Ideal for discovering the city on foot while enjoying the pleasures of a quiet vacation home with heated pool*. This 17th century house with Mediterranean character, authentic and elegant, has a small garden enclosed by walls where life plays out indoors and outdoors. A stone's throw from Place aux Herbes and its market. A peaceful oasis that smells of Provence and vacation! The space The house has just been completely restored while retaining its original character. It has 3 bright and spacious double bedrooms and as many bathrooms for a maximum capacity of 4 adults and 2 children. A spacious, fully equipped kitchen open to the living room, on the ground floor. The meticulous decoration gives it a relaxing atmosphere and a charm typical of houses in the south. In the small, walled, hidden garden, there is a swimming pool (heated* as soon as the outside temperature is suitable for swimming, generally from April to the end of September) where you can relax, and a shaded dining area for aperitifs and convivial meals. All out of sight! The house is pleasant in all seasons. It stays cool in summer thanks to the thick stone walls, but the Amoretti suite is air-conditioned and all the rooms are equipped with fans. It's very cosy in winter with its underfloor heating and warm terracotta tiles. The house in detail: Capacity: The house is equipped for 4 adults and 2 children. The children's room cannot be transformed to accommodate 2 additional adults. Rentals for 5 or 6 adults are therefore not accepted. The house is ideal for 1 or 2 couples and their children, a family bringing together parents, children and grandparents or 4 friends. Umbrella beds available for baby. Total interior area: 130 m2 Garden: 50 m² Garden Level: • A bright, 42 m² living room with a window on either side, a fully equipped kitchen, a large table for 6/8 people and a lounge area that opens onto the garden. • The Marius Room, intimate and serene, 15m2 with a view of the garden and the swimming pool. Premium queen-size double bed, linen sheets, and natural (feather) and synthetic pillows. Wardrobe with hangers and a small desk. Shower room, washbasin, toilet, high-quality linen and hygiene products. (Access via the living room) On the 1st floor: Two twin bedrooms (interconnecting), one floor recommended for a couple with children: • Panisse Room, spacious and adaptable, 36m2 with a view of the pedestrian streets. 2 modular sofa beds for two children. 2 single beds (90x190), linen sheets and natural pillows. Rack with hangers. Adjoining shower room with washbasins, shower and toilet. This space is a winter lounge for rentals for 4 people. Please note that this room has unsecured stone stairs. • Amoretti Suite, elegant and sunny, 32 m² with views of the garden and the sky. Premium queen-size double bed, linen sheets, natural (feather) and synthetic pillows, clothes rack with hangers, chest of drawers and large console/desk. Bathroom opening onto the bedroom with washbasin and bathtub. This suite is air-conditioned. 2 skylights (with blackout curtains), above the bed and the bathtub, so you can admire the blue sky and the stars. There are also two windows facing the alley and garden, with no overlooking neighbours. Access via the Panisse room. There is no door between these 2 bedrooms, but there is a curtain. That's why we recommend the first floor for a family. Outdoors: A bucolic setting nestled in a pretty alley, a rare find in the historic centre of Uzès, with a heated* swimming pool (2m x 4.50m x 1.30m) featuring two sunken loungers for chilling and a sunbathing area. • A dining area in the shade of a plane tree with a table and chairs for 6 people, an electric plancha and sun loungers. • Enclosed by high stone walls, with no neighbours overlooking, quiet, facing south-east and on the same level as the living room. We recommend the house for 4 adults and 2 children, as the Panisse room is connected to the Amoretti Suite. It is not suitable for small children due to the stone stairs in the unsecured children's room and the pool also unsecured * The pool is heated when the outside temperature is suitable for swimming (min 24°C), generally from April to early October. Depending on the weather, this period may be extended. - For health reasons, the maximum water temperature is 28°C. - The water is between 24°C and 28°C depending on the outside conditions. Guest access You will have access to the entire house except the garage where the technical facilities are located. Other things to note The capacity of the house is 4 adults and 2 children. 2 double bedrooms and one child room with 2 single beds. The suite and the children's room, both on the 1st floor, are communicating. • Rentals for 5/6 adults are not accepted as the house is not equipped for this. • The house is not suitable for infants due to the unsecured stone stairs that are in the children's room, (see photo) and unsecured pool. • The house is not fully air-conditioned; only the Amoretti suite is. Nevertheless, it remains cool in summer thanks to the thick stone walls and shutters, and fans are available in the bedrooms. • Two free car parks are close to the house and plenty of parking spaces are available on the streets around the house.
