This gorgeous property is located right on the beach on 30A in the ideal location of Santa Rosa Beach. You will note transitional decor, tons of natural light, travertine flooring and a gourmet kitchen. Attention to detail is evident. Conveniently located on the first floor you have your own private patio and space overlooking the emerald waters of the Gulf of Mexico. There are tremendous views of the waves since this condo is located on a corner unit with lots of unobstructed windows. As you enter the property, you will be greeted by the extraordinary bronze mermaid foyer table. Walking further down the hallway you will note there are beautiful furnishings throughout with breathtaking views of the emerald waters. The condo includes everything you could need and more. There is a fully stocked gourmet kitchen with a gas range, 42 in custom white cabinets, Kitchen Aid refrigerator, and stone countertops. Enjoy your cup of coffee at the kitchen island or serve dinner with your family and friends overlooking the Gulf of Mexico. The open concept space also has a living area with large, flat-screen and lots of seating for everyone to be comfortable. Outside your French doors, you can enjoy the breeze or drink a sunset cocktail on your expansive back patio. There is also a place to eat dinner outside or lounge in one of the two chaise lounges. This condo sleeps 8 guests with 3 bedrooms and 3 full bathrooms. The primary bedroom is a retreat to itself with a king bed, flat screen tv and large walk-in closet. The ensuite bathroom has two vanities, soaker tub and separate shower. The front guest bedroom has a king bed, flat screen tv and ensuite bathroom with shower and tub. The middle bedroom has two queen beds, flat screen tv and is across from a bathroom that has a tub and shower combination. Everything you dream of awaits you at this beautiful Gulf-front condo! You may consider travel insurance if you feel you may need to cancel. Other things to note Renter Guest Rules: Guest must agree to rules below in order to rent this property. In consideration of the rent received: Age Requirement TENANT is at least twenty-five (25) years of age (“adult”) and will be occupant of the premises during the entire reserved dates. In addition to TENANT, other authorized occupants may be family members or friends of TENANT. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the premises, TENANT shall vacate the premises immediately without refund. No entry will be issued to anyone who is not twenty-five years old. Payments /Cancellation  You may consider purchasing travel insurance due to weather conditions, health emergencies, death in the family, etc. that would prevent you from traveling during your reserved dates.  Guest receives 50.00% if cancellation occurs at least 60 days before arrival; No refunds within 60 days of arrival.  There are no refunds or credits for early departure or late arrivals.  All rates are subject to Florida state tax, county tourist development tax and local sales tax.  ‎Damages At the end of the rental period, the rental property should be returned undamaged beyond normal wear and tear. Any Damage Deductions from Aircover Insurance Coverage may include, but are not limited to: evidence of smoking, evidence of pets or parties, excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. Agent is under no obligation to use the least expensive means of restoration. ‎Entry by MANAGER MANAGER or Authorized Agent may enter premises at any time in case of an emergency.  Agent or authorized employee or repairman may enter the Rental Property during customary business hours (such limitations do not apply in the event of an emergency) for any purpose connected with cleaning, repair, improvement, care and management of the Rental Property. ‎ ‎Rules of Occupancy 1. TENANT agrees to leave the premises and its contents in the same neat condition as TENANT found the premises to be upon check-in. ‎2. All dishes are to be washed and all garbage removed from the premises and placed outside in fenced trash bin facing 30A. ‎3. The number of occupants shall not exceed the maximum number of 8 guests ‎4. Furnishings, fixtures and kitchen/bath supplies are not to be removed from the premises for use outside or in other properties. ‎5. Smoking is not allowed on the premises including on outdoor balcony. ‎6. TENANT and any guest of the TENANT shall obey all of the laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state of Florida or the rules incorporated herein, may cause TENANT to be asked to vacate the premises and forfeit all rents and security/damage deposits. ‎7. Pets are not permitted in the rental unit under any conditions. ‎8. TENANT and their guests shall abide by the posted Pool Rules. ‎9. Per fire code, grilling is not allowed on any porch or balcony above the first floor. 