House in the Landes with pool and fireplace

It is in the middle of the fields, forests and vineyards of Armagnac that "La Parenthèse" is located, a Landes house with magnificent beams (sometimes low) with swimming pool, garden, large living room with fireplace and 5 bedrooms, the whole can accommodate 15 people (surcharge beyond 10). The property is located 3 km from the center of Labastide d'Armagnac, 25' from Mont-de Marsan (Landes) and Nogaro (Gers), 20' from Lake Uby in Cazaubon and about 1h30 from Bordeaux, the Pyrenees and the Landes coast The space La Parenthèse is a place aspiring to calm and tranquility. If you are looking for a place to relax, this may be the place that suits you. No parties or noisy stays are accepted. Arriving at the property, you will access the house through the kitchen in which are at your disposal a gas stove with several ovens and dish warmer, a wood stove also having an oven, a dishwasher, a fridge and various accessories and essentials to make your delicious meals. The kitchen opens onto the large living room of about 50m² and high ceiling, with an insert fireplace, a large sofa, a pleasant bar and a lunch area. From this room you will have access to the whole house, all about 150m². On the upper levels are 5 bedrooms which sleep between one and 4 people. On the ground floor you will also have access to a toilet and a double bathroom with shower, bath/shower and WC. Finally, the large French door in the living room opens onto a terrace with a south facing pool. A lunch area is also set up. The gate, as well as the kitchen, gives access to the garden area reserved for you during your stay. The house is located in the middle of the fields, forests and vines of Armagnac. It is also minutes away from the Gers where the landscapes and sites are just as beautiful as in the Landes. The property is off-center, it is 3km from Labastide-d'Armagnac. With our few neighbors, we appreciate the calm and serenity of the place. WE remind you that NO FESTIVE OR NOISE-PRODUCING EVENTS are ALLOWED! The terrace with pool is resonant and our neighbors live just behind the hedge… Our house is very close too. Because of this, the use of outdoor spaces must be done in peace to preserve the tranquility and serenity of the place and the inhabitants. Like any dwelling in the countryside, you may meet small roommates with 4 or more paws. Regularly we plug the holes but it is a 1900 house, an old winery that keeps its authenticity. Don't worry, it's the countryside😉. As soon as the cold arrives, the windows and doors must be closed, not only to avoid attracting these little clever ones but also, and thank you for thinking about it, to keep the heat from the radiators inside, thus avoiding panicking the boiler... and my wallet 😉 However, I would like to remind you that there are 3 adorable animals—two dogs and a cat—living on the property, who will try to charm you into giving them some petting. They don't come to your house and they know it! However, this remains to be admitted to the matou but you will not hesitate to gently remind him of this rule if he came to your place 😉 On the tour side, you are 1h10 from the litorral, the Pyrenees and Bordeaux, 2 hours from Toulouse, 1/2 hour from Mont-de-Marsan (Landes) and Nogaro (Gers) and 3km from the center of Labastide d 'Armagnac. There are still many other destinations to which you can go such as Lake Uby, in Barbotan les Thermes, which is 20 minutes from the house and which allows beautiful walks and fishing activities... and rowing for the licensees 😉 Here is a great place to be! Guest access Apart from two rooms (one behind the living room and the boiler room) you will have access to the entire house, the terrace and the garden part that is on the west side of the house. Other things to note Some information to consider: THE POOL: - Depending on the length of your stay, we may need to intervene for the pool but we will let you know beforehand. - The pool has a depth of about 1.50 m along the entire length. 3 steps allow access and it is important to be aware that there is no protective barrier directly around or an alarm system. Everyone, adults and children, can reach it through the French window in the living room and the 2 gates located at each end of the terrace. The swimming pool can be used June to September. TRANQUILITY OF THE VENUE: - To maintain the tranquility of this place, the use of the pool must cease after 8pm and there must be no more noise outside after 10pm. The rest of the time, we thank you for using these spaces already resonant in calm, out of respect for the neighborhood, for us who are nearby and especially for our neighbors, kind and peaceful retirees who yearn for tranquility throughout the year. SHEETS AND TOWELS: - Bed linens and bath towels are not included in the price but are offered as an option if you don't want to bring your own. In order for your beds to be ready upon your arrival, the request for the option must be made one week before your arrival. Beyond that, the packs will be placed on each bed used. THE HOUSE AND THE PROPERTY: - The house is a Landesan, some spaces have low beams. These beautiful typical rooms are part of the charm of this house but will require older people to bend down sometimes. - The property is not fully fenced. - Outside of summer, a few logs will be available next to the fireplace to allow you to make a flare-up. If you want to extend it or make another one, you will need to provide the logs (available in a supermarket per bag of 10, about €9) Thank you for not serving yourself in the outdoor reserve. Recently arrived at this property, to be able to welcome you, I had to do some work for 6 months! The house was really not in good condition 😱😉 I took care of the most urgent matters. All the rooms have been redone, but some things are planned to be done later, including the addition of a bathroom or a layout different from the current one (bathroom in 2 adjoining rooms with shower, bathtub, multiple sinks and toilet) and the installation of a larger hot water tank. For now, and please believe that if I could have done otherwise, it would have been changed, you will have to take into consideration that there is only one bathroom and that you will have to spread out your use throughout the day. The tank is continuous but will not provide immediate hot water if everyone in the house takes a shower at the same time.
