration that's above 80 decibels during the day (8A-9P) and 75 decibels (9P-8A) during quiet hours. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. No parties, events, or gatherings are allowed. YARD MAINTENANCE - The home is treated for pests quarterly. In the spring/summer, the yard/garden has sprinklers that turn on in the morning, every other day. The lawn is mowed weekly, weather permitting.
