Dogs must be housebroken, groomed, non-destructive, and not prone to barking when left alone. Crates are available in the shed and must be used if your dog cannot be left unattended indoors. To help preserve the experience of our home for all guests, dogs must stay off beds, blankets, and out of tubs/showers. Any pet damage or excess cleaning will be charged. Bringing more than 2 dogs without approval may result in cancellation without refund. It is illegal to knowingly misrepresent a pet as a service animal in NH. Under RSA 167-D:8, this is a misdemeanor. Penalties can include fines, community service, or jail time. 🚗 Parking: Parking is available for up to 8 vehicles in summer and 6 in winter. Please park in the driveway only. Street parking is not allowed from November to May. 🔥 Firewood Kits: For added convenience, pre-bundled firewood kits are stocked on-site for $10 and include kindling, logs, fire starters, paper, & a lighter. Simply pay as you go by scanning the provided QR code, or feel free to pick up firewood locally if you prefer. The most important: •children must always be supervised •rinse off before entering, especially after the pond •always close and latch the cover when not in use •do not remove the floating sanitizer •no food, drinks, or glass in or around the tub •in winter, avoid splashing or overflowing, as low water can disable heating and damage the tub •never sit, stand, lean, or place heat/flames on the cover 🔥 Heating | Sept. 21st–April: Radiant floor heat is one of the true luxuries of our home. It warms slowly, quietly, and evenly, so it works best when kept at a steady temperature. Thermostats are typically set around 68°F and should remain between 66–72°F. Please keep windows and doors closed for efficiency. 🥶 Cooling | June–Labor Day: Our home stays naturally comfortable thanks to shade, insulation, and breezes off the water. Mini-split A/C units are available when needed. Preset from 66°F to 74°F, keep windows and doors closed, and do not move or unplug countertop/dresser thermostats. ——— 🧼 Quick Checkout Tasks: Checkout is simple and easy—no cleaning required! We just ask for a few quick things before you head out to help us get our home ready for the next guests: 🧺 Please tidy up: •run the dishwasher •place trash and perishables in outside bins •place used or wet linens in the laundry baskets •pick up outdoor trash, cigarette butts, and dog waste 🔁 Please turn it off/put it back: •return kayaks, paddles, life jackets, patio cushions, and hammocks •set heat to 55°F/turn off AC •turn off lights, TVs, games, and lock doors/windows •return moved items •take all food and personal belongings with you ——— ⚠️ Safety Notes •In winter, do not use the left-side stairs/walkway; they are not cleared and may be icy •No smoking in our home or on decks/porches •No fires, kindling fires, or sparklers during droughts or burn bans •Outdoor water restrictions may occasionally be in place during drought conditions 🎥 For guest safety & property security, exterior cameras monitor the entire property, including the shed, driveway, side yards, backyard/waterfront, & all entrances via Ring doorbells. Cameras may record video/audio. No cameras are inside our home. Footage is reviewed if issues are reported. ——— 🧰 Maintenance Notice Routine maintenance may occur during your stay to keep everything running smoothly. While interiors are meticulously maintained, you may occasionally notice a harmless spider, moth, ant, ladybug, field mouse, or seasonal woodland bug. Outdoor furniture may also gather a light dusting of pollen, leaves, or sand between cleanings.
