Nestled in the calm of the Limousin countryside, come and discover our 18th century sheepfold which has become a friendly gîte. While having preserved its history and charm, it will offer you comfort and modernity. Its enclosed garden, its private swimming pool, its shaded patio will bring you as much sharing as peace. To end one of your days, relax in the Nordic bath while admiring the stars. This place is ideal for meeting up with family or friends and spending quality time. The space La Bergerie is located in nature between Dordogne, Périgord Vert and Plateau de Millevaches. Its 2 double bedrooms and its dormitory can accommodate up to 8 people. A baby bed is also available on request. The equipped kitchen and the living room share a large living space. Its thick natural stone walls are perfect for keeping the cool of summer and the warmth of winter. Table football games, reading, cocooning by the fire or even games evenings await you. As well as outdoor meals, diving and barbecues. On the 1.8 hectare property, you can enjoy wide open spaces, the pond, the pétanque court. Who knows, with us or the tenants of our second gîte. An old bread oven transformed into a Tiny house for 2 people, not overlooked. The location of La Bergerie is ideal for rest and lovers of the great outdoors. Disconnection and change of scenery guaranteed. You will be 5 minutes from the village of Château Chervix, its 12th century Tower (lit at night) and its village grocery store. 15 minutes from the Magnac-Bourg supermarket. And 30 minutes from Limoges. In the surrounding area, you can go hiking and cycling. By going a little further, you can discover places like Limoges, Chalucet, Coussac-Bonneval, Oradour-sur-Glane, Rochechouart, ... Nota Bene: One Nordic Bath evening per week is included in the rental price. The Nordic Bath can only be used between October and April. The additional evening will be charged €35, up to a limit of 3 evenings/week. This service will only be possible if the weather conditions allow it (wind, temperature, drought, ...) in order to guarantee the safety of everyone and the property. The preparation time for a bath is at least 3 hours. From November to April, the price includes firewood for the living room stove. Other things to note 08/2024 V1 - Gîte La Bergerie - ENGLISH GÎTES AUX DÉTOURS DE L’ÉTANG – INTERNAL RULES The rental contract commits the Guest to the general and specific rental conditions and to taking into account and respect of the Internal Rules of the gîtes “Aux Détours de l’Étang”. All Guests (and Visitors) must comply with these Internal Rules and with all instructions provided by the Owners during their stay. No one is expected to ignore these rules. The Owners are at the Guest’s disposal for any request not provided for in these Internal Rules. Article 1 – Rental period – Arrival / Departure The gîte is rented for a period determined at the time of booking in accordance with the conditions set out in the rental contract. The Guest may not, under any circumstances, claim any right of entry or right to remain in the premises outside this period. The Guest must arrive on the day and at the time specified in the contract. Arrival is scheduled for the afternoon from 4pm to 6pm. Departure is scheduled for the morning before 10am. In the event of late or delayed arrival, the Guest must inform the Owners. Reminder: the time spent tidying up must be done on the day of departure before the deadline. The keys will be handed over on arrival exclusively to the person who signed the contract, here referred to as the Host. Article 2 – Single “Self-catering” / free management option – Handover of keys – Inventory of fixtures and fittings The Guest is autonomous in the gîte with no services imposed by the Owners (breakfast, lunch, dinner). The gîte is provided fully equipped (appliances, furniture, bedding, household linen, etc.) with reference to the attached inventory. The gîte is rented with kitchen equipment, crockery (see inventory) and basic necessities (sponge, bin bags, washing-up liquid, etc.). Reminder: in the event of heavy use, this equipment must be renewed by the Guest before departure. On arrival, the Guest will be informed of the safety rules, the operation of the various appliances (microwave, cooker, etc.) and an inventory of fixtures will be carried out. The Guest is then required to apply and ensure the application of these rules to the members of his/her family and/or group and/or any visitors. The inventory of fixtures and fittings and the inventory of furniture and equipment will be drawn up jointly at the beginning and end of the stay by the Owners and the Guest. Article 3 – Use of the premises All furniture is at the disposal of the Guest. He/she is asked to keep it in good condition and to keep it clean. Furniture (inside and out) must not be moved (even from one room to another). It is forbidden to use this furniture for poolside or pondside use. The furniture may not be fixed to the walls using nails, screws, tacks, adhesive tape or sticky gum (such as Patafix). Any broken object or damage caused must be reported to the Owners as soon as possible. Reminder: failure to report damage may result in a deduction from the security deposit. The supply of water, electricity and gas is included in the rental price. However, in order to respect the environment as much as possible, we ask you to turn off the lights when you leave a room, not to leave the water running unnecessarily, and not to use the washing machine unnecessarily, do not leave doors and windows open for long periods if the