Welcome to our cozy condo with the gorgeous views from Lake Memphremagog! This upstairs 1st floor condo features two bedrooms and two bathrooms, offering a living area with an open kitchen/dining area and a bright living room that includes base board heating. The primary bedroom has an en-suite with a full bath, and there's a second bedroom with an additional ¾ bath with laundry facilities. The views and breezes from deck provides stunning lake views and the property has lake access! The space Wake up to lake views, pour coffee on the deck, and enjoy a cozy condo designed for your comfort. We are in the gorgeous North East Kingdom, right on Lake Memphemagog! The Condo is lake front and has amazing views off the balcony. There are 2 chairs to sit and enjoy the view. Fall foliage is upon us, the hikes and the fall weather is still fabulous!!! Winter: Skiing resorts are close by....Think about taking a trip to the North East Kingdom! Our cozy condo has the WOW factor with your view! We are 30 minutes from Jay's Peak, on the lake. Your lovely two bedroom condo is in a building with four units. It's private, upstairs on the right and is directly on the lake. Now that winter is here, let it snow, let it snow, let it snow! Ski resorts are opening and we are ready for the ski season! Ski season and we are ONLY 30 minutes from Jay's Peak Ski resort! We have other fantastic skiing over the Candian border at Owl's Head (40 minutes away) and Stowe (1 hour away) Once inside, there are two full sliding doors. One off the living room and another sliding door off the Master bedroom. The living room has a TV with full cable and all the Roku stations, to stay in and relax. Private entrance: There is one parking spot out front and it is up one flight of stairs. There is a KEYLESS entry, so you can come and go as you please. Full kitchen with everything that you need. Including a Keurig coffee maker, with some pods to get you started. Dining table and chairs to sit and enjoy a meal together, with a lovely bay window. Internet and WIFI for you to enjoy. Bedrooom One: King size bed with a TV with Roku stations. Sliding glass door to the deck. Bathroom One: En Suite to bedroom one. With a bathtub/ shower and toilet. Bedroom Two: Two Single beds off the main living area. Bathroom Two: Off the main living room. Has a shower and toilet. Full sized washer and dryer in bathroom two that are brand new as of, August 2024. **We are 3 miles outside the small town of Newport, VT.** **Please check out my guidebook. There are so many great hikes, the best skiiing, and fun local places to check out. There are some fun adventures over the border into Canada, as well. So bring your passport if you want to explore! **We are close proximity to VAST snowmobile and VASA ATV trails. It's also within a 20-minute drive to Jay Peak Resort, offering skiing, an indoor water park, and a golf course. SPRING and SUMMER HIGHLIGHTS: About the location: 3 miles from Newport, VT. Lake front community that enjoys access to a variety of amenities all withing a 5 minute walk from the condo: **Shared boat dock, a canoe/kayak launching dock, **Clubhouse, **Heated pool (open Memorial Day to Labor Day), **Tennis court **The community is on a property is set on approximately 50 acres of common land with 36 total units, emphasizing a communal and outdoor lifestyle. **The!re are two full length sliding doors providing natural air on the master bedroom and the living room. And, the summer temperatures in Newport, VT (August: 80 degrees F (27 C) ** PLEASE NOTE: THERE IS NO AIR CONDITIONING** Please note: During the winter months, The condo association does help with snow removal of 3 inches or more (at 7 am and 5 pm) but should you need to remove any snow from the stairs there is a shovel and extra salt for your use. Guest access The entire unit is yours. Private entrance. Ring doorbell. Up one flight of stairs, on the right. Keyless entry. Check in at 4 pm and check out at 11 am. Other things to note Winter time with snow. If there is more than 3 inches of snow, shoveling by the condo association of stairs in the front will take place at 7 am and again around 5 pm. The last 0.3 mile drive from the road to the condo is a natural track, it may have some snow or ice, please drive with care. You may need snow tires or 4 wheel drive to access the lakeside condos in the winter time. Summer time. Lake front. There is lake access for boating or fishing. There is a place to store your own kayak or canoe, if you bring with you. Heated Pool (open Memorial Day to Labor Day) No lifeguard. Swim at your own risk. **Please note: There is a ring camera at the entrance and keyless entry** **No tampering with the ring camera. It is there for everyone's security. Tampering or disabling the camera, your reservation will be canceled.** Winter time: Please note there is a shovel and extra salt for your use on the stairs and please be cautious in the winter months. The condo association does their best to help with the snow but everyone needs to be careful with wintery conditions of ice and snow.
