Walk to the end of the street for fishing and beach access. The space This home is a small charming and quaint cottage, with a modern yet campy touch. The recently updated property features new furniture, comfortable bedding with modern amenities, high speed internet, central air, laundry, a dedicated workspace, firepit, grill, mountain bikes, beach wagon with toys, cooler, sport equipment, and games are accessible to guests. Main floor: • Kitchen - Open layout kitchen and dining area with kitchen essentials including a coffee maker, toaster, stove, microwave and refrigerator. Dining area included a breakfast bar and dining table. • Living Room - Living room includes seating for 7 people with two recently purchased pull-out sofa beds (King and Double size). These are great for extra guests and we supply extra pillows and blankets by request. The living room features a 50-inch flat screen TV with Roku, board games. • Bathroom - A full bath is on the main floor with a shower and laundry system adjacent. Secon Floor: • Main Bedroom - Queen-size mattress with TV, dresser, ceiling fan and dedicated workspace. Pack-n-play and fan available to use in closet. • Guest Bedroom - Full size mattress and twin bunk beds with dresser. Bunk beds are graded for children and adults up to 300 lbs. on bottom bunk and 200 lbs. on top bunk. Outdoors: • Parking - Two-stall driveway, free and on premise. • Patio - Firepit with Adirondack chair seating for 6 guests. Extra folding chairs supplied in mini-barn. • Deck - Wraparound deck with lake views, perfect for morning coffee or BBQ, Deck features propane grill, dining set, outdoor sectional, and glider chairs. • Mini-Barn - Guests have access to the Mini-Barn with access to mountain bikes to explore the area trails, outdoor games, beach wagon with beach toys, coolers and folding chairs. • Grass area: A small grass area for pets or for outdoor activities on property, or a large public grassy area 100 ft from property near lake. Location: The property is steps away from the Erie Canal, Verona Beach State Park, Sylvan Beach Amusement Park, shops, and restaurants. This is the "quiet side" of the Sylvan Beach area, great for family or friends who want to be close to the action but want a quiet, safe neighborhood to escape too. Guest access Guests have full access to the house. Additionally, guests can take advantage of free on-site parking and have access to the wraparound deck, outdoor grill, firepit area, and the Mini-Barn which offers complimentary use of mountain bikes, outdoor games, coolers, and beach items. The house features keyless entry, and a door code will be provided at check-in. Other things to note We are a local family who have designed our space with the aim of providing guests with a convenient and enjoyable vacation experience, complete with all the amenities needed to fully explore and appreciate the area. Our modern home is designed for comfort while also offering a touch of campy charm, making it ideal for small or large families, friends, fishermen, or anyone looking to make the most of the area. Why choose this house? Location, location, location - Centrally located within walking distance of everything, yet situated in a quiet neighborhood with minimal traffic. Outdoor amenities - Guests have access to complimentary bikes, games, beach equipment, cooler, firepit, deck seating, and an outdoor grill. Indoor comfort - Enjoy comfortable beds with ample bedding for up to 9 guests, access to a top-of-the-line laundry unit, a full kitchen, board games, TV with Roku, high-speed internet, and central air conditioning with fans in the bedrooms. Guest experience - We prioritize responsiveness and strive to ensure a positive experience for all guests. A complimentary guest welcome guide is provided to help you explore the area. Family-friendly and safety features - With small children in our family, we prioritize safety. The house is equipped with smoke and carbon monoxide detectors, a fire extinguisher, a first-aid kit, an outdoor security camera in the driveway area, and a baby/pet gate at the top of the stairs. Pets - Small dogs up to 25 lbs. are welcome with an additional fee. Pets must be house broken and do not chew or sleep on living room furniture. Puppies and cats are not allowed. Guests are responsible for any damages or extra cleaning caused by pets beyond the norm. Things to consider before booking: Stairs - The stairs may be considered steep by some, especially the last few steps. They are sturdy, with slip-resistant tape on each step, and feature a built-in baby/pet gate at the top for safety. However, they are potentially unsuitable for children, senior citizens, and those with mobility issues or vision impairments. Note that we have small children and seniors in the family who use them perfectly fine, but review the photos for a better understanding of the stairs before booking. Bathroom - If you have a large group size, consider there is one bathroom to share between all guests. The bathroom is located on the main floor. We have a tankless water heater, so there is always a supply of hot water. Bedrooms - The bedrooms are small, but fully functional and comfortable. Consider this home more as a camp-like feel but with modern touch with all the necessary amenities. Outdoor elements - Verona Beach can be wet, with the weather and the lake nearby. Consider there may be bugs, and weather can be unpredictable. Household supplies - We offer unlimited trash bags, hand and dish soaps. We offer a limited supply of trash bags, paper towels, and toilet paper to get you started. We do not supply washer detergent, shampoo, body wash, or conditioner. Guests should plan to purchase or bring these supplies as needed. Overall, this property offers a fantastic experience, and we are confident that you will enjoy your stay.