heating is on, and turn off electrical appliances when not in use. All amenities are available to the Guest, subject to normal and reasonable use. In this respect the presence of a septic tank, please ensure that you do not throw anything into the toilet bowl other than toilet paper. Reminder: in the event of blockages or damage of any kind (blocked toilet, Nordic bath pump, lift pump, etc.) due to improper use by the Guest, he/she will be held liable. The access door to the gîte is fitted with a key lock, which was given to the Guest on arrival. He must therefore ensure that the gîte is locked when leaving the premises. The windows must also be kept closed. The Guest undertakes to ensure that they are closed in the event of rain, and in particular in the event of a thunderstorm. Reminder: the Guest is responsible for any theft or damage in the event of non-compliance with this rule. Any damage caused by rain inside the rooms is the responsibility of the Guest. Article 4 – Common areas – Living together and Goodwill The property comprises 2 gîtes, each with its own private area. The beach by the pond, the petanque court, the rubbish bin and the whole property are places where each party lives together. Reminder: respect, benevolence and kindness towards everyone on the property are the golden rules of living together. and cannot be discussed under any circumstances. For safety reasons, access to the pond is restricted to the area marked out by the barriers. Opening hours are from 7am to 8pm. Out of respect for nature, picnics are tolerated on the banks of the pond on the sole condition that the area is left clean and free of rubbish, including bio-waste. Access to the dike is prohibited. Swimming in the pond is authorized under the sole responsibility of the Guest. Reminder: it is forbidden to bring indoor or outdoor furniture to the edge of the pond. It is strictly forbidden to circulate or enter the areas reserved for Owners on the property: barn, private premises, technical room, and the upper floor of the sheepfold. Reminder: even in the event of exceptional authorization being granted by the Owners, the Guest will be held liable in the event of personal injury and/or intangible damage. The Guest must respect the peaceful nature of the premises and use them in accordance with their intended purpose. Although the gîte is isolated from any dwelling, the volume of noise inside and outside the property must be contained in order to respect the peace and quiet of the neighbors and other occupants of the premises. The Guest will monitor this himself in order to avoid incidents caused by members of his/her family and/or group and/or visitors. Respect for others is mandatory throughout the property. It is therefore strictly forbidden to make noise in the evening after 11.30pm and before 9am. It is also strictly forbidden to organize parties or any other type of large-scale gathering in the gîte or on the property. Article 5 – Sanitary facilities Apart from toilet paper, nothing else may be thrown into the toilet bowl. Wipes of any kind, nappies, tampons, sanitary towels, cotton buds, etc. must be disposed of in the bins provided, provided with bin liners, and under no circumstances in the toilet bowl. The bins must be emptied before departure. Article 6 – Sleeping areas – Bedding and towels No sleeping is permitted outside the rooms. It is strictly forbidden to install any additional sleeping in the gîte, including in communal areas such as the lounge, kitchen, corridor, entrance hall or laundry room. The gîte is rented complete with bedding (bases and mattresses), duvets and pillows (see inventory), as well as bed linen, towels and crockery. Each mattress is equipped with a draw sheet and bed linen. All of these items must remain in their place throughout the rental period. For rentals of more than one week, clean household linen will be offered to the Guest regularly if he/she wishes to change it. In this case, the Guest must leave the items to be washed in the basket provided by the Owners so that they can be collected. Reminder: the Guest must ensure that the mattress covers remain in place on the mattresses when the sheets are changed and throughout the stay. In the event of an accident, a washing machine is available to the Guest. If the weather conditions do not allow normal drying of linen in the event of an accident, the Owners will provide the Guest with a dry set of dry linen. Reminder: if it is found that a duvet is being used without the cover provided, the cleaning will be charged 20 € for each duvet. Towels must not be left in the gîte. Beach towels can be provided by the Owners for use on the beach, the swimming pool or pond. Article 7 – Use of the wood-burning stove The Guest must comply with the instructions given by the Owners: - It is forbidden to leave the stove door open, - Only the air supply control flap may be used to control the intensity of the flame, - It is not necessary to overload the stove. It is recommended that you use the stove regularly to maintain its heat, rather than heating it up too quickly, - Around fifteen logs will be supplied per day. In the current configuration of the gîte (wood-burning stove), from November to April, a period that may vary according to weather conditions, the use of the wood-burning stove is recommended. Depending on weather conditions, a wood package will be charged in addition to the rental price, at a rate of 125 € per week. During the other months, depending on the weather conditions, a lump sum for wood will be offered on request, at the rate of a wheelbarrow