This listing is for UNIT B only! THE SKINNY: This charming newly renovated 2 bedroom home is situated just a hair off San Marco Avenue, very close to the Florida School for the Deaf and Blind! Amazing morning sun is available in gobs on the private back patio, The home is situated just a few minutes drive from historic downtown St. Augustine and Vilano Beach and is a prime location for wedding or event attendees being held at the Fountain of Youth or Carriage House, as well as many other wedding venues! Enjoy your coffee in the shade, a drink in the sun, or cook in our well equipped kitchen for a movie night in! THE PROXIMITY: Central to downtown St. Augustine, uptown St. Augustine, Vilano Beach and US Highway 1 which takes you to all parts of St. Augustine quickly for shopping, eating and seeing other areas of the city! A sightseeing trolley stop is a 2 min drive away. The walkability of this home to shops, restaurants, coffee spots, museums and even our public library is one of it's top qualities! We are just a few minutes drive from the St. Augustine Airport. THE SPACE: The home itself sleeps 4 comfortably with 1 queen bed and 1 full bed, each in their own bedroom. The Primary Bedroom has access to the private patio area. The bathroom is situated in the common area for easy access by all guests. The second bedroom is located next to the primary bedroom. The kitchen is equipped to service 4+ people to eat together for a great night in! The TV's are all Smart TV 's, so simply login to your Netflix, Hulu or HBO account to enjoy your favorite movies and shows. There are TV's in both bedrooms as well as the living room. THE LAYOUT - Unit B has a solid 2/! layout: BEDROOMS: 1 Queen, 1 Full BATHROOMS:The bathroom is located in the main hall for easy access and features a walk in shower AMENITIES: Linens and towels provided. Fully fenced in patios. Dog friendly. Board games. Fully equipped kitchen. OPEN LIVING: The kitchen is situated adjacent to the living room so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days. PARKING: All driveway parking is dedicated to this unit. There is a driveway to accommodate 1 vehicle, possibly 2. Access is on the alleyway side. LAUNDRY: We offer a laundry room with washer and dryer, starter laundry pods, iron and ironing board and some basic cleaning supplies for your convenience. HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 4 minute drive south on San Marco is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine Beach. This home is situated minutes from Vilano Beach which we can guide you to after booking confirmation. You can also drive to one of the public beach accesses on St. Augustine Beach about 20 minutes away to park and walk on. TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations. SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $49. This fee acts as insurance for minor damages and covers you up to a max of $500 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements. Entire space of Unit A and the driveway, back patio and front patio is included in this rental. Please, make yourself at home. Please be sure to abide by parking options notated in the above section. The back house has it's own fenced in patio with an access gate at the top of the driveway. Please do not enter this area, it is not included with the rental. I am here for you during your stay, but our level of interaction is up to you. I'm only a phone call/message away. You will be able to self check-in upon arrival. WEEKLY SERVICES: There are various service providers that visit and maintain the exterior of the property on a weekly basis and the days they visit vary from week to week. These services include lawn care, exterior pest control, trash handling and where applicable, pool and spa cleaners. Some properties may have other specialty service providers. If you see them outside, they are just on site to do their job and keep the home in its best condition for the enjoyment of our guests. Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Guests must be 21 or older to book. NOISE LEVELS: There are guests in the other unit behind this building. We ask you to be considerate of the tenants in the other unit by keeping noise levels down and observing quiet time per St. Johns County ordinance from the hours of 10pm until 8am. Pack N Play Available Upon Request with 48 hours notice. Dog friendly only. 2 dogs total allowed, with maximum weight of 50 lbs each. Our dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. -This fee is added on to your total after booking confirmation. -The fee doesn't cover damage caused by your pet. We will provide photos and a handyman quote to fairly assess repair charges. -Pets must be fully housebroken, freshly bathed prior to arrival and treated with flea and tick meds within 30 days of check in. -Please share with us any details regarding weight, age, if crated when left alone, if allowed on furniture. If you are bringing a dog, please reach out to us directly about our policy and fees! LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. QUIET HOURS: 10pm-8am per St. John’s County ordinance and are enforced. HOME NOT SUITABLE FOR EVENTS OR PARTIES: The home is not to be used as an entertainment venue for non-registered guests. 1 VERY SMALL DOG OK: Pay your dog rent fee. If you do not submit your dog rent fee and we find evidence of a pet after your departure, this will result in a charge of up to $500. *Dogs must be freshly bathed prior to arrival and a flea and tick treatment must have been applied within the last 30 days* DOG DAMAGE: Pet damage will be assessed and charged per instance based on the cost of fixing/replacing an item. You accept the responsibility of paying for any damage caused by your pet. DO NOT MOVE FURNITURE, appliances or decor from where you found it upon check in. Outdoor furniture must be returned to its original positioning in which you found it upon check in. LATE CHECKOUTS: If we are able to accommodate a late check out, $25 per hour will automatically be added to your reservation. We do not guarantee late checkout availability. You MUST request late checkout if you would like it. Guests who stay past checkout time and did not put in a request will be charged $100 per hour, and we round up. NO VAPING/SMOKING allowed whatsoever on the property. This is strictly enforced. You may smoke outside in the driveway only. Dispose of butts in outdoor trash bins. If cigarette butts are found inside, there will be a $100 charge for every cigarette butt found. There is a $500 charge for lingering interior smoke smell. NO DRUGS: llegal drugs are strictly prohibited. This includes marijuana. NO UNDERAGE DRINKING. NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine. PARKING: Follow parking rules as instructed. MINIMUM AGE to book is 21. Add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian. THE PRIMARY GUEST on the reservation (who submits payment) must be present for the duration of the stay. DAMAGE: In addition to the security deposit, renters are 100% liable for any and all property damage, caused by themselves or guests, during their stay. UNUSED NIGHTS: Unused nights of your stay will not be refunded. CHILDREN: While we allow children, the home is not child-proofed. Parents with younger children use the home at their own risk. CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. LOST AND FOUND ITEMS: We charge a $50 minimum to ship forgotten items, which must be paid in advance. Walking distance to Fort Mose, and right behind Kyle's Seafood where you can get some of the best fresh seafood! It is home to the Florida School for the Deaf and Blind. The community here is amazing. Just a minute down San Marco Avenue is one of the best convenience stores in town for craft and micro-brew beer selection, Vinny's. There is a yoga studio and a great Mexican restaurant, El Potro, one of St. Augustine's hottest coffee shops, DOS Coffee, the famous cross "The Shrine of Our Lady of La Leche" at Mission Nombre de Dios. Also nearby is the Fountain of Youth, the Old Jail, the Ripley's Believe It or Not Trolley Pickup and so much more! We recommend renting a car for your stay.
