Other things to note Fur babies are part of the family! 1 or 2 well-behaved, house-trained dogs are welcome at Mineola "Mane" Stay Cabin if renter agrees to follow all pet policies stated in rental agreement. Renter must clean up after pet/s, including but not limited to, stains from accidents or vomiting, pet hair, tracked in mud or dirt, etc. Rental Agreement & Property Policies Mineola "Mane" Stay Cabin 311 County Road 2724 Mineola, TX CHECK-IN: 3:00 PM CHECK-OUT: 11:00 AM ALL RENTERS AND THEIR GUESTS AGREE TO THE FOLLOWING: HOUSE RULES (Summary) NO SMOKING INDOORS PETS NOT ALLOWED IN POND, ON FURNITURE OR IN TUB/SHOWER. RENTERS MUST FOLLOW RENTAL AGREEMENT AND PET POLICIES. RENTERS MUST FOLLOW AND COMPLETE CHECK-OUT INSTRUCTIONS. RENTERS (AND GUESTS) MUST RESPECT THE HOME/PROPERTY AT ALL TIMES. Treat it as if your own! AGE REQUIREMENT - Rental of this property requires a minimum of one adult at least 25 years of age be staying at the property throughout the full rental term. MAXIMUM OCCUPANCY OVERNIGHT GUESTS - This rental provides accommodations for 4 rental guests. No more than 4 guests are to sleep in the home overnight. A renter may contact the owner/s to request 1 additional guest to sleep on the couch or an air mattress provided by the owners. 1 Additional guest must be pre-approved by owners and their is an additional guest fee of $25. EVENTS & VISITS – No weddings, parties or large gatherings are allowed without prior approval from owners. Renters may have a limited number of guests over to visit. Max occupancy in the home during a visit is 8. SMOKING - No renters shall smoke or vape any substance, or permit visitors to smoke or vape, inside the home. If a renter chooses to smoke outdoors, they must extinguish butts completely (bowl provided) and dispose of in large trash cart at street before departure. DO NOT EXTINGUISH A CIGAR OR CIGERETTE ON THE GROUND! Renters may be charged if this policy is breeched and will be responsible for reasonable costs for rectification of any damage caused or for appropriate cleaning, fumigation, etc. required. DO NOT LEAVE BUTTS ON THE PROPERTY’S GROUNDS. SAFETY - Renters are fully responsible for the safety of themselves, their children and visitors, both inside and outside the home, at all times. NEVER LEAVE CHILDREN UNATTENDED on the property. Renters are responsible for ensuring any visitors comply with all rental policies. Renters specifically accept all liability for use of the pond and fire pit on the property and understand the owners shall have no liability for any accidents, injuries or death that may result from the proper or improper use of said pond and fire pit. Renters specifically accept all liability for use of tree swings or possible encounters (not common) with wildlife. Being a rural landscape provides a natural habitat for creatures such as spiders, snakes, possums, other insects, mice, lizards, deer and others. RENTERS ARE RESPONSIBLE FOR SAFETY FOR THEMSELVES, THEIR CHILDREN AND GUESTS, IN AND AROUND THE PROPERTY! >>> Renters are responsible for extinguishing all candles and turning propane tank valve to OFF after use, as well as using safety precautions around the firepit and pond areas. FIRE PIT – Renters are responsible for fire pit safety. Owners may provide firewood in fall & winter, but availability depends on usage by guests at any given time. Renters need to bring their own fire starter or lighter fluid. Long-handled lighters and roasting forks for marshmallows or hotdogs are provided. POND - Catch & Release only! NO SWIMMING OR WADING!! CHILDREN MUST BE SUPERVISED AROUND POND AT ALL TIMES!!! PET POLICIES - Your furry friends are part of your family and therefore welcome at Mineola "Mane" Stay Cabin. Up to 2 well-behaved, house-trained dogs under 50 lbs each are allowed with a $50 fee. NO CATS or other pets allowed at this time. > Dogs are free to roam the property, but know that it IS NOT fenced. Renters are responsible for their pet’s safety at all times. > Dogs ARE NOT ALLOWED on beds, couch or chairs. PLEASE ADHERE TO THIS!!! Dogs ARE NOT ALLOWED in pond, in tub/shower or in home wet. > Dogs MUST be crated if left inside the home alone. > Renters must collect and dispose of all shed