On the panoramic terrace in front of the natural stone house, you can simply relax undisturbed in the middle of nature! The tastefully renovated holiday home is located on the organically managed "Capraleccia" estate. Despite its secluded location, the medieval village is within minutes walking distance. From the spacious panoramic terrace, you can let your gaze wander from the Apuan Alps to the Apennines, over the gentle hills towards Volterra. The entire natural stone house on the organically managed property was renovated in 2022/2023. It is new and equipped to a high standard, with many stylish details: quality mattresses, designer couch, stylish bathrooms. All living rooms are equipped with air conditioning/heating. Located in the heart of Tuscany, you can take day trips to Florence or Siena, and in 50 minutes you can be in Pisa. Places famous around the world for their beauty. San Gimignano and Volterra, with their incomparable Italian lifestyle, are even closer, and the Bocelli concert venue is at your feet. The house has 2 bedrooms on the upper level, each with its own bathroom with shower. In between is the studio/"artist's studio" with another sleeping option. This room offers an inspiring workspace with views over the Tuscan hills. There is a third bathroom on the lower level, accessible from the outside; your private washing machine is there. The terrace, accessible from the living room and the kitchen, offers a fantastic view of the Tuscan hills. The kitchen is fully equipped for 5 people, with good dishes and complete kitchen equipment. Organic soaps and dishwashing liquid will be provided, as well as premium-quality towels. Everything so you can feel comfortable and enjoy your vacation to the fullest. Our vacation home does not have a TV – we find the really good stories within ourselves and in our surroundings. They just want to be discovered! Here, above the hills of Tuscany, you can have conversations, observe wildlife – simply immerse yourself in the idyll and recover from everyday life. Guests are always greeted with a basket filled with organic products from the property. A sample of our olive oil, which is obtained from the olive trees around the house, is also provided. The owners welcome their guests themselves and look forward to sharing their enthusiasm for the region and the 'dolce vita' in Italy. LOCATION The cottage is in a secluded location, surrounded by our vineyard and olive grove. The forest begins behind the property. The medieval village of Orciatico is within sight and a 3-minute walk away. In the evening, it is romantically lit. In the village there is a nice, typical Italian bar, an ATM and a church. For shopping, the neighboring town of Lajatico (10 minutes by car) is a good option, with two grocery stores/supermarket, a bakery, a butcher and a weekly market with regional fish. There are numerous restaurants in the area. SURROUNDINGS The Capraleccia is nestled in a natural paradise. From the front door, you can set off on shorter walks or longer hikes in the forest and the surrounding area. You can spend hours discovering the Mediterranean flora and fauna. Destinations such as an old windmill or the medieval castle ruins "La Rocca di Pietracassa" are very close. On the bank of the stream in the forest, the Holy Madonna is even said to have left her footprints on a mossy stone, the famous "tracce della Madonna." THE SEA The sea can be reached in just 50 minutes. In this vacation home, you can enjoy typical Tuscan country life without the tourist hustle and bustle of the coastal strip, but you can get there in less than an hour. Just south of Cecina are the wonderful natural stands on the crystal-clear Tyrrhenian Sea, in the middle of a nature reserve. You can walk for miles along the sandy beach, partly through soft sand, partly through fine gravel. Just behind it is a pine forest that attracts not only walkers but also cyclists. The famous beaches of Populonia are also within easy reach. Guest access The stone house is a detached house. You can use the entire area around the stone house, including your own viewing terrace. In front of the house is a convenient parking space for cars. This is shared with the owners, who live in the house next door. Other things to note BED LINEN and towels included. They are changed after 7 days. ARRIVAL AND DEPARTURE possible on any day of the week. DAMAGE: Please handle our furnishings in the house carefully. You are responsible for any damage you cause during your stay. We ask that you notify us of any damage. We will not hold you responsible for minor damage. However, in the event of major damage, they are responsible for reimbursing the cost of the repair/replacement parts. SMOKING is NOT allowed in the house. Of course, you are welcome to smoke outside.
