Vacation home with lots of charm in the Strassertal

The historic 19th-century cottage was carefully revitalized in 2023 to preserve its original charm. We are right on the wine bike routes Riesling tour and Zweigelt tour. The wedding venues in the town center can be reached on foot in about 1.5 km via a walking path illuminated at night. We don't need air conditioning, even in the height of summer it's pleasantly cool in the house thanks to the thick stone walls! The space You use the entire living area (about 95 m²) as well as the large partially covered outdoor area alone. Bedroom: approx. 25 m², large double bed and, if necessary, 2 additional sleeping options in the extra bed (possible in terms of space both in the bedroom and in the living room, we use 90 × 200 Flexa bed and an 80 × 190 Flexa guest bed as an extra bed). 5th and 6th person possible on request (on the fold-out couch, with topper). Living room: approx. 25 m², 2 sofas, fireplace, well-stocked bookshelf Kitchen-living room: approx. 25 m², large dining table, fridge/freezer combination, stove, dishwasher, coffee maker, kettle, toaster, etc. Bathroom: tub, shower, washing machine, separate toilet Spacious anteroom, spacious pantry Due to the thick stone walls, it is pleasantly cool inside in summer, without air conditioning..... The large covered outdoor area is also inviting in rainy weather. Access to outbuildings and the basement as well as the attic is not permitted. Other things to note In the village there is a bakery, butcher with snack bar, coffee house, inn, wine shop and seasonal wine taverns (opening times according to the wine tavern calendar). Supermarkets and drugstore are about 3 km away. We are located directly on the walking path/bike path, via which you can always walk along the Gschinzbache on foot or by bike to the town center (about 1.5 km), past horse paddocks, grazing sheep and beautiful gardens. The Riesling tour wine route and Zweigelt tour lead right past the property. The ruin Falkenberg is in the immediate vicinity. Grafenegg Castle can be reached in a few minutes by car, as well as the Germanendorf in Elsarn. Numerous other excursion destinations (Wachau, Kittenberg adventure gardens and Noah Ark in Schiltern, Loisium, Amethystwelt Maissau, the city of Krems an der Donau ...) are in the range of less than 20 minutes by car. Vienna can also be reached in under 1 hour. Summer: The outdoor swimming pool Hadersdorf is only 3 km away, and you can also reach Kampbad in Langenlois in minutes.
