Spacious Kitchen for gathering & cooking. Indoor laundry rm. Outdoor space for BBQS, cozy fires & spectacular stargazing. Other things to note All rentals are required to sign (or agree in app) the following Rental Contract and House Rules prior to receiving Check-In details: Willow pad Rental Contract I. The Parties This Rental Agreement (“Agreement") made on Date is between the following: One (1) individual(s) known as (“Guest(s)”), and additional approved overnight guests including (#) of Adults and (#) Pets. AND One (1) individual known as ("Landlord"). Landlord and Guest(s) ("Parties") agree to the following terms and conditions: II. The Property The Guest(s) agrees to rent the residential dwelling described as a single-family home with an address of Mohave Valley, Arizona, 86440 ("Property"). The Property consists of 3 bedroom(s) and has 2 bathroom(s). III. Furnishings The Property shall be furnished by the Landlord. Landlord shall provide the following furnishings as part of this Agreement: Bedroom Set(s) - Including but not limited to beds, pillows, sheets, nightstands, and lighting fixtures. Dining Room Set(s) - Including but not limited to tables, chairs, and other items that complete a dining room set. Kitchenware - Including but not limited to pots, pans, utensils, cleaning supplies, and other everyday items that complete a kitchen set. Living Room Set(s) - Including but not limited to couches, chairs, sofas, televisions, desks, and other common living room items. Other - Clothes Washer & Dryer IV. Parking The Landlord shall provide parking as part of this Agreement in the form of 3 parking space(s). There shall be no fee for the parking space(s). V. Period and Guests The total amount of individuals allowed to stay at the Property for any period will be limited to 6 people. In addition, the Guest(s) are allowed to have a total number of 6 people on the Property (not for overnight stay). VI. Start and End Dates The term of this Agreement shall begin Date and end on Date ("Rental Period"). The Guests(s) shall be allowed to check-in at 3:00PM and check-out at 11:00AM. VII. Rent The rent due by the Guest(s) to the Landlord has been paid in full through AIRBNB. VIII. Security Deposit The Guest(s) shall not be obligated to pay a Security Deposit as part of this Agreement, as it has been secured through AIRBNB. IX. Pets Guest(s) shall be allowed to have dogs, cats, with no weight limit. In addition, there shall be a set number of # pets on the Property. Pets shall be allowed on the Property with prior approval only and a fee paid by Guest(s) through AIRBNB. Guest(s) will be solely responsible for their pets and for any loss, damages, personal injuries (including death) arising from or related to Guest(s) pets. Landlord is released from any and all claims, lawsuits, actions, debts, bills, judgments, arising from or related to Guest(s) pet's presence at Property. NOTE: Landlord reserves the right to refuse to accommodate and to evict any animal that it determines, in its sole opinion, may create a hazard or disturb the quiet enjoyment to its guests, neighbors, or property. X. Fees, Taxes, and Deposit The Guest(s) shall be responsible for the following fee(s):
All Fees, Taxes and any deposit have been paid through AIRBNB. XI. Termination Landlord has the right to inspect the premises with prior notice in accordance with applicable State laws. Should the Guest(s) violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. Guest(s) waive all rights to process if they fail to vacate the premises upon termination of the rental period. Guest(s) shall vacate the premises at the expiration time and date of this agreement. XII. Utilities The Landlord shall be responsible for providing all utilities. Wifi is provided and all rooms are equipped with smart TV’s, no cable services. XIII. Maintenance and Repairs A one time Departure Cleaning Fee has been paid by Guest(s) through AIRBNB. Guest(s) shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Guest(s) shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Guest(s) shall pay for maintenance and repairs should the premises be left in a lesser condition. These requirements exclude cleaning due to normal and responsible use. XIV. Trash Landlord requires the Guest(s) to use the following instructions for trash removal on the Property: All trash must be placed in the main trash bin found outdoors upon departure. If your stay includes a Sunday night, you must take the outdoor bin to the street line in front of the house before 5:30am Monday. XV. Subletting Guest(s) shall not be allowed to sublet the Property. If Landlord does allow the Guest(s) the right to sublet, an amendment must be signed by both Landlord and Guest(s) and shall be attached to this Agreement. XVI. Quiet Enjoyment The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest(s) shall then immediately vacate the premises. There is no set Quiet Time on the Property although the Guest(s) shall be obligated to respect the quiet enjoyment of other Guest(s) and/or neighbors during the term of this Agreement XVII. Smoking Any and all forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside. XVIII. Landlord’s Liability The Guest(s) and their guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guest(s), and that Guest(s) should purchase their own insurance for Guests(s) and their guests if such coverage is desired. XIX. Attorney’s Fees Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. XX. Use of Property Guest(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest(s) do not intend to make the property a residence or household. XXI. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. XXII. Showings If the property should go on the market for sale, it may be shown to qualified buyers during the stay of the Guest(s). Every effort will be made to schedule the showing at a convenient time and not interrupt the day-to-day activities of the Guest(s). Guest(s) shall allow reasonable viewings of the Property during standard hours. XXIII. Firearms Only legally owned and permitted firearms shall be allowed on the premises in accordance with State and local laws. XXIV. Fireworks The Parties agree that Fireworks and other hazardous materials may not be used in or around the Property. XXV. Illegal Use Guest(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits. XXVI. Fire Alarms If the Property has fire alarms the Guest(s) must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition. XXVII. Keys There shall be a total number of 0 keys made available to the Guest(s) at the time of possession. If Guest(s) should lose any of the keys, there shall be a penalty for every set of keys lost in the amount of $25. XXVIII. Possessions Valuable items left behind by Guests(s) will be held with every reasonable effort made to contact in order for a safe return. If items are not claimed for longer than 3 months they shall become the property of the Landlord. Landlord shall not be held liable for the condition of said items left by the Guests(s). XXIX. Notice In the event written notice is required the Parties shall be recognized by the mailing addresses set forth in Section I of this Agreement, or through AirBnB if booked through that method. XXX. Governing Law This agreement is governed under the laws in the State of Arizona. XXXIII. Lead-Based Disclosure It is acknowledged by the Parties that a Lead-Based Paint Disclosure is not required per federal law. XXXIV. Severability In the event any provision or part of this Agreement is found to be invalid or unenforceable, only that particular provision or part so found, and not the entire Agreement, will be inoperative. XXXV. Additional Terms and Conditions In addition to the language stated in this Agreement, the Parties agree to the following: No Events Allowed.

