The home itself sits in the Castro Valley area. This is a common quirk for addresses near the city border. Guest access Guests will have full access to the unit, including: ✔️Living room ✔️Fully equipped kitchen ✔️Dining area ✔️One bedroom ✔️One full bathroom and one half bathroom (1.5 bathrooms) ✔️Private patio and balcony ✔️In-unit washer and dryer 🐶 Pets Pets are welcome; however, they are not allowed on the sofa or any upholstered furniture. The sofa is a high-end fabric piece, and we strive to keep it in excellent condition for all guests. If our cleaning team finds evidence of pets on the sofa, a $250 additional cleaning fee will be charged. Thank you for your understanding and cooperation. 🔑 Access Note Access to the unit requires climbing stairs, as there is no elevator. Please consider this if you have mobility concerns or heavy luggage. 🚗 Parking The property includes four rental units, each with its own private entrance. There are three parking spaces available at the front of the property, offered on a first-come, first-served basis. If all spaces are occupied, street parking is available—please be mindful not to block any driveways. 🔅 Additional Notes This building contains multiple units with separate private entrances. While your unit is fully private, you may occasionally hear noise from neighboring units. Light sleepers may want to take this into consideration before booking. Portable AC is only available in the bedroom. Other things to note Please read all house rules carefully before confirming your reservation. By completing your booking, you acknowledge that you have read, understood, and agree to comply with the following: 1. Registered Guests Only Only guests included in the reservation are permitted on the property. Unauthorized guests or visitors are not allowed without prior written approval. Violations may result in additional charges. 2. Pets (Strictly By Prior Approval) Pets are allowed only with prior approval and must be declared before booking with complete details (type, breed, size, vaccination status). Undisclosed or unauthorized pets will result in additional fees. Pets must be leashed in all common areas, must not be left unattended outside the unit, and must not cause noise, damage, or disturbances. Guests are responsible for all pet-related cleaning and damages. 3. Cleanliness & Waste Disposal Guests are expected to maintain the unit in a reasonably clean condition. All garbage must be properly disposed of during the stay and prior to check-out. Excessive mess, stains, odors, or improper waste disposal will incur additional cleaning fees. 4. No Parties or Events Parties, gatherings, or events are strictly prohibited. Any violation will result in immediate termination of the reservation without refund and may include additional penalties. 5. Quiet Hours Guests must respect quiet hours and minimize noise at all times, especially during evenings and early mornings. 6. No Smoking or Vaping Indoors Smoking or vaping inside the unit is strictly prohibited. Evidence of smoking (including odor, residue, or burns) will result in additional cleaning and remediation charges. 7. Parking Card Policy If a parking card is provided, guests are responsible for its safekeeping. A $100 replacement fee will be charged for any lost, stolen, or unreturned card. 8. Supplies Starter supplies are provided for your convenience (e.g., toiletries, paper goods, and basic essentials). Guests are responsible for replenishing any additional supplies needed for the remainder of their stay. 9. Power Usage To prevent electrical overload: Avoid using multiple high-powered appliances at the same time (e.g., microwave, kettle, air fryer, hair dryer, etc.) Please turn off the heater when not in use . If power interruption occurs, please contact us for assistance. 10. Long-Term Stays Extended stays may require a signed rental agreement and compliance with additional house rules prior to check-in. 11. Contact Information Requirement Guests must provide a valid phone number and an emergency contact prior to check-in. 12. Furniture & Unit Condition Furniture and household items must not be moved, removed, or altered. The unit must be returned in the same general condition as received. 13. Damages, Missing Items & Additional Charges Guests agree to be financially responsible for any damage, loss, or missing items resulting from their stay. This includes, but is not limited to: > Damage to furniture, appliances, fixtures, flooring, or walls > Missing items (e.g., linens, towels, remotes, keys, parking cards) > Excessive cleaning beyond the standard turnover (e.g., stains, spills, strong odors, excessive trash) Pet-related cleaning, damage, or odor removal > Violations of house rules requiring additional service or remediation. All charges will be requested through Airbnb’s Resolution Center and supported by documentation (photos, videos, invoices). 14. Assumption of Risk & Liability Waiver Guests assume all responsibility for their safety and that of their companions. The host shall not be held liable for any accidents, injuries, or illnesses that occur during the stay. 15. Personal Belongings Guests are solely responsible for their personal belongings. The host is not liable for any lost, stolen, or damaged items. 16. Late Check-Out Policy Check-out is 11 AM. Late check-out requests must be submitted by 8 PM the day before check-out. • If there is no back-to-back booking, late check-out may be approved at no additional charge — subject to host approval. • Late check-out requested after 8 PM the day before, or without prior approval: $35/hour. • Staying past 11 AM without notifying us at all: $100 fee.
