The kids will love the lower level bunk/game room! Well-Appointed Bedrooms and Bathrooms: Retreat to one of our well-appointed bedrooms (three king, one queen, and the twin bunk room), where plush beds and soft linens ensure a restful night's sleep. Wake up to the gentle sound of nature and the creek life arising (Bald Eagles, Osprey) and step into the ensuite bathrooms, complete with modern fixtures and luxurious amenities for your comfort and convenience. Two of the four main bedrooms are ensuite, and the primary has a double shower, heated floors, and soaking tub under a skylight for the most relaxing bathing experience. The twin/bunk room on the lower level does not have a door, but it is at the base of the stairs going to the lower level so affords some privacy. Outdoor Oasis: Step outside and discover your own private outdoor oasis, where endless opportunities for fun and relaxation await. Take a refreshing dip in the sparkling pool, soak up the sun on the spacious pool patio, or gather around on the stone terrace for cozy evenings under the stars. With a large waterfront dock at your disposal, you can also venture out onto the creek for kayaking, paddleboarding, or fishing (byo poles), or simply enjoying the tranquility of the water with your morning coffee or evening drink. And the dock may be used here and there by the owners to access boats. Say hi if you see them! There is currently no water or electricity at the dock. Cameras: We have one active recording camera at the front door and two inactive, non recording cameras, one at the pool and one at the patio. Add to your wish list or book it right now! Seasonal Availability Notice: Half Bath: Please note that the half bath is closed during the winter months to prevent freezing, as it is not heated.. Outdoor Shower: The outdoor shower is also turned off during colder months for the same reason. We appreciate your understanding and hope you enjoy your stay at Topside! While the owner may occasionally utilize the dock from a neighboring property to take out their boat, rest assured it won't disrupt your experience. The Rappahannock River is home to Virginia's oyster, and Carter's Creek welcomes local oystermen and women, creating a vibrant scene right from our shoreline. Please note, the abundance of oyster shells makes sturdy water shoes a must for safe exploration. DOGS: We love dogs! We charge $25 pet fee per night, per dog. Please let us know if you are bringing a dog, and we will request payment separately. Dogs may not be locked in any rooms or kept on outdoor porches. We kindly that they stay off the furniture and beds as well. Thank you for your understanding! The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property. Dock has power but no water. There is a 50-amp plug and a standard outlet available. To ensure transparency, please note that if your payment was processed via Stripe and you choose to cancel your reservation, the initial Stripe processing fees are non-refundable, as per Stripe’s policy. Jellyfish are present around the dock during the summer months , so please use extra caution when swimming or wading in the water. We also recommend wearing water shoes for added protection. Stay safe and enjoy the water! Our property offers access to beautiful waterfront features such as river access, private dock, beach, and water activities. While we want you to have a fun and relaxing experience, it’s important to understand that water activities come with certain risks. Waterfronts are fun but unpredictable environments. Even strong swimmers can run into trouble. There are no lifeguards on duty, and natural conditions may vary, including slippery surfaces, changing water depths, sharp objects, or wildlife. To ensure everyone’s safety and to comply with insurance and legal requirements, all guests must acknowledge and accept these risks. This waiver applies to any water-related activity or equipment you may use on or near the property, including: Swimming or wading Using paddleboards, kayaks, rafts, or canoes Walking on docks, beaches, or near water Fishing or boating Any other recreational waterfront use By using the waterfront or any water-related equipment, you understand and accept that: Water activities are inherently risky. You are responsible for your own safety and the safety of anyone in your group. The property owner and host are not responsible for any accidents, injuries, or deaths that occur during your stay, regardless of the cause. Important Safety Rules To help keep everyone safe, we ask that you follow these basic safety guidelines: No lifeguard is on duty – swim and use water equipment at your own risk. Children under 18 must be supervised at all times when near or in the water. No diving or jumping from docks, boats, or other structures. No water activity under the influence of alcohol or drugs. Wear life jackets when using kayaks, paddleboards, or any watercraft. Check weather and water conditions before going in. Avoid using the water after dark or during storms. Release of Liability By staying at this property and/or using the waterfront: You agree to release the property owner and host from any legal claims or responsibility for injuries, losses, or damages that happen due to water activities. You accept full responsibility for any accidents that occur while using the waterfront or watercraft.