of 35 € for one evening. Reminder: the Owners cannot under any circumstances be held responsible for accidents or damage that may occur during use of the facilities, use of the stove, particularly in the presence of children Article 8 – Use of the swimming pool and Nordic bath – Barbecue The use of glasses is tolerated around the swimming pool. Please note that broken glass can have serious consequences for users and the pool, including the pool to be completely emptied. The Nordic bath can only be used 3 times a week during a stay (1 evening free in the rental price + 2 additional evenings at the price of additional evenings at 35 € each). The Nordic bath is open from 10am to 10pm. Use of the Nordic bath requires prior preparation. The Guest must inform the Owners at least 5 hours beforehand. For safety reasons, the Nordic bath may not be used in the event of extreme heat and/or strong winds and/or drought. Barbecues must be kept in the private area of the gîte. No fires or even barbecues are permitted on the rest of the property. The utensils are provided by the Owners. Charcoal is not provided. Ashes must be disposed of in the ash bin provided in the rubbish bin. Article 9 - Use of the Internet connection The Guest undertakes to comply with the laws on downloading and consulting websites. In the event of a request authorities, the Owners will provide the contact details of the Guest who has benefited from the said connection. It is requested that the internet box be switched off in the event of a thunderstorm. Reminder: in the event of damage caused to the box due to negligent use, a fixed charge of 50 € will be invoiced to the Guest, plus an additional charge by the operator. Negligence includes misuse of the appliance as well as damage caused by a storm. Article 10 – Animals Animals are permitted (except category 1 and 2 for dogs). There is a charge of 5 € per animal and per night. This authorization is stipulated in the rental contract. Where applicable, the Guest undertakes to return the rental property in an impeccably clean condition that does not reveal the presence of an animal during the stay, including outside the accommodation (presence of excrement, etc.). Pets must never be left alone in the accommodation for too long in the absence of their owner. Pets are not allowed in the swimming pool and/or on the beds and/or in the outside lounge. Reminder: the Guest is responsible for his/her pet and its actions with regard to any bodily and/or intangible damage that it may cause. For this reason, pets must be kept on a lead throughout the property, except in the Guest’s private garden and must not disturb the peaceful life of the animals on the property. Article 11 – Cigarettes In accordance with current regulations, smoking is strictly prohibited inside the gîte. Ashtrays are provided at the entrance to the outside patio. It is also forbidden to smoke under the patio and by the swimming pool. The Guest must ensure that cigarette ends are properly disposed of in the ashtrays provided and then disposed of in a rubbish bin. Under no circumstances may cigarette butts be thrown into the gîte grounds. Reminder: it is forbidden to throw cigarette butts into the swimming pool and/or the pond. Article 12 – Safety standards – Fire safety The Guest is required to respect the capacity of the gîte. The distribution of beds in the rooms must not be modified. The emergency exit must be kept clear, in this case the entrance door. Doors fitted with door closers must not be left open. No cooking appliance, other than those listed in the inventory, may be added to the kitchen without the express permission of the owner. No auxiliary heating appliances may be added in the bedrooms without the express permission of the owner. In the event of an emergency, the Guest must notify the emergency services: - 15 for the ambulance (SAMU) - 17 for the police - 18 for the fire brigade - 112 for mobile phones Fire extinguishers have been installed in the accommodation. The gîte is equipped with a fire detection system that triggers an alarm in the event of smoke or an abnormally high temperature. This system must never be disabled by any means whatsoever. Reminder: any equipment struck and used outside the fire procedure will be reported. The cost of restoring will be charged to the Guest. Note: Sparklers, mini fireworks for cakes and smoke bombs regularly set off these devices. It is forbidden to use them. Article 13 – Children’s safety Children are the responsibility of their parents throughout their stay. The swimming pool and pond may present dangers of drowning. Children must not be left unsupervised and must not wander around on their own unless accompanied by their parents or a responsible adult. For children’s safety, the entrance gate to the swimming pool must always be locked with a padlock. Article 14 – Parking A maximum of 2 vehicles may park in the gîte’s private courtyard car park, taking care not to obstruct the road. If necessary, and with the agreement of the Owners, it is possible to park in the courtyard of the property. Reminder: the Owners cannot be held responsible for any accidents or damage that may occur in the property, on the property or on the property itself, in the car park or when entering or leaving the estate. Article 15 – Visitors The Guest is authorized to invite a maximum of 4 people at any one time during their stay. He must therefore ensure that number of Visitors is not exceeded, and that the Visitors comply with the Internal Regulations. The Guest may invite Visitors to stay overnight in the