The space This beautiful home is located right on the Ausable River minutes from the Grand Bend main strip. The main floor has one master bedroom with en suite, kitchen, dining, living space with television and laundry area. The remaining bedrooms are located on upper and lower levels and are accessible by staircases only so please note for any mobility concerns. The upper level has 3 bedrooms and a shared full washroom. The open concept overlooks the main kitchen and living space. The lower level has two bedrooms, a shared full washroom, a kitchenette, dining and living area. There is a separate walk out patio and outdoor seating area. Home is monitored by outside security cameras and is for quiet family gatherings only. Guest access Guests will have full access to the home. Maximum Capacity not to exceed 14 at any time with restrictions noted below. - Maximum 10 adults (13 years of age and older) - 4 children (12 and under) There is a private boat stored at the dock. It is not permitted for use by guests. The owners may need access to the dock and boat during times guests are at the property. Small dock area may be available for personal watercraft or small boats for an extra charge. Please request that information and provide details in your booking request. Not guaranteed. The garage is not accessible to guests. Municipal bylaws regulate the noise in the area so absolutely no excessive noise or gathering allowed at any time. Other things to note Property is available for family gatherings only in a very quiet neighbourhood. ***** Maximum sleeping capacity is 14**** No more than 10 adults(age 13 and over) and 4 children, (age 12 and under) on site in accordance to local bylaw. -Booking party must be over the age of 30 years as well as the majority of guests -Number of guests and ages must be clearly stated prior to reservations approval. -Extra cleaning fees may apply if home is not left in a similar condition upon arrival. -Booking person must be onsite for the duration of stay and is responsible for all guests -Any damages or incidents must be reported immediately and are the sole responsibiltiy of the booking person. -Absolutely no parties, events or excessive noise at any time. Failure to comply will result in immediate eviction from the property -3 parking spots maximum in the driveway. No road parking available.
