Welcome to our modern, coastal hideaway; ideally positioned between the family friendly front beach and the stunning Rye back-beach. The house is set back on a peaceful quarter acre block with two living areas and covered alfresco patio — perfect for large families or couples. Extra luxuries include a wood heater and ducted heating/cooling for year-round comfort. 5 minute walk to Penni Ave Distillery/Cafe where you can enjoy a coffee or a quiet drink. The space The main living area has a fantastic open kitchen with loads of counter space and highball stools. The kitchen is fully equipped with everything you need including fridge/freezer, large oven and gas cooktop, stone bench top, microwave, dishwasher, Jura coffee machine, and 8 seat dining. The lounge area has a comfy, plush couch and a large smart TV. The room then leads out onto the alfresco dining space, with a BBQ, fire pit and an outdoor shower. The theatre/games room also has a smart TV, sound bar, an array of books, Wii, toys and board games for all ages. A plush reclining sofa for perfect movie nights. For a bit of extra fun, you can find a table tennis table in the garage. Free WIFI, with streaming services accessible via your own login. The main bathroom is beautifully finished and has shower, deep bath, and hand basin with separate toilet. There is also a laundry conveniently kitted out with a front load washing machine, dryer and drying racks. There is also a fold down clothesline adjacent to the laundry. The alfresco area with gas BBQ offering a fun place to entertain in any kind of weather with sheltered dining for up to 10 people and built-in nestled within a configuration of enormous glass sliding doors which lead from the spacious open plan living inside. A lovely levelled secured backyard, allowing a safe space for the little ones to play and a private retreat for all. Whether you are looking for a family get away or an entertaining weekend this house is perfect for all occasions. SLEEPING CONFIGURATIONS: Bedroom 1 - King Bed with electric blanket / includes ensuite with large shower, twin hand basins, toilet, LCD TV, Ceiling Fan, WIR Bedroom 2 - Queen Bed with electric blanket / includes BIR Bedroom 3 - Queen Bed with electric blanket / includes BIR Bedroom 4 – 2 x Single Bed Bunks includes BIR Linen included (Bedding including sheets, pillowcases, doona cover etc. Bath towels, and tea towels). Please BYO beach towels if required. Guest access The entire home Other things to note Driveway and Parking The driveway is a bit winding with an initial steep descent but levels out by the time you reach the garage. The house and alfresco area are on one level, with only 2 small steps to the back yard. There are two-car parking bay off the driveway that can be used to turn around, so you don’t need to reverse up the driveway when leaving the property. There is a double remote-controlled lock up garage plus 2 additional car parking bays. Due to local laws and impact on neighbours, the number of cars at the property cannot exceed the parking spaces available. Guests are required to park within the property and are not permitted to park on the street (nature strip). Security For security reasons, please be aware a camera is mounted on the external facade to monitor the front entrance and driveway. There are no internal cameras. No Schoolies or Party style bookings If you book and disregard the above then we reserve the right to cancel the booking, or ask you to vacate the premises immediately, with full loss of your payment. Smoking No smoking inside the property Pet Policy Pets strictly upon request only. Where pets are permitted they are allowed inside, but not on carpeted areas, furniture or beds. Clean up waste prior to departure. Please note, if pets cause damage or mess is left on the property, additional fees may apply.
