Surrounded by water, the house offers a spectacular view of the lake from both the upstairs and downstairs patios, with amazing sunsets over the lake. Two king beds, one queen bed, one twin over full bunkbed and a sleeper sofa downstairs allow this home to sleep 11-12 comfortably. The master bathroom has a whirlpool tub. Fully equipped kitchen with seating for nine and additional outdoor seating on the balcony, perfect for gathering with friends and family. Outdoor grilling area so that you can cook what you catch! Or simply bring your food and enjoy creating meals together inside or out. Sunset Cove is pet friendly and welcomes up to 2 dogs, WITH APPROVAL, (please contact us prior to booking). Dog(s) must be fully housebroken, on regular flea/tick treatment, well behaved, kept on a hand-held leash at all times while outside private areas, and crate trained. Dogs are not allowed on the furniture at any time, including beds, and guest must plan to crate their dog if away from the home. Guest agrees to pick up all doggie refuse from the property, as it occurs, and dispose of it in a tied bag placed inside garbage bins. Guest agrees their dogs will be clean prior to entering the home. If excessive cleaning and/or deodorizing is needed, extra charges may apply. Cats and other animals are not allowed. You will receive check-in information 3 days prior to your stay, and will gain access to this space. Other things to note Rental Rules *Parties and Events are not allowed in the home. This includes, but is not limited to, prom, graduation, bachelor or bachelorette parties, and occupancy is limited to the number stated in the listing, unless advance written consent is given by Porter VRM Texas. If it is reported/discovered that a party, or loud gathering has ensued, or that the max occupancy has been exceeded, there is a very high probability that an eviction will occur. *To reserve a vacation rental property, we requires a minimum age requirement of 25 years of age or older and the renter must be one of the occupants throughout the entire term of stay. *Check-in time is 4pm and Check-out time is 10am. Unfortunately, early check-in, late check-out requests cannot be granted, as our teams work on very tight schedules. Check in instructions, including door codes, will be provided to guests prior to the arrival date. 1. Smoking is not allowed at any of Porter properties. If it is determined a Guest has smoked inside, an automatic $500.00 fee will be applied to the credit card on file to perform smoke remediation. Smoking is allowed outside only, in select properties. We strive to keep our properties clean; please do not dispose of any cigarette or cigar butts on the property, extra fees may apply for butts found outside. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. No large gatherings or parties are allowed in the property unless otherwise approved by Porter prior to check-in date. This includes, but is not limited to, prom, graduation, birthday, bachelor or bachelorette parties, company, religious or association retreats and family reunions. 3. Guests should not create excessive noise at a level that disturbs neighbors, at any time, day or night; Code-enforced neighborhood quiet hours are from 9:00p.m. – 9:00a.m. 4. All of the properties are privately owned and decorated to the individual owner’s taste. All of our properties feature standard items such as TV, Internet, AC/Heat, microwave, coffee pot, toaster, oven, pots and pans, place settings, cooking utensils and glassware. Please see paragraph 13 for recommended items to bring with you that are not guaranteed in the unit. Guest agrees to report broken or missing items to Soar immediately upon finding. 5. Keep the premises and all furnishings in good order and as you found them upon arrival. Only use appliances and amenities for their intended purposes, and please do not move furniture. 6. BBQ grilling is not allowed on decks, under the property or on any wooden surfaces, as this is a major fire hazard. All grilling should be done in the grass and away from the property. If a Guest is caught using a grill or any other fire receptacle in a dangerous matter, Porter may evict Guest immediately without refund. If it is determined that Guest caused any damage to the property due to grilling or open fires, Guest is responsible for any charges for repairs due to such damages. 7. Dogs are permitted only at designated pet-friendly properties with prior approval from Soar. The weight limit is 75 lbs and pet fees apply accordingly. Pet fee for 1 to 2 dogs with a total weight of 50 lbs is $75+taxes. Pet fee for 1-2 dogs with a total of 50-75 lbs, it will be $100+taxes. Pet fee for two large dogs with a max. of 75 lbs each is $150+taxes. All guests bringing dogs will have to send us a photo of their pet/s prior their stay. The term pet applies to dogs only; at no time are other animals allowed on the property. All dogs are required to abide by the pet policy. Service dogs (as described by ADA) are permitted at all rentals, regardless of weight, and at no additional charge. Under the ADA, a service animal is defined as a dog that has been individually trained to do work or perform tasks for an individual with a disability. The task(s) performed by the dog must be directly related to the person's disability. All dogs are required to abide by the pet policy. If approved, dog(s) must be fully housebroken, well-behaved, kept on a hand-held leash at all times while outside private areas, and crate trained. They must be on monthly flea and tick prevention. Dogs are not allowed on the furniture at any time, including beds, and guests must plan to crate their dogs if away from the home. Guest agrees to pick up all doggie refuse from the property, as it occurs. 8. Parking: Parking options vary for each property, depending on location. Please pay attention to parking signs when on the island. Payment is required in many areas. Review listing and check-in instructions to understand parking options around/on the rental property. Please contact us if you encounter any issues related to parking at the property. 9. Housekeeping: An exit clean is included in your rental rate and guests are required to start the dishwasher, take out the trash and turn off the lights upon check-out. Any excessive cleaning required after departure or need to move furniture back to its original place may result in extra charges to Guest’s credit card. We do not offer daily housekeeping services. Linens and bath towels are included but we suggest you bring beach towels and anything additional you might need. We do not permit towels or linens to be taken from the units, unless specified otherwise. If the premises appear dirty or damaged upon check-in, Guest shall inform us immediately and we will take action to correct any issues in a timely manner. If renting in a coastal area, please have all guests in your group rinse off excess sand prior to entering the home, hot tub, pool, etc. Shake all sandy clothing and towels out, before bringing them into the home and/or washing in the washing machine. Please leave your shoes at the front door or outside. 10. Garbage: All garbage must be stowed properly in the designated green City trash cans provided on the property and all trash must be bagged and placed inside the can. Trash pickup is once a week and designated pick-up dates are provided for you. Please be sure to pull can out to the street, if applicable to your location. To avoid any pest or litter problems, please do not leave any loose or bagged trash outside. If you do encounter trash cans that are completely full, please bag garbage, tie up tightly and leave in kitchen and notify us. 11. Owner Locked/Personal Areas: Owners may choose to lock closets, cabinets, garages, pantries, or other areas of the property, for personal storage and Guest will not have access to any such area under any circumstance. If it is determined a Guest has tampered with any Owner areas or removed/damaged any Owner items, Guest agrees and will be charged for any damages and/or replacement of any missing or damaged items to their credit card on file.
