Summer and winter, come and enjoy the comfort of a real country house offering quality services, with tasteful decoration, in the heart of a green setting in a pretty tourist village with its elegant castle, its listed monuments, located on the banks of the Yonne and the Canal du Nivernais allowing many tourist and leisure activities (swimming, water activities, fishing, hiking, horseback riding or cycling, the Planetarium and the museum of old tools) within a 1 km walk from the house! For hiking enthusiasts, this is the perfect starting point for many cliffside hiking trails. With family or friends, come and recharge your batteries and discover one of the most iconic regions of France, Burgundy, known worldwide for its prestigious heritage! Our house is the perfect base for discovering many of the region's iconic tourist attractions: - cities of renown and character: Arcy-sur-Cure and its famous caves, a Mecca of prehistory (15 Km), Vézelay (22 Km), Chablis (37 Km), Toucy (37 Km), Auxerre capital of Burgundy (29 Km), Avallon (31 Km)... - remarkable castles: the famous medieval site of Guédelon (53 Km), the castle of Faulin (18 Km)… - exceptional natural sites: the Saussois rocks (3.5 km), Boutissaint Natural Park, Morvan Regional Park... Other fun discovery and educational activities to share with the family: the archaeological site of Escolives-Sainte-Camille, Cardoland, swimming in the town of Mailly, tree climbing, rafting, escape room, museums and other playgrounds in Auxerre... *DESCRIPTION OF OUTDOOR SPACES* - THE GARDEN: Our house is surrounded by a large garden in which we have installed and made available multiple leisure activities that you can enjoy with family and friends: a tree house with slide and swing, a ping pong table, a trampoline, a soccer cage, a basketball hoop, a 38 m zip line. We have set up an area with a barbecue, a large outdoor table and 10 chairs where you can have lunch outdoors, deckchairs and a large garden furniture to relax in the shade of the bamboo. - THE POOL: You will enjoy a swimming pool on site from May to September. The pool is secured by an alarm system (activated on request if necessary). Its solarium faces south, not overlooked, with deckchairs and parasols to relax in front of this exceptional panoramic view that you don't get tired of. * INSIDE THE HOUSE * Inside you will find living spaces bathed in light. GROUND FLOOR: - An entrance with dressing room and desk - A comfortable living room with several sofas surrounding the fireplace, large TV - A home cinema area with screen, 3D video projector (glasses and films on request), speakers, DVD + DVD player, a telescope to observe the magnificent starry sky from the terrace (on request), books, board games, children's toys and a foosball table. This cinema area can be transformed into a room for one or two additional people with the two daybeds convertible into 2 single beds. - A dining area with a large table for meals full of conviviality. - A kitchen open to the living/dining area, fully equipped with quality appliances (dishwasher and induction stove, oven, fridge freezer, microwave oven, range hood, kettle and toaster, Nespresso machine), The whole of this friendly and comfortable living space (living room/kitchen) has direct access to a large south-facing terrace, offering a magnificent panorama constantly renewed over the seasons. - One bedroom - Bathroom with double sink and walk-in shower - A toilet with sink. FIRST FLOOR: - 3 bedrooms including 1 bedroom with connected TV, another with arcade games - Bathroom with jacuzzi bathtub for 1/2 people and large shower cabin - A laundry area with washing machine/dryer, iron and drying rack - 1 toilet. 2 baby cots (without bedding or pillow), 1 baby bath and 1 high chair available on request. Possibility of renting up to 6 bikes on site and provision of a child seat on saddle + 1 baby seat. Use of outdoor activities and games remains your responsibility. Other things to note To ensure the peace and quiet of the premises and the neighborhood, we do not allow any parties or lively events on our property. Our accommodation is difficult for people with reduced mobility to access due to the presence of a few steps to access the front door and the terrace of the house. We accept pets under conditions upon request. Thank you! You will be asked to provide a deposit check of €600 not cashed upon arrival. Possibility of a cleaning fee of 85 euros upon request.
