Easy self check-in with smart lock. Located just minutes from Cranmore, Attitash, and Settlers Green, yet tucked away with peaceful mountain views. Locked “owner’s closets,” lawn mower, snow blower, & crawlspace under the house are off limits to guests. Please do not use any snow or ice covered areas without fully clearing the snow & ice first. ⸻ Other things to note ✨ How We Host ✨ This is our personal home, professionally managed and thoughtfully maintained. We host with intention—not volume. ✅ Early Check-In & Late Checkout Included! Starting 2026 we’re offering a luxury 1:00PM check-in included in your stay! During our peak summer season, extending into fall 2026, we intentionally space bookings to allow for a full 24-hour reset between stays. • Standard check-in: After 5:00 PM • Standard checkout: By 10:00 AM Starting June 2026 through October 2026, we’re happy to include: • Early 1:00 PM check-in and • Luxury noon checkout These extended times are made possible by our intentionally spaced schedule and will be confirmed prior to arrival when available. Unauthorized early check-in or late checkout without written approval will each incur a fee equal to one additional night’s stay. 📩 Our Communication Style We believe great communication helps create a smooth, stress-free stay. Of course, we’re always available if questions come up during your stay. In addition, our home is equipped with monitored systems that notify us of certain events, such as snow service arrival or household alerts (including hot tub cover, stovetop, or door-ajar alarms). If we receive a notification that may impact your stay—or that you may not be immediately aware of—we’ll reach out to keep you informed and help resolve the issue quickly. 🪧 Signage & Labels We’re so grateful you chose to stay in our personal home, and we truly appreciate the care and respect you show it during your visit. You may notice more signage and labels than you’re used to, and they’re there with good intention. Over time, each sign or label has been added in response to common questions or unintentional issues guests have encountered. Not every guest is familiar with amenities like white linens, radiant floor heat, an induction cooktop, or a hot tub, and every home’s septic, heating, laundry, and garbage systems work a little differently. Thoughtful instructions help take the guesswork out, prevent accidental damage, and ensure all guests—whether or not they’re the primary booker—have the same information and expectations. Pets must be housebroken, groomed, non-destructive, and not prone to scratching or barking when left alone. • Your pup’s welcome basket includes: 2 couch slipcovers, bowls, slow feeders, waste bags, dog wipes & towels, and lavender–hemp shampoo for post-adventure baths. Crates (various sizes) are in the shed and must be used if your dog cannot be left unattended indoors. • Please keep dogs off beds, blankets, and out of tubs/showers. Our home is thoroughly inspected after each stay, and any pet damage or extra cleaning will be charged to the guest. • Bringing more than 2 dogs without approval may result in reservation cancellation without refund. If your pup meets these guidelines, we can’t wait to host them! 🚗 Parking Our home comfortably accommodates up to 8 vehicles in the summer and 6 in the winter. Please park in the driveway only—parking on the lawn isn’t permitted, and street parking is not allowed from November through May. While on-street parking is available May–October, we kindly ask guests to use the driveway whenever possible to remain respectful of our neighbors. 🔥 Firewood Kits For your convenience, pre-bundled firewood kits are available for $10, including kindling, logs, fire starters, paper, and a lighter—pay via the QR code provided. Never leave fires unattended. 🛀 Hot Tips for the Hot Tub • Please follow all posted hot tub rules. • For the best stargazing: Turn off all exterior and interior lights—clearer skies, fewer bugs! • Winter use: Outdoor spigots are off. Avoid splashing or overflowing; if the water drops below the filter intake it will disable the heating and damage the tub. • Always close and latch the cover when not in use. It’s a safety hazard and the tub won’t heat properly (and can be damaged) if left open. • Do not remove the floating sanitizer. • No food, drinks, or glass in or around the tub. • No jewelry, clothing with metal, or shoes in the water. • Never sit, stand, lean, or place heat/flames near or on the cover. • Rinse off before and after soaking, especially after swimming in Pequawket Pond. This helps keep the water clean and protects your skin from sanitizer. 🔥 Radiant Floor Heat (Oct–May) • Consistent & Cozy: Radiant heat warms slowly and evenly—please maintain a steady temperature rather than adjusting frequently. • Thermostats: Set between 66°F–72°F (preset to 68°F). It takes about 1 hour/1°F to change temperature. • Efficiency Tips: Keep all windows closed and locked as the heating is already on and running. Do not leave doors open while you are loading/unloading your cars. • Summer Use: Wall thermostats control radiant heat only—do not turn them on in summer. • Our south-facing design and solar gain can make interior temperatures greater than 76°F. 