Enjoy the extensive manicured grounds, two luxury hot tubs, pool spas, gym, and secure children’s play areas, ensuring ample on-site enjoyment. The open-plan living spaces in both properties are designed for socializing and entertaining. The contemporary kitchens are fully equipped, and the living areas feature large, comfortable sofas, Smart TVs, and dining tables perfect for shared meals and games. Double doors extend the entertaining spaces to the gardens and decking areas. The combined property offers eight stylishly decorated bedrooms with high-spec furniture and luxurious bedding. Each bedroom has direct access to the gardens. Eight bedrooms, including three super king-size bed with an en-suite, two super king-size beds with a shared Jack and Jill bathroom, a king-size bed, a room with a king-size bed and twin beds and a bunk bedroom. All bathrooms are spacious and well-appointed with high-spec fixtures, and towels and toiletries are provided. Both properties feature private pool spas with swim jets and hot tubs. There is a 6-meter pool spa under a sheltered pergola and an 8-meter pool spa adjustable up to 40°C. Plus a home gym with a treadmill, exercise bike, and rowing machine. The large, enclosed gardens are beautifully kept, ideal for socializing with family and friends. The properties feature luxury rattan sun loungers, barbecue facilities, and outdoor dining areas. Children can enjoy the secure play areas with swings, slides, a seesaw, and more. The gardens attract birds and wildlife, providing a tranquil retreat. Both properties are fully accessible with wide doors, level-tiled floors, and single-storey layouts, making them suitable for wheelchair users and mobility-impaired visitors. Private off-road parking is available for up to six cars, along with an electric vehicle charging point. LIVING AREA THE OLIVE GROVE As you enter the property, you’ll walk straight into the spacious open-plan kitchen, lounge and dining area. This is a perfect space for entertaining. It’s light and airy, and lavishly decorated to create a comfortable and stylish atmosphere, with ample space for everyone to relax and spend some quality time together. The sleek, modern kitchen is on the right and runs the full length of this large, bright room. It’s fully-equipped with everything you need to keep your party well fed and watered throughout your stay. Being open-plan keeps the guests together, so you won’t miss any of the fun when it’s your turn to cook. The living area is immediately to your left as you come in through the front door. There’s a large, comfortable, L-shaped leather sofa and armchair to sink into. There is ample space for everyone to lounge and catch up together – or relax and watch something on the Smart TV. Behind the sofa, you’ll find the dining area. There is a beautiful, round glass table that comfortably sits 8 people, so all guests can sit and enjoy meals, chat and play games together. A set of double doors next to the dining area leads out to the garden and decking area (there is another set of double doors in the living area). These doors do a great job of extending this already large and bright entertaining space. BEDROOMS & BATHROOMS There are three bedrooms and three bathrooms at The Olive Grove. Each bedroom is stylishly decorated with high spec furniture and quality Egyptian cotton bedding. The rooms are spacious, with storage space and plenty of room to manoeuvre, and they all have glass double doors leading directly outside to the secluded garden. Bedroom 1 has a super king-size bed and an en-suite shower room, with walk-in shower, sink and WC. Bedroom 2 has a super king-size bed and en-suite bathroom, with walk-in shower, WC and sink. And bedroom 3 has a king-size bed and twin beds, with another en-suite shower room. All the en-suite bathrooms are spacious and beautifully appointed, with high spec fixtures and fittings. Towels and toiletries are provided for all guests. POOL, SPA & HOT TUB Guests can relax in their own private 6-metre pool spa (with swim jets and hot tub) at The Olive Grove. Situated on the decked area of the garden, under a sheltered pergola, it’s a great spot to unwind, whatever the weather. Water babies (and grown-ups) will enjoy making a splash in the pool, or relaxing in the bubbly hot tub at the end of a busy day enjoying all the local area has to offer. Sit back and look up at the at dark skies above and enjoy a spot of star-gazing. GROUNDS & GARDENS The Olive Grove has a large, enclosed garden, which is beautifully kept and the perfect spot for socialising with family and friends. Lie back on the luxury rattan sun loungers on the decked area. You could read a book or have a snooze while the kids play in the secure garden. There’s also a seesaw and slide for younger guests to enjoy. On the deck, you’ll also find a barbecue and an outdoor dining table and chairs, with room for everyone. It’s the ideal place to enjoy your morning cuppa or a glass of wine later on, while soaking in the glorious views. PARKING & EV CHARGING Private off-road parking is available in the front drive for up to three cars and there is an electric vehicle charging point. Living Area BIRNAM The large open plan kitchen, dining and lounge area was created to provide a social space where everyone can be together. The well-equipped contemporary kitchen has everything you’ll need to cook meals and prepare snacks throughout your holiday. With plenty of workspace and storage cupboards as well as two bar-style seating areas with stools. Somewhere to sit and enjoy a hot drink to start your day, or to perch and keep the designated chef company whilst they cook your evening meal. This opens on to the dining and living areas. There is a wonderful, large dining table where all 12 guests can comfortably sit and eat together – so important when you are spending time with a large group on holiday. You’ll have plenty of opportunities to gather together, share stories, laugh and make lasting memories during your time at Birnam Retreat. Across in the lounge area, there’s a comfy L-shaped sofa facing the large window with views across the garden and surrounding countryside. There’s also chaise longue to relax on. So there is lots of space for everyone to sit and watch a movie on the Smart TV when it’s time to chill and relax for a while. Bedrooms and bathrooms There are five bedrooms and three bathrooms at Birnam Retreat, each one uniquely designed and stylishly decorated. The sumptuous beds will all be made up with the finest quality bedding, ready for you to sink into and enjoy a peaceful night’s sleep in the tranquil surroundings. Soft, fluffy towels and luxury toiletries are also provided. Bedroom 1 has one super king-size bed and an en-suite shower room with a walk-in shower, wash basin and WC. Bedroom 2 has two super king-size beds which has a Jack and Jill bathroom with an extra-large bath with shower over and two wash basins, a WC and heated towel rail. This bathroom is also accessed via Bedroom 3 which has a king-size bed. Bedroom 4 has a king-size bed and there are bunk beds in Bedroom 5. There is also a family bathroom, so no need for anyone to have to queue for the bathroom during your holiday – always a bonus when staying with a larger group. Guests often comment on the size of the bedrooms. Each one provides a peaceful retreat should someone in your group choose to have some quiet moments alone. The Gym Floor to ceiling glass doors lead from the lounge area into the home gym, a light and airy room overlooking the exquisite manicured gardens. It has a treadmill, exercise bike and rowing machine. So you’ll be able to keep up your fitness routine during your stay (if you want to). Pool, spa & hot tub Spend time in your own private 8-metre pool spa (with swim jets and hot tub) all year round. Choose your own temperature (up to 40°C) and enjoy! Younger guests will probably enjoy splashing around, playing in the pool. Whereas the grown-ups welcome the chance to relax in the hot tub taking in the spectacular panoramic views across the fields and scenic countryside beyond. Perfect when the sun goes down to lie back and do some star-gazing in the dark night skies.