gîte, but must inform the Owners for their agreement. Reminder: if the number of people staying in the gîte exceeds 7 for a single night, 2 extra beds may be added on request to the Owners for a single night for a supplement of 10 € per person per night. The Owners will give parking instructions to any Visitors. Visitors in motorhomes wishing to stay on site may do so for a daily charge of 10 € (day) and 30 € (night + day). This sum includes the pitch, water and/or electricity connection. Parking may not exceed 2 nights/2 days. Reminder: the emptying of waste water and WC cassettes is prohibited on the property. Tents may be pitched in the gîte’s private garden. This must be requested and authorized by the owners. Visitors will be charged 10 € for the pitch (night + day). Article 16 – Cleaning and maintenance – Household waste The Housekeeping package, which is compulsory under the contract, includes the cleaning of rooms and household linen. However, the Guest must ensure that the accommodation is not left in a mess by tidying up the furniture, objects and crockery, not forgetting the cleaning of the rooms and not forgetting to empty the rubbish bins. It is important to respect the following rules, particularly before leaving the premises: - Tidy up the kitchen, wash the dishes and put them away. - The fridge and dishwasher must be emptied. - All appliances and furniture must be left in an appropriate state. - Empty rubbish bins and used bottles into the bins provided in the rubbish room. In the toilets: - Clean the toilet brush and ensure that there are no marks on the toilet or the brush. - Empty the bins. Outside: - Leave the outside area clean, including the table, chairs, parasol, barbecue, deckchairs, garden furniture, etc. - Empty the ashtray if necessary. Daily maintenance of the gîte is the responsibility of the Guest. A cleaning kit (broom, hoover, multi-purpose cleaner, etc.) are provided. Reminder: at the time of departure, if the gîte is found to be in an abnormally dirty state, additional cleaning costs may be charged. Depending on the type of stay (long or short), the Owners may have to carry out work on the exterior of the gîte during the Guest’s stay: mowing, watering of plants and/or flowers, maintenance of the swimming pool and Nordic bath. The Owners will respect the privacy of the Guest. The Guest and his/her Visitors are required to dispose of their rubbish and waste in the bins provided for this purpose in the rubbish bins. The sorting rules are as follows: - one bin for cardboard, plastic and metal packaging, - one bin for household waste, - one bin for glass, - a bin for ashes. A compost bin is also available behind the barn. On departure, the Guest must ensure that nothing is left in the bins inside the gîte and that they are left clean. Under no circumstances should rubbish be left in the communal areas or anywhere on the property. Reminder: batteries must not be disposed of in any of the bins in the gîte or on the property. Please take them to a special collection point in any supermarket. In the event of any questions or hesitation, the Owners are at the Guest’s disposal. Article 18 – Breakdown or malfunction In the event of a breakdown, the Guest must contact the Owners. The Owners will do their best to remedy the situation as quickly as possible. Reminder: under no circumstances will the Guest be entitled to claim reimbursement for breakdowns or repairs that he/she has initiated on his/her own. Article 19 – Insurance The gîte is insured by its Owners for civil liability and fire. The Owners accept no liability in the event of theft and/or damage to the property of the Guest and members of his/her family and/or party and/or Visitors, including vehicles parked in the car park or on the property. The Guest must check with his/her Insurance Company that his/her Home Insurance policy includes a “VILLEGIATURE” rental civil liability protection option covering all the premises entrusted to it, for damage such as fire, explosion or water damage that may be caused by itself or its guests during the rental period. A certificate of insurance drawn up in the name of the Guest may be requested to be attached to the rental contract. Article 20 – Disputes The Owners reserve the absolute right to terminate, without notice or compensation, any contract whose object or cause is incompatible with the purpose of the premises. The Owners shall not be held responsible for the partial or total performance of the contract resulting from an act of God caused by a third party or an act of force majeure (bad weather, natural disasters, fire, water damage, other disasters or serious prohibitions, terrorist attacks, administrative closure, etc.). Any duly substantiated complaint relating to a stay must be addressed to the Owners. Please note that if the Owners notice, during the rental period, that the Guest and/or the persons accompanying him/her (including Visitors) break at least one of these rules and/or cause a dispute and/or complaint, all breaches may result in the Owners simply calling the Guest to order and withholding of security deposit. The Owners also reserve the right to interrupt the stay of those concerned by serious and/or repeated offences, in particular with regard to noise pollution, by asking them to leave without any compensation, resulting in the loss of any expenses incurred and any deductions from the deposit. In the specific case of breakage of equipment (particularly crockery), the Owners will make a deduction from the security deposit equal to the new value of the equipment in question.