Entire Agreement This Agreement together with any attached addendums or disclosures shall supersede any and all other prior understandings and agreements, either oral or in writing, between the parties with respect to the subject matter hereof and shall constitute the sole and only agreements between the parties with respect to the said Property. All prior negotiations and agreements between the parties with respect to the Property hereof are merged into this Agreement. Each party to this Agreement acknowledges that no representations, inducements, promises, or agreements, orally or otherwise, have been made by any party or by anyone acting on behalf of any party, which are not embodied in this Agreement and that any agreement, statement or promise that is not contained in this Agreement shall not be valid or binding or of any force or effect. WILLOW PAD RULES & THINGS TO KNOW RULES: Check-in Time: 3:00pm MST Check-out Time: 11am MST Maximum 6 overnight guests. 6 additional visitors allowed (not overnight). No Smoking of any substance inside the residence. If Smoking outdoors please dispose of all extinguished butts safely in the trash can. No Parties or Events. Place all inside (including bathrooms) and outside trash in the large bin in front of the house throughout your stay and upon departure. If your stay includes a Sunday night, please take the outdoor bin to the street line in front of the house Sunday evening or by 5:30am Monday morning. Keep the Air Conditioning at NO LOWER THAN 67 Degrees Fahrenheit. If the system detects a setting below 67°F, guest may be charged an additional utilities fee of $250. Windows & Doors must be closed in the summer when when using the Air Conditioner. Touch thermostat screen to activate and adjust settings. Please only make changes to Mode and Temperature settings. Upon Check-out turn the mode to OFF. No Bleach in Clothes Washer. No Fabric Softener, including liquid in Washer and sheets in the Dryer. Leave Porch Sensor light on at all times. Switch is located inside the home, closest switch to the front door. Keep either doors or door screens closed at all times to keep insects and critters outside. Hang used, wet bath or beach towels. Don’t place on floor or in Laundry basket/room unless fully dry. No dogs on furniture unless covered with the guests own linens or coverings. No washing dogs inside the residence. No washing of dog laundry or bedding in the residence washer & dryer. Place all pets feces in a bag and in the outdoor trash can. Although the yard is secure, it is the responsibility of guests to check the perimeter of the yard upon arrival to identify any areas that pets may be able to escape. Please apply all spray sunscreens outside, not inside the residence. Shower off all sunscreen oils before sitting on the furniture. This residence is on a Septic Drainage system, please keep the following in mind: No bleach in clothes washer or down any drains, no antibacterial products of any kind in sinks, showers, dishwasher, clothes washer or any drains. Only use toilet paper provided or a similar 1 or 2 Ply Septic Safe TP. NO feminine hygiene products in the toilet or paper towels, napkins, etc. ONLY TP provided. NO Food down the kitchen sink at all, dispose into trash. Don’t run water for excessive lengths. Guests must notify Landlord of any signs of leaking or standing water anywhere inside or outside the residence. When using BBQ or Fire Pits be sure to turn off or extinguish all embers when finished. Do not leave fires burning unattended and pour water on a smoking or warm fire when done. THINGS TO KNOW: Guests will receive a code for entry to the residence and WI-FI login the morning of the rental check-in date. The home is equipped with an exterior security camera for the protection of our guests and the property. It is mounted at the front of the residence and records the front door, and driveways. Once our guests have checked in we will not monitor activity during the stay unless we are alerted to an issue on site. Fire Extinguishers are located in the hall linen closet and the kitchen closet. Willow Valley has tap water that contains a high amount of minerals due to the location close to the river and as a result most residents choose Purified or Distilled water for ingesting purposes. If you use one of the dehumidifiers in the residence, please use distilled water and empty the base and canister after use. There are outdoor chairs next to the front steps and in the backyard, along with a patio table in front and back. There is one patio umbrella that can easily be moved to either table. Please be sure to close and tie the umbrella when not in use. Additionally, there is a storage bin to the left side of the garage with outdoor/beach items. Please return them so the next guest can enjoy them!
