We are here for you during your stay, but our level of interaction is up to you. We are only a phone call or message away. You and your party will be able to self-check-in upon arrival. Please remember that you are staying in a house, not a hotel. Please treat the space with respect. If any problems arise we will do our best to take action ASAP, but there is no one living on-site 24/7. For specials, promotions, deals and additional availability please contact our team at the property manager Poconos. ● Rental agreement must be signed within 24 hours of booking to confirm reservation ● Maximum occupancy is 6 guests, including children and infants (per local regulations) ● Primary renter must be at least 25 years old DOG FEE: ● $150 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed. Big Bass Lake Registration (Required): ● $52 ($50 + 4% processing fee) registration fee per group ● Additional $52 ($50 + 4% processing fee) late fee for registrations within 3 business days of check-in ● $15.6 ($15 + 4% processing fee) fee per request for any changes to registration ● Registration for same-day check-in is not permitted ● All community fees are non-refundable once registration has been submitted, regardless of a canceled reservation. Optional Amenity Passes (Seasonal): ● Weekdays: $8 per person/day ● Weekends: $10 per person/day Please note: Amenity fees, availability, hours, and access are controlled by the HOA and may change without notice. Additional notes: ● Guest profiles must be fully verified (ID required) ● Refunds subject to 6% processing fee ● $40 damage waiver applies to all reservations ● Due to the wooded setting, occasional insects or wildlife may be present despite regular pest control ● Burn bans may be issued by the community depending on conditions ● Starter supplies are provided for 2–3 nights; additional items can be purchased nearby (ShopRite, Weis, Dutch’s Market) ● There is potential for occasional noise from trains that run along the property at the edge of the lake. SECURITY CAMERAS / AUDIO RECORDING DEVICES There are 2 security cameras on site, all on the exterior of the property and in plain view: ● 1 doorbell camera at main entry door ● 1 floodlight camera at the garage overlooking the driveway By booking our home, you confirm you agree to our house rules, addtl fees & completing rental agreement within 24 hrs. ● QUIET HOURS 10pm to 7am - please be respectful of the neighbors and keep noise to a minimum during these times ● PETS - We allow dogs only (up to 3 per stay) with a fee per dog as noted in the listing description. Cats and other types of pets are not permitted. All dogs must be pre-screened and approved - please share detailed information during the booking process. Keep dogs off all furniture. You are required to clean up after them, both in the house and in the yard. Damages, stains, and excessive dog hair will result in additional charges. ● NO UNREGISTERED GUESTS ALLOWED - All visitors must be approved by the property manager ● NO PARTIES OR EVENTS ALLOWED ● DRIVE BELOW 25 MPH. Security will issue fines of $250 per ticket. ● NO FIREWORKS ● NO FOOD DOWN THE DRAIN - no disposal and property on septic ● ONLY FLUSH TOILET PAPER DOWN TOILETS ● SWIM AT YOUR OWN RISK ● NO GLASS, PETS, LOTIONS, OILS, SOAPS, ETC. IN HOT TUB ● BEARS & other wild animals - be careful, respect the natural habitat, and do not leave any trash outside ● TRASH - Please separate regular and recyclable garbage. You can dispose of all garbage during your stay by taking it to the dumpsters located directly behind the Gate House. Plastic bags should be thrown in the regular trash bin. Garbage dumpsters are open 24 hours a day/ 7 days a week. ● DISHES - Please wash the dishes, or fill and turn on the dishwasher when you check-out. ● If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back. ● Please respect the local habitat. Practice 'leave no trace' and 'pack it in, pack it out.' ● PENALTY: $500 for unauthorized late checkout. ● PENALTY: $500 minimum fine for breaking any of our house rules. NOTE: This listing requires that the guest who is booking the reservation must be at least 25 years old. You will need a car to go anywhere outside of the community. Uber and taxi cabs are available in the area, but can have long wait times or be difficult to find. We strongly recommend that you travel in an AWD/4WD vehicle. We are located in the mountains and roads tend to be sloped and can get very icy.
