Mornings can begin with coffee at the patio table, while afternoons shift between time in the water and friendly games indoors. Evenings settle into shared meals, movies, and quiet moments in your own private space. Sleeping arrangements The home accommodates up to 10 guests across four bedrooms designed for comfort and privacy. Two ensuite bedrooms feature king beds, while a third bedroom offers a queen bed. The fourth bedroom includes two twin beds with themed decor, ideal for younger guests. Additional sleeping space is available with two queen-size pull-out sofas in the living areas. Room-darkening shades, extra pillows and blankets, and ample clothing storage add to a restful stay. Living and entertainment Multiple gathering areas give everyone space to unwind or stay engaged. The main living room features a 65 inch HDTV with streaming services and cable, while Smart TVs are available throughout the home. The air-conditioned game room is a central highlight, offering arcade games, a pool table, ping pong, and themed elements for all ages. Board games and life size games provide even more options for indoor fun. Kitchen and dining The kitchen is fully equipped for preparing meals, with everything needed to cook and serve comfortably. Enjoy meals at the dining table indoors or step outside to the outdoor dining area for a change of setting. A coffee maker with drip and Keurig options is ready for slow mornings, and breakfast is provided. A private BBQ grill makes it easy to cook and dine together. Outdoor living A private outdoor pool and spa create a relaxing centerpiece for your stay, surrounded by sun loungers and outdoor furniture. Location and amenities Set in the Orlando Area, guests have access to nearby resort facilities including a shared gym, sports courts, and a fishing lake. Lake access and walking paths offer a quieter outdoor option nearby. Additional conveniences Fast wifi – 204 Mbps supports streaming and remote work, with a dedicated workspace in a private room. The home also includes washer, free dryer – in unit, self check-in with a smart lock, and parking with both driveway and street options. This single level home has no stairs, making it easy to navigate for all guests. Pet-friendly and suitable for longer stays, with housekeeping available at extra cost. Guest access Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house. Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay. We provide an XL Electric Smokeless Indoor Grill. Check out You Tube to see some great recipes you can make with this grill. Our stove as an Airfryer. There is also a outdoor propane gas grill There will be a $500 charge if the smell of smoke or evidence of smoke is in the villa upon check out including E-ciggaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. Additionally cleaning fees apply if the villa is left excessively dirty or with excessive garbage. We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. During your stay We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests has no access to this cabinet. There is however lots of closets and storage in the home We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home to monitor front door and one in the back to monitor any activity in the exterior of the property . None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. Pets Restrictions We allow pets up to 50 pounds, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet. It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA . 1. Is the dog a service animal required because of a disability? 2. What work or task has the dog been trained to perform and will the dog be left in the home by itself at anytime during your stay? "Service Animals" means any animal trained to do work or perform tasks for the benefit of an individual with a disability. Pets providing emotional support, well being, comfort or companionship are not recognized as service animals under ADA regulations. We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog. Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the home. If we discover that a guest has misrepresented a pet as a service animal. we reserve the right to seek financial restitution, report fraudulent claims to the government authorities and evict the guest (s) without further notice. In the latter case there will be no right to a refund or unused rent. In 2022, both Airbnb and Airlines no longer treat Emotional Support Animals as Service Animals. If you have a ESA, please note that pet fees will apply We will need a copy of the drivers license of the person making the reservation before check in to satisfy our HOA requirements and a list of all guest over the age of 18 years old. We provide complimentary wifi ..there are times when the wifi can be down due to the an interuprtion by the service provider or due to weather among other things that is totally out of our control.
