Our apartment Casa Alba is located in the quaint mountain village of Livo above Gravedona ed Uniti, on the northwest shore of Lake Como. The place, popular with nature lovers, peace seekers and hiking enthusiasts, is located at about 650 m altitude and can be reached in about 15 minutes from the lake shore. The space +++ In the cooler seasons, the house is heated exclusively with the pellet stove. Please note that you will operate and clean the oven yourself and buy the pellets. +++ The more than 300 year old building, once known as Ca‘Maddalenü, includes two residential units. The first floor apartment belongs to an older, likeable couple, who is only sporadically on site – you may not live in the building completely alone. Casa Alba is on the second floor, and our guests have a separate entrance. The Rustico is located on the upper edge of the village, right on an ancient chestnut grove. Like many houses in Livo, our natural stone house also shows the characteristic features of rural comascic architecture. In our Casa Alba, original details from the time of the house's creation are combined with modern comforts. This special combination creates an atmosphere that is both authentic and cozy. The apartment is ideal for two to three people and includes a small double room with a bunk bed (160 × 190 cm), another small bedroom with a single bed (90 × 200 cm), a bathroom with shower & toilet (no bidet), an open living area with kitchen and a balcony. From the balcony, spectacular views of the historic village, the 17th century church of San Giacomo Nuova, built in the 17th century, the lake with the opposite village of Colico, the striking Sasso Pelo, the surrounding mountains as well as the majestic towering Monte Legnone (2609 m). A spacious forest and meadow property with several seats belongs to Casa Alba and is exclusively available for our guests. The kitchen is fully equipped: there is a filter coffee machine and a classic moka, a kettle and a toaster. Other amenities include an iron with ironing board and two TVs (only German TV programs are available in this accommodation). –––––––––––––––––––––––––––––– • The apartment has a private parking space, which is not a matter of course in an old mountain village. With a higher vehicle (SUV, van, small car, station wagon) you can park directly at the height of the house. For lowered/sporty vehicles, or in case the driveway seems too steep, there is parking on the street below the house or in a nearby parking lot. • Our apartment is heated with a powerful pellet stove. As it is a traditional old country house, it is not as evenly tempered in winter as a city apartment or a hotel. Especially in the morning it can be fresh – warm clothes and slippers are therefore highly recommended. Those who appreciate the cozy atmosphere even in slightly cooler temperatures will also feel comfortable here in the winter months. For particularly cold nights, an electric heater is also available, but it should only be used temporarily, as the electricity costs in Italy are very high. • Please only book this accommodation if the approximately 50-meter long, steep and narrow access path – on foot or by car – is not an obstacle for you and your rating is not affected. This special location makes Casa Alba so unique: it is the highest rustico in the village. • Linens, towels set and dish towels are included in the price of the night. Please follow the detailed directions in your digital guest folder. • For a pleasant start to your stay, a small welcome package is available for you (toilet paper, hand soap, dish soap, etc.). Shampoo and shower gel are not provided. Please note that there is no refill. Private vacation rentals like this – unlike hotels – don't offer complete basic amenities. We kindly ask you to take care of everything else yourself. • Unfortunately, Casa Alba is not suitable for infants and allergy sufferers. • Animals are only allowed upon request (35€ per stay). In consideration of the furnishings, we ask you to bring your own blankets, towels and bowls for your pet. • In the cold season, the apartment is heated with a powerful pellet stove. For the first evening, we provide a bag of pellets. After that, please procure the supply yourself (6 € per 15 kg; as of January 2025). Please be prepared to operate the oven yourself and clean it regularly. • Please only book our Casa if the steep path – on foot or by car – is not a problem for you. We attach great importance to transparency and would like to explicitly point out the special location of the house. • This accommodation has a double bed and a single bed – no additional sleeping arrangements are available.