pet hair on floors, carpets or deck before check-out. Renters credit card on file may be charged for excessive pet hair found during cleaning on furniture or any damage from stains or chewing. > Renters must bring pet belongings needed for their stay including pet bed, pet bowls, pet towels, crate, dog toys, etc. Owner provides pet waste bags for clean-up in the yard. > If pet has an accident in the home, renters are responsible for cleaning up after them immediately. Carpet spray, paper towels and a scrub brush are provided. Property owner/s are not responsible for renters pet’s safety while on the premises. Renters are responsible for keeping an eye on their pets. INDEMNIFICATION & HOLD HARMLESS - Renters agree to indemnify owners and owner’s agent and save owners and owner’s agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property, arising from or out of any occurrences in, upon, or about the premises, occasioned by an act or omission by owners, owner’s agent, guest or other occupants. In accordance with booking this property for rental, it is understood and agreed that owners and owner’s agent will not be liable for any damages or injury/death to guests or other occupants and their property from whatever cause arising from the occupancy of 704 Paluxy St. Glen Rose, Tx, both inside and outside the house, whether on the property or elsewhere. ATTORNEY’S FEES AND COSTS – If your host employs an attorney/s to enforce any conditions of the rental agreement, you the renter shall be liable to your host for reasonable attorney’s fees and costs incurred by your host. FALSIFIED BOOKINGS – If a renter books under false pretense, including, but not limited to, a falsified name, age or size of party, or number of pets, the renter may be subject to immediate eviction from the property and forfeiture of all amounts paid for rental. HOST ACCESS – If requested, renters shall allow their host access to the vacation rental property during their stay. The owner/s shall only access the property in an emergency or situation that requires owner’s presence. The owner/s shall provide prior notification to guest through phone call, text or email before entering the property. CLEANLINESS - Renters are expected to treat the rental property, both inside and out, with respect, keeping in mind that this is an individual’s home, not a hotel room. Even in cases where a cleaning fee is charged, guests are expected to leave the rental property in a clean, neat and orderly condition. Renters are not to move furniture. MAINTENANCE – Renters must contact owner/s IMMEDIATELY with any unexpected maintenance issues. Owner/s will call and set up an appointment with a repairman asap, if needed. Renters should not flush feminine products, diapers, paper towels, wipes or excessive amounts of toilet paper down the toilets. Renters should not pour grease down the kitchen drain. It must be disposed of in the trash can. TRASH – RENTERS MAY NOT MOVE LARGE TRASH RECEPTACLE NEAR THE STREET. Renters are responsible for taking all trash to the large receptacle BEFORE CHECK-OUT. DO NOT LEAVE FULL TRASH BAGS IN THE HOME OR ON THE FRONT PORCH OR BACK DECK. DO NOT LEAVE CIGARRETTE OR CIGAR BUTTS ON THE GROUND. DAMAGE – Renters are responsible for reporting any damage incurred during their stay immediately for owners to assess, using text or email. Renter's credit card on file may be charged for any damage incurred to the property or the home’s contents by themselves, their children, their guests or their pets. CANCELLATIONS, NO SHOWS, RESCHEDULING - Renters may cancel or request a cancellation of their reservation online through their traveler account with VRBO or AirBnB. A 100% refund is given with at least a 30 day notice. Renters will be refunded ½ with notice from 14 to 30 days. No refund is given between 14 days and the arrival date. No refund given for NO SHOWS. Renters may contact owners to reschedule reservation dates through their AirBnB traveler account. NOISE - Although there are few neighbors, renters and their guests must maintain a reasonable noise level at all times out of respect. Quiet hours: 10:00pm – 8:00am Renters must conduct themselves appropriately while visiting Mineola "Mane" Stay Cabin.
