With a luxury open-concept living and kitchen space, the property boasts a chef's kitchen with top-of-the-line appliances, quartz countertops, and a large island for both meal preparation and additional seating. With dining right off the kitchen and next to the 4-panel exterior slider, you are bathed in natural light with pool views creating a serene coastal vibe. High-speed internet allows you and your guests to stream any movie or show on the 7 Smart TVs. Live/Cable TV is provided through YouTube TV and guests can login into any streaming apps. With plenty of classic board games, poker chips and playing cards, pool toys, beach toys, beach chairs and umbrella, 6 bicycles, coolers, adjustable bench with dumbbells, we strive to ensure you and your guests have everything possible to enjoy your close to the beach stay. Other things to note HOUSE RULES and INFORMATION: to make your stay more enjoyable but also respect the neighborhood as this is a residential quiet community. _______________________________________ Quiet times ordinance: 10:00pm-7:00am as required by Collier County ordinance. No parties, events, smoking, vaping, of any kind. No outdoor speakers. No exceptions. _______________________________________ SECURITY CAMERAS: There are 5 total security cameras on the property: - 2 side yard cameras facing back - this is not only for security but to ensure the yard and pool are being serviced for your 5-star enjoyment! - 1 driveway camera - 1 doorbell camera - 1 inside the garage camera pointing towards the overhead door is used for incoming packages/handyman access. ————————————————————— Parking: Max of 5 vehicles. All must fit in driveway. No parking on lawn (4 vehicles fit comfortably in driveway). One car can fit in garage but due to amenities we provide but we prefer driveway parking). _______________________________________ POOL INFO AND ALARMS: The pool is set to run/heat/filter from 8am-5pm daily. Please do not change any settings! There are directions next to the pool control on how to switch from pool to spa, turn on lights, etc. The heat on the pool is set to 85. The pool may be colder (due to outdoor temps in winter) or hotter (summer). The spa is set to 99-104 degrees depending on the season. ***In extreme cold temps (50 and below) the heater may not turn on. We have NO control over this as this is how Florida pool manufacturers design the heaters to shut off and avoid the equipment breaking. No refunds or credits will be given due to this, pool/spa temps, weather, or any standard pool equipment malfunctions or normal equipment operations as designed. We make every effort to ensure best pool/spa experience by hiring a 2x a week pool technician who cleans and manages this pool (significantly more than competing listings). Pool techs will show up unannounced (usually Monday and Thursday) and must be allowed to perform their services. POOL ALARMS - HOW TO USE: As required by Florida building/safety code, the slider doors and some windows do have pool alarms. This is for safety and these must remain installed and not tampered with. VERY EASY TO USE: 1. Press bypass button (disables alarm for 10 seconds while flashing red) 2. Open door and enter/exit within 12 seconds 3. Close door The red flashing light after you press the button is just to let you know it's disarmed (not to be confused as a low battery indicator which is a solid red light). *** there is a switch to disable the alarm entirely but you acknowledge by booking this listing with these rules published that you 100% inherit all liability associated with this by Florida pool code. _______________________________________ HURRICANE Policy: Only in the event that a mandatory evacuation is issued by Collier County, we will issue a full refund. If a mandatory evacuation is not issued we do not issue any refunds. We highly recommend obtaining travel insurance for your stay just in case. _______________________________________ WHAT'S IN THE HOME: KITCHEN ESSENTIALS: We do try to supply basic supplies like salt, pepper, spices, cooking sprays, coffee Keurig cups as we try to aim to please! If you have your own preferences please plan accordingly. We love Narrative Coffee close by! The kitchen is stocked with high-end All-Clad non-stick, All-Clad stainless steel, some cast iron, plenty of plates, cups, flatware, kids dinnerware, plastic-only glasses for pool area, rice cooker, mixers, table mats, air fryer, slow cooker, toaster, blenders, pour over coffee, electric kettle and more! We like to cook and tried to think of everything and keep the quality high ;) BATH ESSENTIALS: Basic toiletries are provided in each bath and we provide lotion, hand soap, body wash, shampoo, and conditioner. We strive to provide enough for the typical vacation duration but if you are in need of more or a different brand, please make plans to purchase anything additional or special. Bath towels, pool/beach towels and linens are provided. Please try to only use what you must as laundry is a time-consuming part of the turnover cleaning. _______________________________________ LAUNDRY: 2 washers and 2 dryers for your use! Laundry detergent/pods are provided. Simply throw 1 pod into the wash machine drum with laundry (we do try to supply stain spray if something is heavily soiled). If using the dryers, please try to empty the lint catcher every time for your safety! _______________________________________ TECHNOLOGY: WiFi: Host will message you access closer to your check-in date. SONOS Speakers: 3 TVs have Sonos speakers that may be used for music streaming. Please respect volume as per city ordinance and respect for neighbors. TVs: All Smart TVs and are logged into the home's user account. You may use your own login for any apps EXCEPT YouTube TV (keep ours logged in). LIVE TV/CABLE: YouTube TV is provided to you which has live local channels and cable - our treat :) . PLEASE DO NOT LOGOUT SO EACH GUEST CAN ENJOY. Bedroom Charging Stations: Each bedroom has night-stand plug-ins that take standard, USB and USB-C cables to charge your electronics. Please do not switch any outlets as some of them are on wall-switches for night-stand lamps (the upside down outlets are powered by wall switches).
