Terrace, balcony and enclosed garden all around the house. Located in Banne popular picturesque village not far from Les Vans and a stone's throw from Occitanie. Our comfortable, air-conditioned house is built on 700 m2 of land and offers panoramic views of the countryside from its veranda and terrace. It is easily accessible via an electric gate leading to the garage door, also electric, in front of which a second vehicle can easily be parked. Other free parking facilities are located right next to the house. You'll be delighted to be able to take advantage of the private, unoverlooked swimming pool, heated from May to September for optimum well-being. From the kitchen, which opens onto the living room, it's just a few steps to the dining room in the veranda overlooking the pool. It's a great way to keep an eye on the young and old enjoying the pleasures of the warm water. A barbecue is at your disposal, as well as several places to relax and read a good book, recharge your batteries, have a cold drink or other beverage, an aperitif... The entrance hall has a cupboard/wardrobe with direct access to the kitchen and bedroom 1. Not far away, a separate toilet is located just off the bathroom and bedroom 2, overlooking the rear garden. The fully-equipped kitchen communicates with the large, comfortable and bright living room. This opens onto the conservatory/dining room with direct access to the terrace, which is fitted with a roll-up sunshade. The cosy bedrooms are relaxing, with quality furniture and bedding. The windows are fitted with mosquito nets: - Bedroom 1 In the hall on the left as you enter, 160*200 double bed, wardrobe and chest of drawers. - Bedroom 2 A little further down the hall, 160*200 double bed, wardrobe and chest of drawers - Bedroom 3 In the basement with its own entrance and direct access to the garden, twin 190*200 beds or two 90*200 beds available on request, wardrobe and chest of drawers. All three bedrooms can accommodate a cot. A corner with 2 desks and direct access to the garden is located in the basement near bedroom 3; a quiet area for those who need to study or work. The lounge area includes a large corner sofa and armchair and a large TV. The 24 m2 outdoor swimming pool is accessed by a small staircase and has a solarium area with 6 sun loungers and 2 parasols. At the top of the staircase, there is a covered garden lounge area where you can take a break from the sun, have a drink or eat a nice Ardéchoise ice cream, of course! Bicycles can be left safely here. A wi-fi system allows you to connect around the pool and in the rest areas outside the house. To sum up, ‘La Jolie Maison de Banne’ is a picturesque house with all the comforts of home, set in a peaceful location in one of the most beautiful villages in the Ardèche. The garage door is also electric. Two vehicles can be parked safely. One in the garage and the other in the small driveway in front of the house. Your arrival Deborah AZAIS will contact you upon your arrival to hand over the keys. If the schedule is complicated, there is a box with a secure code. Deborah will give you all the necessary instructions when she calls. Other things to note VERY IMPORTANT - The house and its equipment must be left in a clean and tidy condition. A cleaning fee of €150 is required (to be paid on arrival). - Air conditioning must be used with the windows and doors closed. - During meals in the outside areas, the cleanliness of the premises must be maintained. - Departure 10am - Arrival from 5pm to 7pm (other times possible with prior notice).
