The amenities at Pelican Cove are second to none, boasting an amazing pool (one of the largest in St Croix), hot tub, a tennis court and restaurant right next door, and a great location just minutes from Christiansted and Frederiksted. Owner visits to the property are frequent, so rest assured that everything will be in top notch shape upon your arrival. The floor plan at Island Oasis encompasses 1250 square feet with an open spacious layout and nine foot ceilings. The master bedroom features a king size bed, walk in closet and full en-suite bath with an additional separate sink/vanity area. Open the sliding doors and let the soft sound of the waves lull you to sleep. The guest bedroom offers two twin beds which can be converted to a king size, a walk in closet and full bath with shower. All towels (beach and bath) and linens (including Egyptian cotton sheets) are provided for you. The kitchen is complete to make a full gourmet meal, a few tropical drinks, and a cappuccino/expresso maker. The outdoor gallery is approximately 30 feet by 10 feet with exits from the living room and master bedroom and a stunning view of palm trees, sea and sand. Just sit back, relax and stay awhile! Island Oasis is unique in that it is located in a quiet and safe residential neighborhood on a gated 5 acre, lush, tropical, beachfront property. The grounds and amenities are always immaculate beckoning you to enjoy all there is to offer! Don't be surprised if one of the staff cuts down a coconut for you to enjoy by the beach or pool! The Island of St Croix offers a multitude of outdoor activities, fabulous golf, amazing diving, beaches, shopping and world class restaurants. The beaches are indescribably beautiful and are free for all to enjoy. Most roads are paved so navigating around the island is reasonably easy. Road signs can be misleading so having a GPS can make your adventure a bit smoother. Whereas: 1. The period of this lease shall be from 3:00 p.m. on _______________________, until 11:00 a.m. on _______________________. Lessee shall pay as rent for the leasehold a sum of $___________ which includes all taxes and fees payable to the Lessor. Lessor or his agent shall inspect the leasehold at the end of the term of the lease. Any damage, excessive cleaning or debris removal found to exist in or upon the Leasehold premises shall be paid for by lessee. Lessee is responsible for all legal fees incurred in the defense of this lease. Lessee, within two weeks, will be sent a list of any or all applicable charges and agrees to pay these to the Lessor within one week of its receipt. 3. Lessee covenants and agrees that they shall not sub-let the Leasehold and Lessee shall always maintain the leased premises in good and tenantable condition and agrees to use the Leasehold in a careful, proper, and prudent manner. NO PETS OR SMOKING IN THE UNIT. 4. Neither Lessor or Pelican Cove Condominium Association shall be liable to Lessee or any other person for any injury, loss or damage to any person or property on or about the Leasehold premises which include approaches appurtenant or adjacent thereto and all facilities and property which belongs to the Pelican Cove Condominium Association (all of which herein after referred to as the premises) however caused. Lessee shall save Lessor and Pelican Cove Condominium Association harmless and indemnified from and against all loss or damage occasioned by the use or misuse or abuse of any part of or fixture on the premises and from and against all loss, damage or liability arising from any omission, neglect or default of Lessee, his invitees, and guests. 5. Lessee covenants and agrees to vacate the demised premises on the day indicated herein, unless amended by mutual agreement, in a condition comparable to that which existed upon occupancy, ordinary wear and tear expected. Lessee will leave the condo clean prior to vacating. All trash will be put in outside receptacles and all doors will be locked upon vacating. 6. Lessor or his agents shall be allowed to enter the premises at all reasonable times during the term of this lease for the purpose of inspecting or repairs. 7. Lessee has the right to utilize all Pelican Cove amenities, at no additional cost, including the pool, beach, and grounds. Tenant agrees to abide by all rules and regulations governing these amenities. 8. This unit will be cleaned prior to tenant’s arrival and following departure. No cleaning service will be provided to Lessee during the term of the lease. 9. Refund for cancellation will be as follows: 100% refund of fees collected if cancelled prior to 60 days of arrival, 50% refund of fees collected if cancelled 30 to 60 days prior to arrival and no refund if cancelled less than 30 days prior to arrival. Facilities are for the sole use of Owners, Tenants, and their accompanied guests. Use of the facilities constitutes your agreement to comply with the following rules, the assumption of all risks relating thereto and your agreement to indemnify Pelican Cove Association against all liability in connection therewith: • There is no lifeguard on duty - swim at your own risk. • An adult (18 years or over) shall always accompany children under the age of 14. • No food or glass containers are allowed in the Pool or Deck area. • No broadcast music at any time. • No diapered children are allowed in the Pool or in the Hot Tub. • No dive equipment is permitted in the Pool or Hot Tub. • No bicycles, wheeled vehicles, or roller blades are allowed on the Pool Deck. • No running, jumping, or diving are allowed in the Pool or Hot Tub areas. • Feet must be rinsed off in the pan provided before entering the Pool or Hot Tub. • No children under the age of 14 are allowed in the Hot Tub. • Temperature controls in the Hot Tub must not be altered. • When exiting the Hot Tub jets must be turned off, cover must be replaced, and area secured. • No glass is permitted in the pool area or the cabana area. • No food is permitted in the pool area. • No smoking in the pool area or the cabana area. Additional Rules • No undue noise in the common areas or the unit after 11 pm • No hanging of clothes, towels, diving equipment etc. over the balcony railing. • No feeding of any animals on the property including ferret cats, stray dogs, chicks, hens or roosters. _____________________________________________________
