Welcome to our city villa near Berlin. In a prime location, you will find a true dream house with a fireplace, garden, winter garden, and pure luxury! You can stay and retreat in 6 rooms across 3 floors. The large living-dining area with a well-equipped kitchen, large dining table, and TV lounge, as well as the bright winter garden and garden, give you the opportunity to spend quality time together. There is a bathroom with a shower and bathtub, as well as an additional guest toilet available. The space This wonderful villa offers ample space for 10 people. The city villa, built and equipped to a high standard, allows for a peaceful stay. Here, with 10 people, you have the opportunity to relax, cook together, and unwind in the winter garden. You can grill and relax in the garden. On the ground floor, you will find the large dining-living area. Large glass doors can be fully opened, allowing you to integrate the winter garden and the green garden into your living space during the summer months. You will then feel like your living room transforms into a large green oasis. In other seasons, you can spend cozy times by the fireplace in our TV sofa lounge. The large dining table accommodates 10 people. The luxurious kitchen provides everything you need for cooking and self-catering. In addition to ample dishes, you will find pots, pans, electrical appliances (kettle, toaster, drip coffee maker, Nespresso coffee machine, washing machine), and kitchen utensils. We provide coffee capsules and tea for your arrival. On the ground floor, there is a bedroom for one person with a desk and a guest toilet. A stylish staircase leads you to the first floor, which houses 3 more bedrooms. The light-filled hallway can be used as a cozy reading spot. One bedroom offers a spacious dressing area for your clothes and another TV. Another bedroom provides sleeping space for two in 2 single beds, and another room offers peaceful sleep for one person. The modern bathroom features a double sink, a bathtub, a shower with a rain shower head, and a toilet for ultimate comfort. You will find two more rooms in the charmingly designed attic. A high-quality sofa bed for two offers comfortable overnight accommodation, and in the other room, there are two single beds. All double single beds can be prepared for you as single beds or a double bed. You can safely park one to two vehicles on the property (closed, electric gate). Additionally, there are free parking options available in front of the property. Guest access Access to the villa is obtained through a key safe. You will receive the code to open the safe via email one day before your arrival. Other things to note OUR HOUSE RULES Dear BohnApartments guests, in the common interest of all residents of this building, as well as for a communal living environment and proper treatment of the property, we have established these house rules. Thank you for adhering to them. 1. Quiet Hours and Noise Avoidance: 1.1. Please avoid making noise in the apartment, in the building, in the courtyard, and on the property. There are other tenants and small children living in the building. Therefore, please use the TV, music player, etc. at a low volume. 1.2. Please close the apartment doors, entrance doors, and house doors gently and quietly. 2. Security: For security reasons, entrance doors, cellar entrances, and courtyard doors must always be kept closed. 3. Cleanliness and Waste Disposal: 3.1. Cleanliness: The apartment, the building, and the property must be kept in a clean and tidy condition. 3.2. Waste: Please dispose of any waste in the designated bins and containers only, separating them accordingly. • Yellow bin - plastic, blue bin - cardboard/paper, black bin - general waste, brown bin - organic waste/food scraps In case of significant dirt and leaving behind trash, we reserve the right to charge an additional cleaning fee of up to 150 euros. 4. Ventilation & Heating: The apartment should be adequately ventilated by opening the windows for a short period, even during the cold season. Please do not leave the windows ajar. 5. Non-Smoking Apartment: 5.1. Smoking is strictly prohibited in the apartment. Please use the outdoor area for smoking and dispose of cigarette butts in the designated receptacles (ashtrays). Please do not throw cigarette butts directly onto the sidewalk in front of the building. Failure to comply may result in an additional cleaning fee of 150 euros. 6. Bicycles: Bicycles may only be parked at the designated bike stands or in the bike cellar (if available on the premises). 7. Children: The toys of other tenants are not for general use. We have provided toys, pens, and coloring books in your apartment for your use. 8. Check-Out: On the day of your departure, please check out by the specified time. Failure to do so may result in a charge of 30 euros per hour or part thereof. Please start the dishwasher at least one hour before the check-out time.
