The 4-bedroom (2,100 sq. ft.) home has been completely renovated with high-quality furnishings & thoughtful touches to transport you out west. Packed with amenities, including a 6-person hot tub, fire pit, infrared sauna, gym, games galore, & even a roping post for the kids! The spacious & fully fenced-in yard offers maximum privacy & relaxation The space The house is located in a quiet Denver suburb called Arvada, just a short drive from everywhere: -12 minutes to downtown Denver & Coors Field, -20 minutes to epic concerts at Red Rocks, -8 minutes to historic Old Town Arvada, -9 minutes to wonderful shopping & restaurants on Tennyson Street, and -18 minutes to soccer tournaments at Dick's Sporting Goods Park. "West on Wolff" is the ideal place for groups to explore Denver and the Rocky Mountains area, while enjoying the comforts of home, in Western style. **BEDROOMS** The home has 4 bedrooms and comfortably accommodates up to 9 guests. The elegant décor includes 2 king and 2 queen beds. Each bedroom showcases a modern & sophisticated style. And check out the beautiful barn doors on those closets! Whether you had a jam-packed day full of activities or just lounged in the hot tub, you’ll feel truly content sinking deep into the pillows of these comfortable beds during the evening. The room-darkening curtains will help ensure that you stay asleep too. In the closet of the lower-level bedroom, there is an extra blanket for someone sleeping on the lounging sofa as well as a space heater for additional warmth during the winter months. **BATHROOMS* You'll find 2 clean and fully-stocked bathrooms with shower-tubs, bright lighting, large mirrors, and hotel-grade accessories like hair dryers, towels, and even bathrobes. All showers are stocked with plant-based shampoo, conditioner, and body wash for your needs. **OUTDOOR SPACE** The 6-person hot tub with lounger is the highlight of the backyard, but the wide open, fully-fenced in space is probably a close second. 6-foot tall fences keep the sizable backyard private and provides numerous opportunities for kids & pets to safely run around in a family-friendly environment. Test out your lasso skills on the unique roping post feature or grab a cold drink and toss some bags with the provided corn hole set. Prefer to eat outside? Cook up some burgers and dogs on the barbecue (with spare tank of gas in the storage shed) and then relax at the picnic table with umbrella. After dinner, throw some logs into the fire pit, cook up some s’mores, and lounge in the Adirondack chairs while gazing up at the stars. Then take another dip in the hot tub, once the kids are asleep. **KITCHEN & DINING ROOM** After a refreshing night’s sleep, perk up with a wide selection of coffees and teas. Or prepare a breakfast feast in the fully-stocked kitchen. The kitchen features beautiful quartz countertops and modern stainless-steel appliances including a refrigerator, stovetop, oven, microwave, toaster, coffee maker, tea kettle, mixer, and blender. Start the evening off right by prepping drinks at the bar (or start the day here with mimosas in champagne flutes). There’s even a little seating area that creates an inviting space for culinary gatherings. There’s enough place settings and silverware for at least 8 guests. Water & food bowls have been provided for your furry ones + a container of treats (& extra poop bags). Create everlasting memories together with those 8 people by sharing a meal together in the elegant dining room, featuring a wooden, West Elm table and warm chandelier. Need a high chair or children’s utensils? Both are available, plus a pack n’ play and sound machine (stored in the laundry room). **ENTERTAINMENT ROOM** The windowless main room of the basement serves as the perfect, dark movie room, equipped with a 65” HDTV and streaming subscriptions for Disney + and Netflix (no ads for either). Sink deep into the sizable, lounging sofa while your pet relaxes at your feet in the doggy bed. There is a comforter in the basement bedroom closet (& extra pillows in the upstairs, hallway linen closet), in case you want to sleep on that sofa. If you’d prefer a more active atmosphere instead, let your competitive spirit shine bright on the combination air hockey / ping pong table. Or try out all the games galore! (See full list of games in the “key amenities” section below). If a dance party is more your style, there a retro-looking Bluetooth speaker / radio that will meet your needs. Capture those memories with a “Wanted” poster family photo together while everyone dons cowboy/cowgirl hats. **GYM & SAUNA** It can be tough to stick to an exercise routine while on vacation. West On Wolff has an exercise room to help with that. Whether it’s taking a spin on the stationary bike, lifting weights, or practicing yoga, you can stay healthy while on-the-go. Catch-up on your favorite shows on the 55” inch HDTV (with Netflix and Disney+) while exercising. The TV mount adjusts to just about whatever angle you need, even if you want to watch it from the soothing, infrared sauna. The sauna’s various mood lights (and media hookup option) are a great way to relax, post-workout. Or if you prefer a dip in the hot tub, then head to the backyard instead. **LAUNDRY ROOM** No need to visit a laundromat during vacation; there’s a laundry room in the basement equipped with a washer & dryer. You’ll find laundry detergent, dryer sheets, and fabric softener on the shelf. There’s also a table for folding clothes and an iron + ironing mat, if you need it. All baby-related items are stored in this room (i.e. high chair, pack n' play, and sound machine). Look elsewhere if you want to party. Guest access Make yourself at home. You’ll have access to every room and feature of this home, except for the garage, which is currently being used for storage. If you have any questions, we are just a text, phone call, or 20-minute drive away for emergencies. There are smart locks with keypads on the front and back doors for easy, secure access to the home. There is a “hidden latch” on the fence gate that isn’t visible from the front yard. Simply lift your arm over the top of the gate and lift up on the latch to open the gate. Behind the fence gate, you will find 4 large bins: 2 for trash & 2 for recycling. Other things to note *Smoking & Fires: There is absolutely no smoking of any kind allowed within the house. If you wish to smoke, you must do so outside. On top of the refrigerator, you will find an ashtray. Please use the ashtray instead of throwing any cigarette butts onto the ground. Outside of the fire pit, no fires are allowed since it’s a wildfire risk with the very dry, Colorado air. Also, please don't light any fireworks or candles either. *Hot Tub: Guests must shower before entering the hot tub. No food or drinks are allowed. Please do not remove the "floater" from the hot tub. It helps to continuously sanitize the water and ensure the appropriate chemicals are being added for your safety. Exercise caution and swim at your own risk. Rule violations or leaving the hot tub in an excessively dirty state so that future guests can't enjoy it next will result in a $330 fine, which is the cost of a deep cleaning service. *Pets: We love animals and you are welcome to bring up to 2, well-behaved pets with you. The backyard is fully-fenced in, so they are free to run around. We provide water / food bowls, dog poop baggies, "pooper scooper" jaws, and one medium-sized bed. Animals are not allowed on any of the furniture, including beds, sofas, or chairs to prevent spreading dog hair. Do not leave your pets unattended at home. Outside of the fenced-in backyard, any animals must be leashed while on the property. Please be considerate of the neighbors and prevent excessive barking. To help offset cleaning costs, there is a $75 non-refundable fee if bringing any pets to the property. *Kiddos: Children will feel at home here, but understand that the house is not “baby-proofed.” Please supervise children at all times and use your own discretion when deciding if the home will be suitable for your family. In the laundry room, you will find a high chair, pack n’ play, and sound machine. There are also children’s plates/utensils in the kitchen.
 *Security: There is one Ring security camera at the front door that points towards the driveway and street, for your safety. That is the only camera on-site. *Maintenance / Cleaning: Every Wednesday, the hot tub is serviced (typically between 11AM-2PM) to ensure it’s clean and chemically balanced. Every other Tuesday, the lawn in the backyard is mowed. You will not need to interact in any way with these maintenance personnel – they will enter/exit the backyard on their own.
