We're close to interstates, shopping, and dining. The space The home is located on nearly half an acre lot and features a large open concept living area, perfect for entertaining. The kitchen is equipped with all the appliances needed for preparing meals. The garage has been transformed into an entertainment space that includes ping pong, putt-putt, basketball, darts, arcade games, a TV, cornhole, and more! The large fenced-in backyard features a fire pit, patio, and grill. The home is tucked back off the road to offer additional privacy. This home can accommodate up to 8 people with the sleeping options listed below, and all bedrooms have smart TVs for your streaming convenience. Bedroom #1 (Master)- One king bed Bedroom #2 - One queen bed Bedroom #3 - One queen bed Living room - One queen sized sleeper sofa Guest access Guests will have access to the entire home and private yard. *Closet in the master bath and cabinets in the garage are locked and off limits* Other things to note The garage is for entertaining and not for parking. We have a long driveway that should accommodate any cars that need to park. NUMBER OF GUESTS WE HOST - Guest count: Property can only accommodate up to 8 human beings, including infants - We expect to accommodate only the number of individuals listed on your reservation( up to the limit of 8 headcount). For insurance and safety purposes, please ensure that your reservation accurately reflects the number of guests. Failure to comply may result in a fee of up to $300 per additional person per night, and you may be required to vacate the premises without refund. - If there are visitors during the stay, prior approval from the host is required; otherwise, you may be required to vacate the premises without refund . RENTAL AGREEMENT: In accordance with the booking platform’s policy and local regulations, guests are required to sign the rental agreement within 48 hours of booking. If the agreement is not signed within this timeframe, the reservation will be cancelled in accordance with the cancellation policy. Please note that the cancellation policy still applies even if the agreement is not signed. SECURITY DEPOSIT&ID: A security deposit hold of up to $300 is required for this reservation and will be handled in accordance with Airbnb’s software-connected hosts offline fees policy. As part of the legally required rental agreement, guests may be asked to verify their identity with government-issued identification. This is for legal and fraud prevention purposes and is handled in compliance with applicable laws. A security deposit of up to $1,500 is required if the booking exceeds 14 days. The deposit must be collected at least 4 days prior to check-in or the reservation will be cancelled and the cancellation policy will still apply. RECORDING DEVICES: Recording devices are located on the exterior of the property. These devices record both audio and video, triggered by motion, and are active during guests' stay. Please note that the devices are positioned to capture only the exterior areas of the property. We prioritize guest safety and privacy, and these recording devices exist solely for the safety and security of our guests. All devices are disclosed in the listing to ensure full transparency. CHECK-IN/OUT: Contactless check-in via keypad. Check-in is after 4 pm and check-out is by 11 am. Guests may check in after 11 pm EST; however, they assume the risk that the host may not be available to assist with any check-in issues between 11 pm and 7 am EST. An early check-in or late check-out can be requested but is not guaranteed. Early check-in and late check-out fees will be assessed accordingly. Check-in details will be sent 3 days prior to your arrival date, via platform messages and/or email, once your security deposit has been successfully reserved, as required by the house rules, 4 days prior to your arrival date. KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non-refundable, regardless of whether or not a rental agreement has been signed. TRAVEL INSURANCE: We strongly recommend that guests purchase travel insurance to ensure they can recoup eligible expenses in case of cancellations, providing peace of mind for future trips.
