House in the Landes with pool and fireplace

It is in the middle of the fields, forests and vineyards of Armagnac that "La Parenthèse" is located, a Landes house with magnificent beams (sometimes low) with swimming pool, garden, large living room with fireplace and 5 bedrooms, the whole can accommodate 15 people (surcharge beyond 10). The property is located 3 km from the center of Labastide d'Armagnac, 25' from Mont-de Marsan (Landes) and Nogaro (Gers), 20' from Lake Uby in Cazaubon and about 1h30 from Bordeaux, the Pyrenees and the Landes coast The space La Parenthèse is a place that aspires to peace and quiet. If you are looking for a place to relax, then this place may be the one for you. No parties or noisy stays are allowed. When you arrive at the property, you will access the house through the kitchen in which there is a gas stove with several ovens and hot plates, a wood stove also with an oven, a dishwasher, a fridge and various accessories and basic products to make your delicious meals. The kitchen is open to the large living room of about 50 m² and high ceiling, with an insert fireplace, a large sofa, a pleasant bar and a dining area. From this room you will have access to the whole house, all about 150 m². On the upper levels are 5 bedrooms that can accommodate between one and 4 people. On the ground floor, you will also have access to a toilet and a double bathroom with shower, bathtub/shower and toilet. Finally, the large French window of the living room overlooks a terrace with a south-facing pool. A breakfast area is also installed. The gate, as well as the kitchen, gives access to the garden area that is reserved for you during your stay. The house is located in the middle of the fields, forests and vineyards of Armagnac. It is also minutes from the Gers where the landscapes and sites are just as beautiful as in the Landes. The property is off-center, it is 3 km from Labastide-d'Armagnac. With our few neighbors, we appreciate the calm and serenity of the place. We remind you that NO FESTIVE EVENTS OR EVENTS THAT MAY GENERATE NOISE ARE ALLOWED! The terrace with pool is resonant and our neighbors live just behind the hedge… Our house is also very close. As a result, the use of outdoor spaces must be done in peace to preserve the tranquility and serenity of the place and the inhabitants. Like any home in the countryside, you may meet small roommates with 4 or more legs. We regularly plug the holes, but it is a 1900s house, an old wine cellar that retains its authenticity. Don't panic, it's the countryside😉. As soon as the cold arrives, the windows and doors must be closed, not only to avoid attracting these little clever ones but also, and thank you for thinking about it, to keep the heat of the radiators inside, thus avoiding panicking the boiler... and my wallet 😉 However, I remind you that there are 2 adorable animals, a small dog and a cat on the property who will try to charm you to get petting. They are forbidden to come to your house and they know it! However, this remains to be admitted to the cat, but you will not hesitate to gently remind him of this rule if he comes to your place 😉 On the visits side, you are 1 hour 10 minutes from the coast, the Pyrenees and Bordeaux, 2 hours from Toulouse, 1/2 hour from Mont-de-Marsan (Landes) and Nogaro (Gers) and 3 km from the center of Labastide d'Armagnac. There are many other destinations you can go to such as Lake Uby, in Barbotan les Thermes, which is 20 minutes from the house and which allows beautiful walks and fishing... and rowing for licensees 😉 This is a place where it's nice to be! Guest access Apart from two rooms (one behind the living room and the boiler room) you will have access to the entire house, the terrace and the garden part that is on the west side of the house. Other things to note Some information to consider: THE POOL: - Depending on the length of your stay, we may need to do some work on the pool, but we will let you know beforehand. - The pool has a depth of about 1.50 m along the entire length. 3 steps provide access to it, and it is important to be aware that there is no protective barrier directly around it or an alarm system. All people, adults and children, can reach it through the French window of the living room and the 2 gates located at each end of the terrace. TRANQUILITY OF THE PLACE: - To maintain the tranquility of this place, the use of the pool must stop after 8 p.m. and there must be no more noise outside after 10 p.m. The rest of the time, we thank you for using these already resonant spaces in peace, out of respect for the neighborhood, for us who are nearby and especially for our neighbors, friendly and peaceful retirees who aspire to tranquility, all year round. SHEETS AND TOWELS: - Sheets and towels are not included in the rate but offered as an option if you do not want to bring your own. THE HOUSE AND PROPERTY: - The house is a Landes house, some spaces are equipped with low beams. These beautiful typical pieces are part of the charm of this house but will require tall people to bend down sometimes. - The property is not fully fenced. - Outside the summer period, a few logs will be available next to the fireplace to allow you to make a fire. If you want to extend it or make another one, then you will need to provide the logs (available in the supermarket in bags of 10, about €9) Please do not use the outside reserve. Having recently arrived at this property, in order to be able to welcome you, I had to carry out work for 6 months! The house was really not in good condition 😱😉 I took care of the most urgent things. All rooms have been redone but some things are planned to be done later, including the addition of a bathroom or a separate layout from the present one (2-room bathroom in a row with shower, bathtub, multiple sinks and toilet) and the installation of a larger hot water tank. For the moment, and please believe that if I could have done otherwise it would be modified, you will have to take into consideration that there is only one bathroom and that you will have to spread the use over the day, the tank is continuous but will not provide immediate hot water if all the people in the house take a shower at the same time.
