Roaring River Retreat

A private three-bedroom sanctuary that balances a warm, rustic feel with clean, modern style to help you relax and connect with nature. It is conveniently located 5 minutes from Swan River/10 minutes from Minitonas and provides a peaceful setting close to snowmobile trails. This tranquil bungalow features a wood stove and serene king bedroom with picturesque views. There is a workspace, wifi, fully appointed kitchen, laundry, dishwasher, bbq, yard, fire-pit, three smart TV’s and ample parking. The space The king bedroom is large with two windows and a 50” smart TV. The cozy second bedroom has a double bed and 30” smart TV. Third bedroom is an office space with futon that pulls out to a full bed. We add a 3” memory foam mattress topper. All beds are new and protected with mattress covers that we wash and disinfect. The living-room has a 65” Smart TV. Wifi is provided and the password is on the information sign. There is potable filtered drinking water on the island sink (cold tap). Kitchen utensils and appliances (aside from fridge and stove) are new. Laundry machines are new. We plan to continue renovating the bathroom; the cabinet is outdated. We are dreaming of a full spa bathroom renovation! There are scuffs on the walls and baseboards; we look forward to freshening the space with new paint! Doors and bathroom have been repainted. We are still working on making the deck an awesome space for relaxing. It is in need of staining and a railing. Snowmobile trails are 2 miles from the property and accessible from the property through ditches. The Airbnb borders our family acreage and we respect privacy. The area that borders a small part of our yard is fenced. The majority of our acreage does not directly border the AirBnb. I’m sure you’ll be able to hear our kids playing in the distance at times. You do not need to worry about making noise here! The Roaring River is downhill from the Airbnb yard; that area is an extension of our acreage. There may be times we are visible from afar as we walk riverside to access our forest trails. There will be opportunities for us to negotiate providing guests times for private access to these walking trails. We plan to create new trails and a river spot exclusively for the Airbnb property! Guest access Whole house and yard that immediately surrounds the house. River and forest trails are on an adjacent property we own; there will be times we can negotiate offering private access to guests. Other things to note We do not yet have AC installed but provide floor/table fans for each room. There are also ceiling fans in the living area and master bedroom. In the summer, the house generally stays comfortable due to the way it’s situated. We recommend opening windows at night and keeping them closed during the day with blinds down. However, on days of extreme temps, it’s hard to keep it cool. In the winter, we have electric heat and a wood stove in the living room which we prepare for you and provide wood and kindling for. Liability waiver required: Because this property borders natural space with inherent risks , we require a liability waiver to be signed prior to booking🙂.
