Come visit us at this modern apartment historic Springfield! This completely refreshed 1 BR apt has a full kitchen, a 70" TV with sound bar, tasteful decor, and a queen-sized bed. This apartment is blocks from the breweries, restaurants, coffee shops, bakeries, and ice cream parlors on Main St! You’ll love your stay in historic Springfield. NB - owner stays here periodically. You may see a few items on site (i.e. non-perishable items i the fridge, articles of clothing in bottom drawers). The space This is a ~700 sq ft 1 BR apartment with a living room, full kitchen, bedroom with queen-sized bed, and a full bathroom with a spacious walk in shower. Water pressure is fantastic here so if you're a fan of this then this is the space for you! There is also a fenced in back yard which is perfect for guests with dogs who want to let them out back. Please note that this is not accessible from the unit - you walk out the front door and around the side of the structure to access the fenced in backyard. Also, please note that this is one of the few units that we operate that DOES NOT HAVE ON SITE LAUNDRY. This apartment is perfect for guests for shorter (1-5 day) stays but for guests who stay with us for longer you may have to do laundry off site. If you would like help with this please reach out and we can coordinate with a local vendor with whom we have a relationship for discounted off site wash and fold laundry service. Guest access Guests have full access to the apartment! Please not that the owner does keep some personal items on site such as maintaining non-perishable items in the refrigerator/freezer and some personal items / articles of clothing in some drawers in the apartment. Other things to note We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera). This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information. Please contact us before booking if you would like to review our rental agreement. Please note that we may request a security deposit and add a damage waiver fee to your booking if needed We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Kindly refer to the following guidelines regarding fees for extra guests: Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra) 2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra) 3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra) 4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra) 5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra) This unit is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there. We do charge a pet fee of $20/night per pet that you bring with you. This reduces to $100/week per pet and $200/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking. ***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.*** ***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.*** Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday. All guests have access to the common areas of the property (front porch, laundry room, backyard). If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out. If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost. The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $100 1-2 hr early arrival/late departure: $200 2-3 hr early arrival/late departure: $300 3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to. ***Smoking is strictly forbidden anywhere on the property - the apartment, porch, front or back yard*** ***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee*** For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
