Quiet Country Home - Homestead Acres

Located on a century's old homestead location, Homestead Acres will be a quiet and peaceful home away from home. Sitting on 40-acres and located at at the bottom of the Boston Mountains, Homestead Acres will give you a central location for country living while providing easy access to town, Horsehead Lake Events Center, and a homebase for OTV/ATV rides on nearby Game and Fish Trails. You will enjoy beautiful sunsets and plenty of wildlife views from the large windows on property. The space Homestead Acres can sleep up to 8 total guests, including kids, comfortably. Bedroom 1: 1 Queen Bed Bedroom 2: Twin over Full Bunk Bed, 1 Twin Bed Bedroom 3: 1 Queen Bed Bathrooms: We have a walk-in shower which is an en-suite to the Master Bedroom. The second full bathroom includes a bathtub only and double sink. Living Room: Furnished with a large sectional and arm chair for seating as well as a large tv for movie nights or watching your favorite shows. TV services are provided by YouTube TV. Kitchen/Dining: The kitchen contains all essentials for cooking as well as some cooking basics like oil, seasonings, etc. You will also find a new coffee pot, with complimentary coffee included (it can be found in the refrigerator), a toaster, and microwave. Adjoining the kitchen is the dining room, including a table with 6 chairs that extends to accommodate more people. Amenities: Complementary WiFi is provided at Homestead Acres which can accommodate streaming video and a work from home space with 1GB internet. A full-size washer and dryer is on-site along with complimentary detergent for use. The laundry room is located in a separate room outside the main home. This is an enclosed room and is locked, with the key being provided to guests. House Rules: Multiple buildings exist on the land where the property being rented is located. Access to the home listed is the only building where access is given with a reservation. Access to and entry of the other buildings on property is strictly prohibited. These buildings are monitored, and additional fees will be added if evidence can be shown that tenants enter or attempt to enter the buildings. These buildings include, but are not limited to, the original homestead, barn, cellar, well house, and any other outbuildings on the property. Guests should also not attempt to stand on or access the porch or back deck of the homestead. By staying at Homestead Acres, Guests acknowledge that REO Properties, LLC and the hosts of this property do not accept liability for any injury sustained as a result of ignoring these rules. ABSOLUTELY NO HUNTING. No hunting is allowed on this property or the surrounding land. No firearms or other deadly weapons, including but not limited to bows and crossbows, should be discharged on property. This includes restrictions on siting in weapons, target shooting, etc. Do not drive vehicles, ATV’s, UTV’s or any other motorized vehicle around the fields on property. Vehicles should stay on the driveway and defined parking areas. There is a working garden on property and is actively planted and growing produce. This will have no impact to the guests and the caretaker will not access the garden while the property has been booked. Please note the garden should not be accessed by the guests. -Strict NO PET and NO SMOKING policy -NO PETS of any kind. A $250 pet fee will be added for any unauthorized pets. -NO SMOKING, NO VAPING, NO DRUGS. A $200 fee will be added for smoking or vaping on property. -ABSOLUTELY NO PARTIES -Please no food or drinks in the bed. -Please do not open the windows. -Please do not burn candles. -Please be mindful of noise from 10 pm to 7 am. -No extra guests without prior approval from the hosts. -Please do not move the furniture and décor around in the house. -The booking guest and all other guests agree to and abide by the rules and guidelines provided. -Please do not forget to turn off the lights and lock the door when you leave the house. Guest access Access is with keyless entry. Guests will receive a unique code to enter through the front door on the day of check-in. Other things to note Homestead Acres is located in a rural area. Groceries should be purchased in Clarksville ahead of arrival. This property is located in a dry county (no alcohol sales). The nearest location for this is Altus if driving east on I-40 and Blackwell if driving west on I-40.
