Additional Guest Fee: Our nightly rate includes up to 16 guests. If your group exceeds this number, there will be a charge of $150 per additional guest, per night. Good Neighbor Policy: Quiet hours: 10 PM – 9 AM No large outdoor speakers or fireworks Small personal speakers are okay—just keep the volume respectful Do not retrieve balls from neighboring yards or knock on doors. Contact us if needed. 🚭No Smoking or Vaping: Strictly prohibited anywhere on the property. A $500 deep cleaning fee will apply for violations. Firewood/Propane Safety: Cover firepit with the "firepit cover" after each use. Fully extinguish any fire We don’t supply firewood, but we will give recommendations nearby. No lighter fluid or charcoal in fire pits or fireplaces—violations may result in a $500 fine Trash: Bag all trash before placing it in bins. Do not leave loose items or bags on the ground. 🛠️Accidents Happen: Please report any damage or spills promptly so we can take care of it. Cleaning: Excessively dirty homes may incur extra fees. If violations affect future guest bookings, you may be held financially responsible. 🔐Check-Out: Standard check-out is 10 AM unless otherwise agreed. Late check-out incurs a $100 fee per 30 minutes. Basketball Rim: Please do not dunk or hang on the rim. Damages will result in a fine. Hot Tub: Please cover up the Hot Tub with the cover after each use. Outdoor Games: Please put all items in the metal rack and inside the "storage door" after each use. Doors & Drains: Please make sure to shut each door properly (including storm doors). Be sure to keep french drains in the backyard clear of any dirt so rain can pass thru. ⚠️ Important Note: Violations such as excessive noise, unauthorized guests, tampering with security systems, or disturbing the neighborhood may result in a fine of up to $1,500 and/or cancellation of your reservation. Other things to note The cleaning fee includes towels and linens for your stay, and we do include about beach towels for your convenience! Pool and hot tub are private and unattended, so swim at your own risk. Children must be supervised in and around the pool at all times by an adult. No food, drinks, alcohol, glass, etc. are allowed in or around the pool. You must be at least 28 years old to book. - No events, house parties, weddings, receptions, etc.. - No smoking in or on-premise. - NO Pets - Max occupancy: 16 guests - Max 4 cars in driveway, please do not park on street - Be respectful of our neighbors, as we are located in a residential neighborhood with lots of young children. If there is noise outside after 9pm the neighbors will complain.