🥶 Cooling (June–Aug) Our home stays naturally cool thanks to shade, breezes off the water, and good insulation. Mini-split AC units are available when needed, but since AC isn’t our primary system and not listed as an amenity, it isn’t guaranteed. • Comfy mode is preset. It turns on automatically at 74°F, off at 66°. • Mode Settings: Use cool or off only (auto mode is disabled from the factory on multi-zone mini-split units); keep the fan on auto. • Cooling Time: Home cools within ~30 minutes—please turn AC off when not in use or away. • Efficiency Tips: Keep doors and windows closed and locked, and curtains shut during the day. • Control: The countertop/dresser thermostats control AC only—don’t move or unplug them, or they’ll lose connection. • Wall thermostats control radiant heat only—do not use them in summer. ❄️ Winter Snow Removal Winter here is beautiful—and snowy. Because this is a curate home stay and not a fully staffed hotel, professional snow removal is weather-dependent and may not be immediate. Guests should be prepared to assist with light snow or ice clearing between service visits. Shovels, sand, and salt are provided at each entrance and in the shed for your convenience. • Driveway and RIGHT-side walkways are cleared after each storm or ~6” of accumulation • Light dustings may not trigger plow service • Timing isn’t guaranteed; crews operate on their own schedule and may return for sanding during refreeze • We’ll message via Airbnb when plows are en route or on site—please move vehicles promptly when notified • While the property will be ready at arrival, guests should plan to shovel or sand and salt during their stay By booking during winter months, guests acknowledge that snow removal is weather-dependent and conditions may vary despite professional service. 🧼 Quick Checkout Tasks Checkout is simple and easy—no cleaning required! We just ask for a few quick things before you head out to help us get our home ready for the next guests: 🧺 Please tidy up: • Run the dishwasher with dishwasher tablets (no need to empty it) • Place all trash & perishable food (kitchen, bed & bathrooms) into the bins outside—no need to separate recycling • Place all of your used/dirty/wet linen (sheets, towels, BEACH blankets, washcloths, napkins, potholders, aprons, etc.) into the laundry baskets and not on the furniture or doors • Pick up any dog waste, cigarette butts, or trash outside 🔁 Please turn it off/put it back: • Set heat to 55°F • Return kayaks (opening side down), paddles, & life vests to their racks • Before leaving, turn off or close and lock anything you used—windows, doors, TVs, lights, lamps, and arcade games • If you’ve moved/used something please put it back (including cushions, BBQ, shovels and salt, dog crates, or exterior furniture) • If you brought something with you please remember to take it home with you (including food) ——— ⚠️ Safety Note • Do not use the walkway or stairs to the LEFT of our home in winter—they aren’t cleared and are unsafe when icy. Only use paths that are fully shoveled and sanded. • No kindling fires, or sparklers during droughts or when burn bans are in effect. • Use caution when smoking outdoors; grass and vegetation can get very dry. No smoking in our home, on decks or porches. • Outdoor water bans may be in place during droughts to conserve water for firefighting—lawns may appear dry. • For guest safety and property security, there are exterior cameras located in the shed, driveway, both side yards, backyard/waterfront area, and Ring doorbell cameras at all entrances. These cameras are operational and may record video and audio. There are no cameras inside our home. ——— 🧰 Maintenance Notice Routine maintenance may occur during your stay to keep everything running smoothly. This can include: •Trash removal •Hot tub care •Arcade or game room service •Heating fuel deliveries •Snow removal •Exterior or security system maintenance We will make every effort to minimize any disruption and provide as much advance notice as possible. However, please note that certain services, like garbage collection, fuel deliveries, and snow removal, operate on their own schedules and may arrive without prior notification. ———- 🌸 Nature Our home is nestled among trees and water, where nature is not just nearby — it’s part of the experience. While we maintain our home with meticulous care and take every measure to keep interiors pristine, you may occasionally notice a harmless spider, tiny field mouse, moth, ladybug, ant, or even the occasional stink bug. These quiet woodland visitors are simply part of lakeside living in New Hampshire, and we appreciate your understanding as we preserve the natural beauty that makes this setting so special. Our outdoor spaces are thoughtfully prepared between each stay; however, with forest canopy overhead and the beach just steps away, a fine dusting of pollen, a few drifting leaves, or a trace of sand may occasionally settle on exterior furniture. A simple wipe before relaxing is typically all that’s needed — a small and natural rhythm of life when surrounded by trees, water, and fresh mountain air. 🏊♀️⛵️🏔️🏒🎱🎿 🚴♀️🎣⛸️🛶⛵️👾❄️🍁 We take pride in offering a wide range of amenities and do our best to keep everything in great condition for our guests.
