BEDROOM | CLOSET - Bedroom #1 - King bed + room darkening shades - Cozy bed, crisp white linens & soft pillows - Mounted Roku TV (guest will need to use personal streaming log-in) - No cable TV - Large walk-in closet + 2 suitcase racks + hangers BATHROOM - Bathroom #1 - En suite bathroom + shower/tub combo + pedestal sink - Plush white towels + shampoo + conditioner + body wash - With original vintage wood doors, bathroom door does not have a lock - There is no electrical outlet in the bathroom LIVING | DINING - Mini-split in the kitchen/dining area regulates the entire apt. - Round, wooden dining table for 4 - Oversized chair + ottoman - There is no "dedicated" living room space. KITCHEN | COFFEE - Kitchenette w/glass top electric range + microwave + apt-size fridge/freezer - Sink + drying rack + fresh sponge + dish soap (no dishwasher) - Dishware + silverware + glassware for 2 - Keurig K-cup maker + drip coffee maker - K-pods + coffee filter + ground coffee + sugar + dry creamer THE BASICS - High speed WiFi - Off-street parking in the driveway for 1-2 cars. - Please avoid street parking if possible - Starter supplies (trash bags, pods, etc.) are provided & may need to be replenished during your stay HOME TRUTHS: - There is no lock on the bathroom door. - The kitchen/dining area floor slopes down ever so slightly - The bedroom stays a little warmer in summer/cooler in winter - This is an old home addition. It is drafty & treated for pests monthly. Occasional spiders or dead bugs are possible. - No laundry access. A laundromat is nearby! Guest access The apartment is completely private! There is one exterior access door (no shared walls or access from main house). With self check-in, two guests will have access to the entire studio apartment and very small outdoor area just outside the exterior door. SHARED SPACES with Main House: The apartment is on the same property as the Main House. The apt. shares trash/recycling bins and outdoor parking area. OFF-LIMITS: The garage and owner's storage room is off-limits. No access to main house or courtyard area (inside iron fence). Other things to note We're looking at you...yes, YOU! We use Truvi's Know Your Guest tool as part of our guest screening process. Truvi is a globally recognized trust and safety company that allows hosts and guests to transact confidently. When you make the booking, Truvi will send you a text/email complete the ID Verification. Your booking confirmation will also include a link to the Rental Agreement. The primary renter must agree to abide and follow these terms and conditions during the entire stay (& share these terms and conditions with all other guests). *Your booking is NOT confirmed until the ID Verification and Rental Agreement requirements have been fulfilled. These steps need to completed within 48 hours of booking or we reserve the right to cancel your reservation and free up those dates for other guests. We get it, accidents happen. As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $300 (for Truvi verified bookings only). Please note, this waiver does not cover excessive cleaning, intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy—reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver. PET FEE - One dog is allowed with prior host approval. The fee is $50 for up to 5 nights. For pet stays longer than 5 nights, an additional fee of $10 per night will be collected after the booking. Let us know about your dog when booking so we can plan accordingly. *Dogs must be current on vaccinations, heart worm and flea/tick regime. Documentation may be required.* OPTIONAL SERVICES - We offer additional services that may be available for an additional fee: * If you don't purchase travel during the booking process, we offer Guest Protect Travel Insurance Plan (GR330) through Generali Insurance. The fee is 6.95% of your trip (exclusions apply). A link to purchase (& more details) will be provided once your booking is confirmed. * Dog Crate Rental - as low as $15/crate/day, based on the size of the crate. * Early Check-In - $35/hour. Must be pre-approved by the host. Non-refundable. * Late Check-Out - $35/hour. Must be pre-approved by the host. Non-refundable. * Breakfast Kit - $95 for assorted breakfast items, delivered & chilling in your fridge. * Snack Package - $55 for assorted snack items, delivered & chilling in your fridge. * Grocery Pick-Up & Delivery - $50, for pick-up & deliver of your grocery order! * Mid-Stay Cleaning - $100 for a 3-hour refresh of the house while you're out & about. * Off-Set Your Carbon Footprint - $10 to plant 25 trees and offset .5 tons of Carbon YARD MAINTENANCE - The home is treated for pests quarterly. In the spring/summer, the yard/garden has sprinklers that turn on in the morning, every other day. The lawn is mowed weekly (mid-week), weather permitting.
