Villa Laubry, a superb, tastefully decorated Art Nouveau villa, welcomes you to its 10 rooms and idyllic grounds bordering the Burgundy Canal. In the middle of its 2.5-hectare park, crossed by a small river and planted with century-old trees, Villa Laubry features a beautiful 5x10 m swimming pool, heated from May to September. Ideally located on the banks of the Burgundy Canal, in absolute tranquility, it is on the edge of a village with all amenities. The space The ground floor features four reception rooms spanning approximately 120 m²: A large living room with a smart TV 75 inches and a Pleyel piano, a large dining room, a winter garden with a foosball table, and a billiards room. The dining room table easily seats 16 to 18 people. The kitchen is fully equipped with a professional stove, American-style refrigerator and all utensils, a food processor, and a dishwasher. Nespresso and filter coffee machines are also available. On the first floor, there is a shower room and six double bedrooms, each with a small powder room. The master suite, in addition to its private bathroom, also features a large south-facing terrace. On the second floor, there is a large bathroom and shower, two double bedrooms (140 cm beds), and two children's bedrooms, one with bunk beds and one with two single beds. There are a total of ten bedrooms and 20 beds. Sleeps 18 adults maximum + 2 bunk beds. 1 x 180 cm bed (or 2 x 90 cm beds), 3 x 160 cm beds, 4 x 140 cm beds, and 4 x 80/90 cm single beds. Sheets and towels are not provided. The garden, abundantly flowered in season with its fruit trees, houses a heated swimming pool from May to September, surrounded by a 50m² terrace, secured by a roller shutter, with a large Weber gas barbecue and a small charcoal barbecue, outdoor furniture, a swing, a ping-pong table, table football, a trampoline, and a playhouse. Two Bavarian tables and benches allow seating for 20 people on the terrace in front of the pool. Other things to note The Chablis and Tonnerre vineyards are less than 5 km from the property, with a cellar tour available. The golf courses of Tanlay and Chaource are both less than 30 km away. The castles of Maulne, Ancy-le-Franc, and Tanlay, Pontigny Abbey, the sculptures of Chaource, the Renaissance churches of Saint Florentin, Tonnerre, and Chablis, the washhouse of Brienon, and the beautiful town of Auxerre and the magnificent village of Noyers-sur-Serain, all less than 30 km away, will delight lovers of old buildings. You can also explore further afield, as far as Vezelay, the superb Fontenay Abbey, the Buffon Forges, the Arcy-sur-Cure Caves, the Bailly wine cellars, St Bris-le-Vineuse, Chitry, and Irancy... all within an hour's drive. Finally, the Burgundy Canal cycle path is right in front of the house.
