Almau vacation home, Bavaria with large garden & mountain view

Right in the middle between Lake Chiemsee and the Chiemgau Alps near the Tyrolean Achen lies our vacation home Almau.Bayern in a large garden with old trees. The house was completely renovated in 2022 and then lovingly equipped and furnished. Here it was especially important to us to stage the special location and the 180° mountain view and to capture and preserve the charm of the region and that of an old house. Here you can relax and enjoy your vacation. The space Our house - a charming bungalow from the 1960s, which was completely gutted, renovated and furnished with a lot of love for detail in 2021/22, offers plenty of space for up to six people on around 130 square meters of living space. Here you will find a very spacious, open and bright living-dining area with fully equipped kitchen, fireplace and panoramic window sill with a fascinating view of the plateau and Kampenwand. A wide and wide-opening window front opens to the south overlooking the large, beautiful garden to the Chiemgau local mountains. Here you also have the opportunity to enjoy the almost 180° wide panoramic view on a spacious wooden terrace. Directly connected to the living area is another room with direct access to the garden and terrace. It can be separated visually and acoustically from the living room with a sliding door and thus used both as a TV room and as a bedroom for two more people with a pull-out sofa. Next to it, also with south-facing orientation and garden access, is a large bedroom with a wide double bed made of real, solid Swiss pine wood, which with its characteristic scent creates a wonderful atmosphere for your restful night's sleep. Two large, lovingly restored, rustic single beds made of solid wood can be found in the east-facing room, making it ideal for children. The house has a separate guest toilet, a large, modern bathroom with toilet and shower, a hallway with plenty of space and a utility room with washing machine, dryer & co. The terrace and the large garden invite you to unwind and relax. One of our favorite places is the hammock in the partial shade under the fruit trees overlooking the Kampenwand. For small and large children, a ping-pong table and a large trampoline (use at your own risk!) are available. The entire house is heated by modern underfloor heating. As part of the renovation, in addition to extensive insulation measures, a sustainable heating concept with a heat pump was implemented. Guest access You rent the entire house with a plot of around 1500 square meters, which you have completely for yourself and can freely use. Free parking is also available. Only access to the technical rooms / garage is not permitted. Other things to note Our house is perfect for four people. An occupancy of up to six people is possible when using the sofa bed. The base price is calculated for four people. For each additional guest, we charge €25/night. Due to the amenities and local conditions, we are happy to recommend our house for families with children from 6 years. DOGS: By arrangement for an additional flat rate of €25/day. At this point, we would like to point out that the property is not completely fenced. CHARGING STATION: Since July 2023, it has been possible to charge your electric car free of charge, conveniently and easily right outside the front door (approval via RFID chip). Please contact us before your arrival if you plan to use the wallbox. WINTER SERVICE: We do not have winter service and cannot accept any liability for accidents. The renter is responsible for snow removal & co. Appropriate tools are available. TOURIST TAX: Is already included in the rental price. REGISTRATION FORM: Before your arrival, we need the personal data of all fellow travelers for registration with the municipality.
