Cloth Hall Barn & Cottages

The Cloth Hall Barn & Cottages are three outstanding conversions set in the same grounds, just a few steps from each other, featuring five double bedrooms, each with their own bathroom. The main barn seats up to 12 around the table and another 3 at the breakfast bar, ideal for larger family or friend groups who wish to stay together. There's also exclusive use of a heated outdoor swimming pool (in season) and hot tub included, with additional hot tubs and a gym on request. The space Three fantastic holiday properties, sleeping 14 overall - the main barn and its two separate cottages and their grounds are offered exclusively to you for the duration of your stay. In the heart of the Kent countryside, it is the perfect place to create memories with friends and family, but with the opportunity to enjoy your own spaces. The main barn is an outstanding barn conversion, set in the grounds of Cloth Hall, a 15th C timber house and has been transformed into a modern space full of vibrancy and elegance, yet retaining its grand features. It boasts three double bedrooms, all with en-suite shower rooms , with the addition of a Catchpole & Rye roll top bath in the bedroom. An additional super comfy, double sofa bed upstairs is available with bedding for an extra two guests. Downstairs, huge windows flood the spacious open plan living area with natural light, it also features a wood burner and the large stylish and functional kitchen area has all you need to entertain. Up to 14 guests can be seated around the main dining table, or three at the breakfast bar. Next door is your first cottage, which has been lovingly converted into a stunning retreat for up to four (two adults in the super king bed in the bedroom, with up to two small adults or children in two single sofa beds in the lounge area) styled with every attention to detail, also offering a luxury spa-style bathroom and a large comfy sofa right in front of a wood burning stove. In the private courtyard outside you will find a second 6 seater hot tub, available for you use for the duration of your stay for an additional £50 per night, upon request. Next door again the second cottage, our little nook, offers luxurious studio accommodation that's been ingeniously and sympathetically modernised. The parquet flooring has been up-cycled from Cloth Hall and is now warm underfoot. The modern kitchen with its cast concrete worktops and state of the art wet room surround a comfy king-size bed. Again there is a smaller 4 seater hot tub in the private courtyard outside the nook available for £25 per night, upon request. Hot tubs: The use of the hot tubs are exclusive to you and your party for the duration of your stay (to clarify, the hot tub outside the main barn is included in your stay, the other two are at an additional charge and must be requested prior to your stay). You can use them at any time but please do be mindful of our quite hours (between 11pm and 8am), so you don't disturb our neighbours. Swimming Pool: During the summer months (typically early may to late September - weather permitting - please check with us prior to booking if this is really important to you) you will have exclusive use of the outdoor heated swimming pool, 9am - 4pm weekdays and 9am- midday on weekends. Pool towels are provided. Firepit There is also a firepit, again exclusive for you and your party, situated in the gardens that can be used at anytime for evening warmth and a BBQ. Fixed BBQs are also situated outside the main barn and the first cottage. Parking: You have private allocated parking spaces for four cars close to the properties. We can accommodate one more car if necessary although please ask for instructions as to where to park it. We offer unlimited WiFi, with up to 70mb throughout all three properties. Guest access Guests have full access to all three properties, the guest garden areas including fire pit, plus private spaces outside all of the properties with garden furniture provided and a couple of BBQ areas (utensils provided). Guests also have exclusive access to the heated outdoor swimming pool between 9am and 4pm weekdays and 9am and 1pm at weekends. Guests are able to use the hot tub which is directly outside the largest property and there are no time restrictions (although please adhere to our quiet hours (11pm to 8am). Use of the main hot tub at any time and swimming pool during the hours set out above is all included in the price of your stay. Use of the two additional hot tubs and the gym must be requested prior to stay and are subject to an additional charge. Other things to note We do accept same sex groups, groups of friends or couples and family groups. If it is a same sex group or group of friends or couples, we ask that all guests are over the age of 25. We have strict rules with regards to parties - no additional guests other than the up to ten that may stay over. There must be no swapping of guests on different nights, or additional guests on site including the pool, unless by arrangement - please message the management team and let us know what you are planning and we will discuss with the owner. If these or any other house rules are broken, we reserve the right to terminate the stay at any point and no refund will be offered.
