Sleeps 10 across two floors with separate hangout zones — works for one big group sharing the house or for guests who want their own space upstairs and downstairs. FIRST FLOOR (through the front door) - Bedroom with 2 bunk beds — sleeps 4 - Full bathroom - Kitchenette — fridge, kitchen island with stools, sink, hightop seating - Living area with couch - Pool access SECOND FLOOR (up the stairs) - Master bedroom — king bed, en-suite bathroom - Third bedroom — 2 queen beds - Second full bathroom - Full kitchen with loaded coffee bar (Keurig, drip coffee maker, Nespresso) - Living room and dining area - Sunroom - Washer & dryer OUTDOOR - Heated screened-in pool — heated October through June, no bugs, no leaves - Private dock on a saltwater canal with direct Gulf access — bring your boat or use the 4 kayaks - Tiki hut at the water's edge — watch dolphins, manatees, fish, and birds from the seating area, or fish right from the tiki - Fish cleaning station - Fishing rods are shared between guests and not always in pristine condition (tangled, etc.). Usually fine for recreational fishing and kids. Serious anglers, bring your own. NEARBY - Less than 7 minutes to the Weeki Wachee River — kayaking with manatees, paddle to Rogers Park - About 15 minutes to the head springs and state park (mermaid show, official kayak launch) - Local restaurants within 5–10 minutes - The Captain's for boat rentals if you didn't bring your own IMPORTANT TO KNOW - No glass around the pool — we leave plasticware in the kitchen for you to use instead - No pets at this property - Check-in 4 PM, check-out 10 AM (firm) We own and operate this place — fast response if anything's not right. Guest access Some Hernando Beach rentals require a boat lift to reach open water. This one doesn't. We're on the "direct" side of Hernando Beach — your boat goes from our private dock straight to the Gulf, no bridges, no boat lifts. The public boat ramp is also a few minutes away if you're towing in. You have full run of the property — both floors of the house, the pool, tiki hut, dock, kayaks, and yard. Self check-in via keypad — you'll get the code before arrival. Other things to note - Two-story home with no first-floor master. The full kitchen, living room, master bedroom, and sunroom are all upstairs. Stairs are required to access the upstairs. If anyone in your group has mobility limitations, plan accordingly. - The dock is floating (rises and falls with the tide), so tying up your boat is straightforward — no need to leave extra slack. - Heated pool runs around 80°F in winter. Pleasant for swimming but not hot tub temperature. Set expectations with younger swimmers or anyone expecting a heated spa experience. - Hernando Beach is a working canal community. Expect normal sounds — neighbors, boats coming and going, fishing and shrimp boats early in the morning. Quiet hours apply but life happens here. - Hurricane season runs June through November. We monitor weather closely and will reach out proactively if anything threatens your stay. - We don't live on-site, but we're reachable by message anytime — Brian or Janine.
