Welcome to your Louisville home away from home. Located in a quiet neighborhood near shopping and dining, this spacious retreat offers a comfortable and convenient place for your group to gather. Whether you are exploring local attractions, visiting Kentucky Bourbon Trail destinations, attending a special event, or simply relaxing, you will be well positioned to enjoy the area. Many Louisville destinations are approximately 10 to 15 minutes away, depending on traffic. The space This is a spacious, single-story ranch home with step-free entry and no interior stairs, making it easy for guests to move between the living areas, kitchen, bedrooms, and bathrooms. The home features a large, open-concept living area that is perfect for gathering, relaxing, and entertaining. The fully equipped kitchen includes the appliances and essentials needed to prepare meals during your stay. Set on nearly half an acre, the property offers plenty of space for indoor and outdoor fun. The converted garage is a lively entertainment area featuring ping pong, putt-putt, basketball, darts, arcade games, a TV, cornhole, and more. Outside, the spacious, fully fenced backyard includes a fire pit, patio, and grill, creating the perfect setting to relax and spend time together. The home is set back from the road for added privacy. This one-level ranch home can accommodate up to eight (8) guests. All three(3) bedrooms and the main living space are located on the same floor, and every bedroom includes a smart TV for your streaming convenience. Sleeping arrangements are listed below: Bedroom 1, Primary: One king bed Bedroom 2: One queen bed Bedroom 3: One queen bed Living room: One queen-size sleeper sofa Guest access Guests will have access to the entire home and private yard. *Closet in the master bath and cabinets in the garage are locked and off limits* Other things to note The garage is for entertaining and not for parking. We have a long driveway that should accommodate any cars that need to park. NUMBER OF GUESTS WE HOST - Guest count: Property can only accommodate up to 8 human beings, including infants - We expect to accommodate only the number of individuals listed on your reservation( up to the limit of 8 headcount). For insurance and safety purposes, please ensure that your reservation accurately reflects the number of guests. Failure to comply may result in a fee of up to $300 per additional person per night, and you may be required to vacate the premises without refund. - If there are visitors during the stay, prior approval from the host is required; otherwise, you may be required to vacate the premises without refund . SOFTWARE-CONNECTED HOST AND BOOKING REQUIREMENTS >>>Please review these requirements before booking<<< We are a software-connected host. After booking, the primary guest will receive a secure link through Airbnb messaging to complete the following mandatory requirements outside Airbnb through our secure third-party guest portal: -Rental agreement : Electronically sign within 48 hours of booking. A complete copy is available for advance review upon request through Airbnb messaging. -Security deposit authorization : Complete a temporary credit-card authorization hold at least Four (4) days before check-in. The hold is $300 for stays of 14 nights or fewer or $1,500 for longer stays. The requirement and applicable amount are disclosed before booking. -Identity verification : When required for a disclosed legal or compliance reason, submit a valid, unexpired government-issued ID after booking through our secure guest portal. Failure to complete an applicable requirement by its deadline will result in cancellation of the reservation. Any cancellation, refund, or payment determination will be handled through Airbnb according to the policies applicable to the reservation. RECORDING DEVICES -Motion-activated exterior cameras record audio and video and remain active during stays. Camera locations are disclosed in the listing’s Guest Safety section. No indoor recording devices are present. -Airbnb requires hosts to identify each exterior recording device, its location, and whether it is active in the Guest Safety section. CHECK-IN AND CHECKOUT -Contactless keypad check-in is after 4:00 p.m., and checkout is by 11:00 a.m., local time. -Guests may check in after 11:00 p.m.; however, live assistance may be unavailable between 11:00 p.m. and 7:00 a.m., local time. -Early check-in or late checkout may be requested but is not guaranteed. If approved, an additional fee may apply and will be disclosed in advance. -Check-in instructions will be sent through Airbnb messaging about Three (3) days before arrival after all applicable pre-arrival requirements have been completed. COMMUNICATION Please enable Airbnb notifications so you do not miss important reservation, check-in, or stay-related messages. Reservation-related communication will remain within Airbnb messaging. TRAVEL INSURANCE We recommend purchasing travel insurance for eligible cancellations or travel disruptions. Coverage and reimbursement decisions are determined by the insurance provider. KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non-refundable, regardless of whether or not a rental agreement has been signed.
