This impressive flat is located in the most exclusive and privileged area of the capital of Guipuzcoa, Paseo de la Concha. From its 30 m2 terrace, right in front of the "Clock", there are beautiful panoramic views of the bay of La Concha, the island of Santa Clara, as well as the Igeldo and Urgull mountains. The house can comfortably accommodate up to ten people, as it has five double bedrooms with en-suite bathrooms. The space The house has recently been fully refurbished, in which only materials and finishings of the highest quality were used. As for the design of the interiors, it has been designed to in order to combine the highlights of lighter colors with the warmth of different tones of wood and earth. The installations in the bedrooms include a built-in wardrobe with lighting, a 180cm double bed, or two 90 cm single beds, with bedding provided, a Smart TV, two bedside tables and rugs. In the bathrooms, the ceiling lighting has been combined with the perimeter lighting, which adds a more of a sophisticated touch to the decoration of these rooms. The water pressure and temperature control knobs are electronic. Also here you will find a toilet with laundry area, which is equipped with a washing machine and dryer. The WIFI connection is high speed and is included in the rent. The heating is supplied by city gas and the temperature of the room can be regulated independently in each room. Other things to note 1. Contract Formalization and Security Deposit Upon check-in, the seasonal rental agreement will be signed. Simultaneously, it will be mandatory to provide a security deposit in the amount of 1,500 EUR. This refundable deposit will be returned within a maximum period of 90 days from the checkout date, subject to an inspection and confirmation of the property's condition. 2. Security Deposit Adjustment for Long-Term Stays For reservations exceeding 30 days, the amount of the security deposit may be reviewed and adjusted in accordance with applicable local urban rental regulations, ensuring compliance with all legal requirements. 3. Utility Expenses Policy (Applicable During Low Season Only) The landlord covers the cost of basic utilities (electricity, water, and heating) up to a monthly limit of 250 EUR, exclusively during the low season period. Any consumption exceeding this amount will be invoiced directly to the tenant. The corresponding charges for such overages will be deducted from the security deposit during the final settlement. Legal Basis This procedure is governed by the Spanish Urban Rental Law (Ley de Arrendamientos Urbanos), providing a clear legal framework that protects the rights and interests of both the landlord and the tenant.