10. First floor only grills outside of the units must be cleaned of food debris prior to departure or a fee will be assessed. They must be also pulled away from patio into the grassy area out of traffic for use. 11. Locked closets on the Premises are reserved for the storage of the owner’s property and are not included in this rental. 12. Amenity wristbands must be returned after use. ‎Lost and Found ‎MANAGER is not responsible for lost or misplaced items. However, if notified/or found within a reasonable time, MANAGER will be happy to ship them via UPS ground delivery for a $50.00 fee (unless postage and handling are more). ‎ ‎Sleeping Capacity/Disturbances ‎TENANT and all other occupants will be required to vacate the rental property for any of the following: ‎1. Occupancy exceeding the maximum sleeping capacity of 8 without prior approval of the MANAGER. ‎2. Using the rental property for any illegal activity. ‎3. Causing damage to the rental property rented or to any of the neighboring properties. ‎4. Any other acts which interfere with the neighbors’ right to quiet enjoyment of their rental property. ‎5. Occupancy of the premises without accompaniment of an adult guardian or parent. Hold Harmless MANAGER assumes no liability for loss, damage or injury to persons or their personal property, nor ‎for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in ‎supply of water, gas, cable service, electricity, Internet service, air conditioning, heating or plumbing as well as due to ‎weather conditions, natural disasters or other reasons beyond their control. ‎ ‎Events/Parties ‎TENANT shall not have parties or events in the rental unit without obtaining prior MANAGER approval. ‎Check-in Time Tenant shall not enter the Rental Property until after 4 PM central standard time unless approved by the MANAGER.  Check-out Time ‎TENANT shall vacate the Rental Property by 10 AM central standard time unless approved by the MANAGER. Check-out includes TENANT and guests, vehicles, luggage, and all TENANT’S belongings. The door code is programmed for check-in /check-out times ‎and TENANT must be aware that not abiding by these times could result in getting locked out. ‎Maintenance ‎Please report any maintenance needs for the premises to the MANAGER and we will respond as ‎quickly as possible. Refunds will not be made for maintenance issues including, but not limited ‎to, heating and air conditioning, appliances, televisions, Internet connections and stereos. ‎ ‎No compensation will be given for temporary outage of electricity, gas, water, cable, air conditioning heating, Internet, or ‎telephone service. Outages should be reported immediately, and all efforts will be made to have ‎them restored as soon as possible. ‎ ‎Linens/Towels/Supplies ‎Bed linens, bath towels and beach towels are furnished. The cost of lost or damaged linens will be ‎replaced through the damage deposit. A limited supply of trash can liners, paper towels, dishwashing ‎liquid, dishwasher tabs, washer pods, bathroom tissue, and liquid soap are provided. The kitchen ‎is stocked with eating utensils, pots, pans, glasses and dishes. Any broken, damaged or missing items ‎should be reported to the MANAGER. A fee will be determined based on the item. ‎ ‎Parking ‎No boats, jet skis, trailers or RV’s are permitted in the parking lot. ‎ ‎Gate Access for the Beach and Parking Lot  ‎Your code for the beach and parking lot access will be provided. Two cars may park in the gated area. Front Door Access Your code for the front door access to your condo will be provided prior to arrival. ‎ ‎Additional Terms and Conditions ‎TENANT, for himself/herself, his/her heirs, assignors, executors, and administrators, ‎fully releases and discharges Owner and MANAGER from any and all liabilities, claims, demands, and ‎causes for actions by reason of any injury, loss or damage by whatever nature which has or have ‎occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with ‎the occupancy of the premises and agrees to hold the Owner and MANAGER free and harmless of any ‎claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties ‎to this agreement, the principals, agents, successors or assignees of the prevailing party shall be‎ entitled to recover reasonable attorneys’ fees and costs, through all appeals. This agreement shall be ‎governed by and construed and enforced in accordance with the laws of the state of Florida. Termination of Agreement If TENANT violates any of the conditions or restrictions of this Agreement, MANAGER may terminate this Agreement and enter the Rental Property. Upon notice of termination of this Agreement, TENANT shall vacate the Rental Property immediately. ‎Binding Nature of Agreement ‎All of the terms, covenants and conditions of this Agreement shall be binding upon and inure to the ‎benefit of the parties hereto and their respective heirs, legal representatives, successors and assigns. ‎ ‎By renting this condo, the guest agrees to this legally binding vacation rental agreement and the TENANT agrees to comply with all detailed rules and stipulations.
