Villa Tramonto (Sunset Villa) is a Tuscan-style house directly on Lake Travis in the Texas Hill Country. The house has a 180 degree view of the lake and the undeveloped park across the lake. It has an unheated infinity edge pool, outdoor kitchen, and open-air game room with 8ft pool table. It has a private dock with deep water access and a boat lift. Maximum twelve adults (21 and over), up to sixteen persons total. Electronic lease signing and ID required (see below). The space Beds - There are 11 beds that will accommodate sixteen people. On the second (top) floor, bedrooms #1 and #2 have king beds and their own en-suite bathrooms. Bedroom #3 has a king bed and shares a bathroom with bedroom #4. Bedroom #4 has two twin bunk beds. On the ground floor the bunk room has one queen/queen bunk bed, two twin beds, and an en-suite bathroom. The entrance to the bunk room is from the ground floor open area. Kitchens - The second floor main kitchen has a professional range with two ovens, a stovetop, a griddle, a microwave, two refrigerators and four coffee makers. - Additionally, the balcony has a 36in propane gas grill. - The cooking area by the pool has a 42in propane gas grill, power burner, and a sink. Seating - On the second floor there's an eight chair table in the dining area, and a kitchen bar that seats five. - The second floor balcony has a table that seats four, along with four cushioned chairs. - The first floor pool area has plentiful seating with high chairs at the bar, cushioned couches, chairs, lounges and two large tables. - The lighted fire pit has an additional six rocking chairs. Game Room - The open-air game room has an eight foot pool table, shuffleboard, and darts. - The garage has a ping-pong table, foosball and other games. Grounds - The pool area and fire pit are fenced in. - Beyond the fence is a 6 foot wide walkway to the dock. Deer roam freely in the area. - Lago Vista is a dark-sky community. On clear nights the stars, planets, meteors and satellites offer a spectacular show. Distances - Villa Tramonto is about 60mins from downtown Austin, 70mins (47miles) from Austin-Bergstrom International Airport or the Circuit of the Americas. - Lowe's Market (full service groceries) is 14 minutes away. - The local gas station / convenience store is 9mins away. - By boat, Villa Tramonto is at the 27 mile marker from Mansfield Dam, about 4 miles from Devil's Cove. The Dock - The dock has a table and chairs, two tandem kayaks, and a shed with PFDs and paddles. - The dock has two floating 'drive-on' jet-ski platforms. - The dock has one boat lift; maximum boat length on lift is 24ft, maximum boat weight on is 5000lbs. - A second boat up to 30ft can be tied off at the dock, but cannot be lifted. - It's a short kayak crossing to Pace Bend Park. - Fishing off the dock is fine with appropriate license. - Assess to a POA-managed boat ramp may be requested in the lease. Miscellaneous - The house has a washer and dryer. - The bedrooms, the living room and the game room have a television with DirectTV. - Assess to an elevator may be requested in the lease. Guest access - The entire house, grounds and private dock, save for a few locked owner's closets, are available to the guest. - The 2nd floor is reached via 30 steps. Access to an elevator can be requested. - A maximum of seven vehicles can be parked in the driveway behind the gate. - There is absolutely no street parking; violators will be towed. Other things to note LEASE TERMS Occupancy & Basic Rules - Max twelve adults (21+), sixteen total persons. Infants in playards don't count against this total. - All guests must be listed in Lease Attachment A - GUEST LIST. - Events like weddings, parties, or similar events with non-overnight visitors are expressly disallowed. Visits by caterers must be approved in advance. - No pets without separate approval, no smoking indoors, no fireworks, no illegal drugs, no sustained loud noise or music. Monitoring - A camera faces the driveway to observe vehicle activity. All guests must be parked on the driveway, behind the gate. Parking on the shoulder-less street blocks neighbors and emergency vehicles and will result in a ticket and tow. - There are two exterior sound level monitors. The Lessor is alerted to tampering. - The Lessor is alerted if noise is sustained for five minutes at or above 75 dB during the day or 70 dB during quiet hours between 10PM and 7AM. - Alerting is not triggered by random bursts of laughter, kids playing, or background music that allows normal conversation. - The Lessee is the primary point of contact and is expected to bring their group into compliance upon notification. - Repeated alerts or substantiated neighbor complaints about noise or parking constitute a lease violation and may result in termination without refund. - We expect our neighbors to not disturb our guests, and we expect our guests to respect our neighbors. Grinder Pump - Everything that goes down a sink or toilet encounters a 'grinder pump' that pumps waste uphill to the city sewer system. - Tampons, feminine napkins, 'wet wipes', food scraps, grease, or oil will clog the pump. Use a waste basket instead! - An alarm in the garage will sound if the pump is clogged. Contact the Lessor immediately as toilets will back up. - If the pump ceases to operate during the rental period or immediately after checkout, and the plumber finds evidence of Lessee misuse, then the Lessee agrees to pay for the service call and repairs. Dock & Boat Lift - Maximum boat length on lift is 24ft. Maximum boat weight on lift is 5000lbs. - Discharge all water from ballast to lighten the lift load. - Lift should be ALL THE WAY UP, else cables may slip. - Tie boat to dock to mitigate risk of lift malfunction. - The Lessor is not responsible for boat damage due to lift failure. - Please leave the boat lift up when not in use. - A second boat up to 30ft can be tied off to the dock, but cannot be lifted. - Lake Travis is not a constant level lake. Because of this, the stair count to the dock will vary from 20 to 100 steps, and may not have handrails for its full length. - The dock is not visible from the house. Children must be supervised. Pool & Fire Pit - Safety: Swim at your own risk. Children must be supervised. NO DIVING (max 6ft depth). - The pool is NOT heated. Please don't tamper with pump settings in an attempt to activate non-existent heating equipment. - At night, turn off the pool light (on the wall facing the lake, to the left of the pool) to avoid bug swarms. - Be aware of Travis County burn bans before building a fire. Drown fires with a bucket of pool water before retiring. Elevator - The elevator at Villa Tramonto is not ADA compliant. - The doors are not automatic, and there's no emergency communication system. - The elevator car has a scissor gate that must be manually operated. - Children must be supervised when using the elevator. Liability - The Lessor is not liable for disturbances beyond their control or utility outages. - If any equipment (AC, heating, elevator, etc.) or service (wifi, television, etc.) fails during the stay, the Lessor will address the problem as soon as possible, but no refund is due for the time the equipment/service is not working. - Lessee assumes all risk for loss of property, injury, or death for all guests.
