Guest access Guests will have exclusive and private access to the entire property. This includes the full interior of the home, the private backyard, the saltwater pool, the hot tub, and the outdoor entertaining area. Make yourself at home and enjoy the entire space to yourselves! Other things to note This property has a salt water pool and hot tub available for use. While there is no additional fee to heat the amenities during your stay, due to cleaning and maintenance, it will not be heated upon your arrival. If you would like to arrange for the amenity to be heated before you arrive, please get in touch with us as soon as possible so we can make arrangements. There is an additional $50 pre-heating charge. The hot tub will take 1-3 hours to heat depending on outside weather. The pool will heat 5-6 degrees per hour. The pool is 4’ deep at each end and 5’ deep in the middle. You will be asked to sign a short term rental agreement. This agreement is a requirement for our home owner’s insurance and does supersede Airbnb policy and no additional fees are charged as all are built into the rent unless otherwise specified. If booking on a platform other than Airbnb, before you arrive you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. Turnkey STRs Security Deposit Waiver for Guests Once you purchase a Turnkey STR Security Deposit Waiver, then the following terms and conditions are now part of your vacation rental property lease agreement. I. AGREEMENT A. On behalf of Turnkey STRs, LLC, they have assumed the responsibility for damages as outlined below and waives your security deposit up to $500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property. B. Turnkey STRs is hereby responsible for damage to real or personal property of the vacation rental property as a result of your acts. Turnkey STRs will pay the lesser of the cost of repairs or the cost to replace the property up to $500. This waiver does not negate your responsibilities as a renter to include all rules and policies agreed to by you as the Guest. C. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement. II.EXCLUSIONS A. This Security Deposit Waiver will not pay for damages or loss resulting from: • Acts of God • Theft • Pet caused damages (including cleaning) • Prior damage, cosmetic damage, or normal wear and tear • Loss of use of the vacation rental property • Rodent, termite, infestation, or wild animal • Damage to a motorized vehicle • Fine art, collectibles, or sets of items • This Waiver will not pay for damage or theft of property owned by You. • This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown. B. Should damages occur due to Your actions and are not covered by this waiver, You are financially responsible for those damages. III. CONDITIONS A. Turnkey STRs has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner. B. Turnkey STRs reserves the right to determine if damage is eligible for reimbursement at actual cash value. C. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage. D. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property. E. This waiver is null and void should damages be caused by Your actions stemming from violations of the rules and policies agreed upon prior to occupying the home and you will be required to make the Owner financially whole by reimbursing the total cost of loss (i.e., extra cleaning due to an unauthorized party, theft, unreported damages, etc.) F. If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial. IV. DEFINITIONS You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
