A place for nature lovers. Our apartment is located in a traditional Lombard house in the authentic mountain village of Livo, above Gravedona ed Uniti on the northwestern shore of Lake Como. At around 650 meters above sea level, hikers and those seeking peace can enjoy the clear mountain air and quiet surroundings, while the lake remains within easy reach, about 15–20 minutes away. The space The house, over 300 years old and once known as Ca’ Maddalenü, consists of two residential units. The apartment on the first floor belongs to a friendly couple who are only occasionally present. Alba is located on the second floor and has a separate entrance. The rustico is situated at the upper edge of the village, next to an ancient chestnut grove, and reflects the rural architecture of the Comasco area in its simple, authentic beauty. The Apartment Alba is ideal for two (maximum three) guests and includes a small double bedroom with a sleeping alcove (160 × 190 cm), a second small bedroom with a single bed (90 × 200 cm), a bathroom with shower and WC (no bidet), an open-plan living area with kitchen, and a balcony. From the balcony, you can enjoy a spectacular view of the historic village, the parish church of San Giacomo Nuova (17th century), the lake opposite Colico, the striking Sasso Pelo, the surrounding mountains, and the majestic Monte Legnone (2609 m). The kitchen is fully equipped with a filter coffee machine, moka pot, French press, kettle, and toaster. An iron and ironing board are also provided. There are two televisions in the apartment: the TV in the double bedroom offers German channels, while the TV in the living kitchen offers German channels plus Netflix through the apartment’s own account. Alba includes a spacious woodland and meadow area (not fenced) with several seating spots. The apartment combines historic details with modern comfort, creating an atmosphere that feels both authentic and welcoming. –––––––––––––––––––––––––––––– Please note: During the cooler seasons, the apartment is heated exclusively with a pellet stove. Operation and cleaning of the stove, as well as purchasing additional pellets, are the responsibility of the guests. In the winter months, the apartment is best suited for guests who are not sensitive to cold and are comfortable with lower temperatures in the bedroom and bathroom. –––––––––––––––––––––––––––––– • The property is accessed via a very steep and narrow path of approximately 70 meters, either on foot or by car. Please book only if this is manageable for you. This unique access is also part of what makes the location so special: it is the highest rustico in the village. • The Apartment Alba offers a private parking space — something quite rare in an old mountain village. With a vehicle of standard or higher ground clearance (e.g. SUV, van, compact car, estate), you can park directly at the house. For lowered or sports cars, or if the access feels too steep, parking is available along the road below the house or at a nearby public parking area. –––––––––––––––––––––––––––––– • Livo is a small mountain village without a supermarket or bakery. For shopping and errands, a drive to Gravedona, Domaso, or Dongo is required. While it is technically possible to arrive by bus (line C18), connections are very limited. During the day, some services operate only upon prior reservation via “ASF Flex”, and there are no connections in the evening or on Sundays and public holidays. For a relaxed stay, we strongly recommend arriving by car. We also recommend arriving during daylight, especially on your first visit. –––––––––––––––––––––––––––––– Guest access Guests have full access to the entire apartment, as well as to the terrace and balcony, and are also welcome to use the garden belonging to the property. Other things to note ** Please read the entire listing and important information carefully, and only book if everything suits you. ** • Airbnb may automatically classify Apartment Alba as “near the lake.” In reality, the property is quietly located in Livo; the lake can be reached by car in approximately 15–20 minutes. • The drive from Gravedona to Livo follows a winding mountain road with tight bends and occasionally narrow sections. If you are not used to driving on such roads, please take this into account when booking. The views along the way and at the top more than make up for the drive. • During the colder seasons, the apartment is heated with a powerful pellet stove. For a comfortable start, we provide one bag of pellets for the first evening. After that, guests are kindly asked to purchase additional pellets themselves (€7 per 15 kg; as of January 2026). The stove is operated and cleaned independently. • The fireplace in the living room is for decorative purposes only. • There is no dishwasher or microwave in the apartment. Everything listed in the section “What this place offers” is, of course, available on site. • There is no washing machine. Addresses of laundromats in Gravedona can be found in the guest guide. • This is a private self-catering apartment. No replenishment is provided during your stay. Basic items can be purchased as needed. Please bring your own personal care products (shampoo, shower gel). • A change of bed linen and towels is available on request for stays of 7 days or more and for an additional fee (towel set €5 per person, bed linen for a double bed €15). • Everything in the house is available for your use; however, charging an electric car is not possible. The nearest charging station is in Peglio, about 1 km away. • One double bed and one single bed are available. No additional sleeping arrangements are provided. Please take this into account when booking. • Visits from friends or family members are not permitted. • For safety reasons, electric blankets are not allowed. They increase the risk of fire and may put significant strain on the electrical system. • Pets are allowed only upon request (€40 per stay). To protect the furnishings, please bring your own blankets, towels, and bowls for your pet. • Unfortunately, the apartment is not suitable for guests with allergies. • Due to the structural characteristics of the property, the apartment is not suitable for babies or toddlers. A baby cot and high chair are not available. • The path to the building and the lower section of the staircase leading to the apartment are monitored by motion-activated video surveillance from evening until morning. –––––––––––––––––––––––––––––– • Our house is located in the mountains, surrounded by nature. Occasionally, spiders, ants, small scorpions, or lizards may find their way inside – this is entirely normal and harmless in this environment. A certain ease with insects and small animals is therefore helpful. • We would like to explicitly highlight the specific characteristics of this property. Please only book if the distance to the lake and the steep access path are not an issue for you and will not negatively affect your evaluation of the location or check-in.
