Three of the five bedrooms feature private en-suite bathrooms, providing space and privacy for multi- family stays or groups traveling together. The fully stocked kitchen is ready for big family dinners, complemented by open dining and lounging areas that flow seamlessly indoors and out. Outdoors, two expansive decks invite morning coffee with sea breezes or sunset cocktails after a beach day. All linens and essential supplies are provided, so you can travel light and settle in instantly. From fresh bedding and beach towels to household basics, everything you need for a carefree, elevated stay is waiting for you. Guest access Guests have exclusive use of the entire home, including both decks, outdoor shower, and the private community beach access paths. Parking is available in the driveway, and check-in is simple with contactless entry- arrive, unpack, and relax. Other things to note Our Fee-Free philosophy- At Cheers, Beaches! we proudly maintain a fee-free approach- No cleaning fees, no hidden add-ons, and no surprises at checkout. We believe in price transparency and fair value for every guest. Guest Responsibility- To help maintain this model. we ask that the home be left as clean and tidy as it was upon arrival and that all checkout procedures are followed. If the home requires excessive cleaning or checkout procedures are not completed, an additional cleaning fee may be assessed to the renter based on the condition in which the property was left. Checkout procedures are located in the welcome book and also posted on the refrigerator for easy reference. Community Standards- The Biscayne is an exclusive, gated community focused on privacy and respect for all residents. Quiet hours are from 10pm-8am, and parties are not permitted. Please note that fishing is strictly prohibited in all Biscayne ponds- a rule strictly enforced by the HOA. Age Requirement- The primary renter must be 25 years of age or older and present for the duration of the stay. Reservations made under false pretenses are subject to immediate cancellation and guests may be removed from the property without refund in accordance with Airbnb's policies and community guidelines. Cancellation Policy- We use Airbnb's Firm Cancellation Policy to protect both guests and our small local team.
